Policies and Rules
OCCUPANCY: The Maximum Occupancy for this property is FOUR persons. The person booking the vacation reservation is the Responsible Party and must be at least 21 years old. The premises may only be used by the persons named in this agreement. Subletting or transferring use of the property is not permitted. No additional accommodation is permitted on-site such as tents, caravans, campervans.
PARKING: You may park in the parking garage or in the driveway. All vehicles must be parked within the property boundary. Occupant and visitor cars cannot be parked out on the street or on nature strip areas. No boats, trailers or RV’s are allowed.
CHECK-IN: Check in is after 3:00 pm, unless other arrangements have been made. There are no discounts for late or missed check-ins.
WALK THROUGH: Once inside, please do a walk through to inspect all parts of the property for any damage (to avoid being penalised for damage that may have occurred prior to your stay). If the premises appear dirty or damaged upon check-in, please let the owner know immediately.
CHECK-OUT: Check-out must be completed by 11:00 am. Refer to the check-out instructions in the property handbook. Your door access code will expire promptly at 11:00 am. There are no discounts given for early departures.
CLEANING FEES: The cleaning fee covers the sanitising and setting up of the premises prior to your stay. It also covers laundering and sanitising of the premises after your stay.
WILDLIFE AND INSECTS: La Boheme is nestled in nature. As a result the owners are not responsible for encounters with insects or animals in their natural habitat.
PETS: Pets are not allowed at La Boheme. If you have a service animal, it is imperative that you let us know prior to your reservation as there are extra steps that must be taken. While we cannot exclude for service animals, we do highly suggest that you consider a different property for vacationing as this is not an animal friendly property with plants on the property being toxic for pets.
BBQ: The guest agrees to suitably clean the barbeque if the guest uses said barbeque. The guest acknowledges that an additional charge of up to $150 may be incurred if the barbeque is left in a state of un-cleanliness and additional cleaning is required.
WASTE AND BINS: All waste is to be placed into the bins provided prior to leaving. Bins are to be taken out to the curb on Monday nights for bin collection on Tuesday mornings.
NO SMOKING INDOORS: There is absolutely no smoking indoors at La Boheme. All smoking must be outside. By smoking inside you will automatically forfeit your deposit.
STREAMING ACCOUNTS: If you sign in to your own personal streaming account (ie. Netflix, Disney+, etc.) on any of the property’s streaming devices, you need to sign out of your account prior to checking out. Failing to sign out puts your account at risk as there is no way to prevent the next guest from using your account and/or making changes to your account. Owner is not liable for any damage to your streaming account as a result of your decision to sign into La Boheme devices with your own account.
QUIET HOURS are 11pm to 7am as per Mornington Peninsula local laws. Please be extra courteous when there are people staying in the nearby studio "La Cabine" as noise travels from the deck in particular.
LOCAL LAWS AND CODE OF CONDUCT: You and your guests must be considerate of our neighbours and their right to the quiet enjoyment of their home and property. Be friendly, courteous, and treat them as you want to be treated. If excessive noise or disturbances occur, resulting in notification by police or neighbours, you will forfeit your deposit and be evicted with no refund. A copy of the Mornington Peninsula Code of Conduct is displayed at the property.
COVIDSAFE SETTINGS: By signing this agreement you agree to follow the public health orders. Please make sure that all guests sign in with the QR code at the entrance of the house and that your vaccination status is in accordance with the rules.
CARE OF PREMISES: You agree to use all electrical, plumbing, heating, ventilation, appliances etc in a reasonable manner. You will not make any changes to the premises and you agree to keep all areas of the premises clean, sanitary and free from any accumulation of debris, filth, rubbish, and garbage, and ensure everything is disposed of properly.
CLEANING REQUIREMENTS: Staying in a house is different than staying in a hotel. We do not offer “housekeeping” or “maid” service. While you are not required to do any vacuuming, mopping, cleaning bathrooms or making beds, we DO ask that you at least clean up after yourself and your guests. Wipe up spills, crumbs, sand, etc. If you think you may have stained something, or soiled something excessively, please contact the owner for further instructions or at least leave a note for the cleaning staff. Follow the check-out instructions provided with the house rules.
DAMAGE & REPAIRS: Please contact us immediately if something gets broken during your stay, even something as simple as a glass or plate, or if something gets stained to the point of needing to be taken out of service. This helps to keep track of inventory so that sufficient supplies are being provided for the next guests. In the event that something has been overlooked or something is not working as it should, it is your responsibility to let us know - if you do not report the problem we cannot get it fixed. Guest(s) agrees that the owner, a hired repair person, or building maintenance person may enter the premises for the purpose of making necessary repairs or maintenance if the repair is urgent.
SECURITY NOT GUARANTEED: The doors of the premises shall be kept locked at all times. Please contact the owner immediately if the locks are not operating properly. The owner is not liable or responsible in any way for loss or damage to articles or property belonging to you or your guests.

Please be aware that we have external security camera looking towards the entrance gates.
SECURITY DEPOSIT: A $400 security deposit will be collected at the time of booking. The deposit shall be refunded within 14 days of the check-out date provided no deductions are made due to damages to the property or furnishings, any mess requiring cleaning above and beyond the fee already paid to the cleaning company, and/or any evidence of rule violations by you or your guests (occupancy limits, age, animals, smoking, BBQ or fire use, parties, events, quiet hours, local laws infringements). Any damages exceeding the security deposit will be paid by you and any litigation, if necessary, will be handled in court.
LIABILITY AND RESPONSIBILITY: You agree to be responsible and liable for, and by, the actions and safety of every person in your group. You, and your guests, shall indemnify and hold the owners of La Boheme free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death or property damage sustained by any person including you or your guests, where such injury, death or property damage is caused by negligent or an intentional act by you or your guests.
