Large 5 bedroom/3 bath, vaulted ceilings and loft which is great for kids. House was renovated in Spring 2020 with comfortable furniture, beds, memory foam mattresses, kitchen appliances (stainless steel dishwasher, stove, microwave and fridge) dishes, towels, bed linens are all high quality and new. Our dining area seats 8 plus there are 3 bar stools. There is also a new air hockey table to enjoy when you're looking for something fun to do indoors. Also included is a 26 ft covered boat slip. Not only are the views incredible, but the swimming and dock side lounging is great as well. We will provide a lily pad and paddle board for you to enjoy. Huge deck is perfect for a gathering, dining and a great place for your morning cup of coffee. Also available is a Flat Iron Premier Gas Grill for all your cooking needs.

Our home features new zoned central air conditioning & heating, on-site washer and dryer plus free-wifi.

Bedding: Our home has one (1) king bed, three (3) queen beds, two (2) twin beds (on a bunk bed system) and two (2) single beds plus a pull out futon in the loft area. A pack and play is also available.

My husband and I have 2 children and love to spend family quality time at the lake. Over the years we've rented many lake houses and back in Spring 2020 we decided it's time to invest in our own vacation home in the Lake of the Ozarks. We have worked very hard to renovate this property so our guests can enjoy our home as much as we do. In Spring 2021 we purchased our next property in Branson and did a full renovation. We would love to host you so you can make memories with your friends and family that last a lifetime.

Policies and Rules

Check In: 4PM - 4PM

Few days prior to check-in guest will receive the code for the keyless entry pad lock plus the code for the alarm system.

Minimum age limit for renters: 25

Drivers license will be required to show at time of booking. Guest is not allowed to book for anyone else.

Maximum occupancy: 12

House Rules

The amount of people that are booked for the reservation is the maximum amount that can stay over. If this rule is broken you will be charged an additional $10/person per night.
Lilypad must stay at the dock and cannot be taken out for boating.
No jumping off dock into boat slip as there is a boat lift submerged.
Please do not take the white bathroom towels outside. There are pool towels in the basement for your use.
No glass on dock.
Anyone under the age of 12 must wear life jackets at the dock.
If you are bringing your own boat, please remember our cove is a no wake zone. Please give notice if you plan to bring a boat.
Do not use the fireplace.
Tap water is well water. Recommend stocking up on bottled water from the local store.
The house is on a septic tank. To prevent any disruption to your stay please do not flush anything but toilet paper down the toilet.
No smoking.
No pets inside house or on the property. If rule is broken the full deposit will be taken.
No parties. To be respectful to neighbors quiet hours start at 11 PM. This is a family friendly cove and many full time residents live around us.

Payment Policy

You will be required to pay for half the booking up front and the remaining amount 10 days before check-in.

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

100% refund if you cancel at least 14 days before check-in.
50% refund if you cancel at least 7 days before check-in.
No refund if you cancel less than 7 days before check-in.

Notes

If a pet is brought on the property there will be an automatic loss of $500 deposit and owner has right to cancel with NO refund.

If there are any damages that are not disclosed at or prior to check-out there will be an automatic $100 fee taken from the deposit in addition to any damage or theft fees.

If no smoking policy has been broken there will be an automatic $250 taken out from the deposit.
