Kane Cabin is in a quiet, residential neighborhood. No parties, loud gatherings, large groups or events are allowed. Only booked guests can be there at any time; maximum of 10 guests at all times. If unauthorized guests arrive and more than four cars are in the driveway, Guest will be contacted and told to leave the premises. Reservation will be cancelled immediately and there will be no refunds. If necessary, local police will be dispatched to the property.

No, our place is NOT pet friendly. Due to health issues of two of our family members, we are exempt from the ADA and FHA requirements for providing accommodations for ESAs and/or service animals. If a guest brings any animals on property and/or into the house, their reservation will be cancelled immediately without refund.

Maximum number of guests allowed at all times is 10. Visitors or unregistered guests are strictly prohibited. Violation of this house rule will result in eviction with no refund.
House Rules
By booking, guest agrees to pay an additional security deposit of $1250 prior to check in. Booking guest acknowledges that access to property will be denied until deposit is paid in full or reservation is forfeited without refund. Payment is collected via Houfy and is potentially fully refundable if all rules are honored. Refund is dependent upon ALL guests in the group honoring all House Rules, and is initiated after check out and after all payments have cleared. Our hope is to provide a full deposit refund because the stay went smoothly.

Third-party bookings are prohibited. The guest whose name is on the booking must be the person checking into the property and must be staying on property throughout the entire reservation period. We do not allow reservations made on behalf of another person or group.

NO PARTIES OR LOUD GROUPS. The maximum amount of guests allowed inside and outside the property is 10 preregistered guests at ALL times. Our HOA allows a maximum of 4 cars in the driveway. We have security cameras and will know if this rule is broken. If rule is violated, your reservation will be cancelled immediately, your group will vacate the property, and there will be no refunds.

Guests must respect quiet hours from 10PM to 8:00AM.

There are security cameras at the front door, driveway and back patio. These are for security and for insurance purposes. If any security camera is tampered with, covered up, or disabled, it is grounds for immediate eviction and no refund will be given.

There is a strict “NO SMOKING ANYWHERE ON PROPERTY” policy. Guests will be fined or evicted for violating this rule.

No pets and no animals allowed anywhere on property. Guests will be fined and/or evicted for violating this house rule. We are unable to accommodate service animals as it is a health and safety risk to immediate family members who are frequent guests. Please be respectful of this rule for the safety of our family.

Please no wet towels or wet bathing suits on furniture.

Guests under 21 years of age must be accompanied by a parent or guardian for the duration of the reservation.

No commercial photography, recording or filming is permitted on the property.

Tents or other structures may not be erected.

Owners are not responsible for lost or stolen items. Although the property is in a safe, low-crime area, guests should use reasonable caution and always lock vehicle doors and the doors to the house when away from property.

The boat parked at the boat dock during the summer months is off-limits and NOT included in the reservation. If the boat is tampered with or any guests board the boat, it will be considered criminal trespassing and criminal charges will be filed.

Check in time is 3PM. Check out is promptly by 10AM. Early check in or late check out must be requested in writing and will not be granted unless you receive written permission from the host. Guests without written permission for late checkout, who do not leave the premises promptly by 10AM on check out day, will be charged $25 per minute past check out time.

During winter months, the driveway is plowed at the owners' expense during snow storms. Also, the green staircase leading up the house is shoveled and sanded prior to the guests' check-in date. During guests' reservation period, snow removal for the driveway is provided. However, guests will be responsible for shoveling the stairs. A shovel and sand are provided.

Payment Policy
100% due at booking. ID required that matches name on credit card. The person booking the reservation must be present and staying on property during the duration of the reservation, as no third party bookings are allowed.
Refundable Damage Deposit
The deposit is a potentially refundable fee, based on honoring the House Rules, no missing items, and leaving no damage. It is always our hope that all goes smoothly and there’s nothing unexpected, so we can fully refund within 7 days of your check out. Thank you!

Cancellation Policy
Due to the nature of the vacation rental business, we cannot accept cancellations occurring less than 30 days to the arrival date. We are unable to provide a refund unless we are able to rebook the property, in which case we will refund an amount equal to any subsequent rental less a $100 handling fee. If a cancellation occurs prior to 30 days to arrival, a refund will be issued less a $100 handling fee.

To protect your vacation investment, we strongly recommend you obtain trip cancellation/interruption insurance in case of emergency/bad weather, storms/snow/ice, Covid-19 bans/restrictions, death in the family, air travel issues, health problems, etc. If you must cancel for any of these reasons, No refunds will be given unless there is a mandatory evacuation in the Farmington, NH area.
