- OCCUPANCY: KC Coastal is designed to accommodate up to four (4) guests, including children and infants. No more than 4 guests are allowed to reside in/on the premises at any given time. Florida maintains strict Innkeeper Rights Regulations relating to occupancy limits. Occupancy violations will result in immediate removal of all guests from the property and denial of access without a refund. - EARLY CHECK-IN or LATE CHECK-OUT: We are happy to accommodate early check in or late check out requests when our calendar has availability. Please arrange your request with your Host ahead of time! Please note, there is a $50 Early Check In Fee that will need to be arranged prior to the day of arrival and a $50 Late Check Out Fee that will need to be arranged prior to the day of departure. - ANIMALS & PETS: We love our pets, but the Inlet Sands HOA prohibits pets of guests on the premises. To ensure an allergen-free home for all of our guests, we have a strict animal policy. Inlet Sands is a condo community and there are shared exterior spaces. Animal violations will result in immediate removal of all guests from the property and denial of access without a refund. - MINIMUM AGE: The minimum age to rent this unit is 25 years old. - NOISE: Guests should not create excessive noise at a level that disturbs neighbors. Code-enforced neighborhood quiet hours are from 10:00PM - 8:00AM. All residents and guests shall refrain from any activity that disturbs other residents during this period. Guests violating this policy will be asked to check-out immediately, with no refund. - PARKING: Parking is limited to one (1) parking space per unit, however two (2) vehicles can park behind each other in tandem. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. PARKING PASSES are located inside the unit. Guests must display the parking pass on the front dash of the vehicle at all times. Please leave the parking passes in the unit upon departure. Missing passes upon check-out will result in a $25 Parking Pass Replacement Fee. - HIGH SPEED INTERNET: Internet is provided as a convenience only and is not integral to the agreement. No refund of rate shall be given for outages, content, lack of content, or personal preferences with regard to this service. - ENTERTAINMENT: A Smart HD TV is available for you to log into your personal streaming app accounts. Please be sure to logout of your accounts upon departure. KC Coastal is not responsible or liable for unauthorized purchases after your departure. No refund of rate shall be given for outages, content, lack of content, or personal preferences with regard to this service. - HOUSEKEEPING: There is no daily housekeeping service. While linens and towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens be taken from the unit. A STARTER SET of the following is provided: Toilet Paper (2 rolls), Paper Towel (1 roll), soap bar, shampoo, conditioner, dish soap, and dishwasher pods. - GARBAGE: Any garbage must be stowed in the proper dumpster receptacle located outside to the northeast corner of the building. All garbage should be removed from the unit and placed in this dumpster prior to departure. - BALCONY: The hanging of bathing suits, towels, etc. OVER the balcony railings is prohibited. Please use the provided hooks for drying wet beach clothing and towels. No grilling or cooking is permitted on the balcony. - COMMUNITY POOL: Please adhere to all posted rules of the community pool, including pool hours; 8:30AM - 8:30PM (Dusk) from April - October and 10AM - 5:30PM (Dusk) November - March. A pool code will be sent with your arrival materials. NO LIFEGUARD ON DUTY, ENTER AT YOUR OWN RISK. a. Keep pool gate closed at all times b. No cooking in the pool area. There is designated grilling in the gazebo area c. Do not remove lounge chairs from pool deck d. No glass in pool area e. No roller-skating, roller-blading, or skate boarding allowed in pool area f. No smoking in the pool area g. Place trash in trashcans h. Shower prior to entering the pool i. Any child who is not potty trained must wear a swim diaper or other protection when in the pool j. The use of the pool is restricted to no more than four (4) guests per unit - TAXES: Due to the surge in tourism in Walton County (hooray and welcome!), the rise in short-term rentals, and the city's hotel shortage, we are required to register and collect a Tourist Development Tax (aka Tourism Tax) which is 5% (effective 1/1/20) of the nightly rate and cleaning fee. This mandated tax is collected upon booking. - ADDITIONAL RULES: a. Please do not run the air conditioner with doors or windows open. b. A Fire Extinguisher is located under the kitchen sink for emergency use. c. The use of glitter or confetti is NOT permitted. Evidence of leftover or spilled glitter and/or confetti will result in an Excessive Cleaning Fee of $100. d. The use of tape, push-pins, tacks, nails, etc. to hang anything (banners, signs, posters, photo backdrops, games, etc.) from anywhere in the property is prohibited. e.
