Other Things to Note:
Home has 2 parking spots assigned - one in garage and one in front of garage. If additional parking is needed, guest spots are the non-numbered spots found around the neighborhood. The garage will hold a vehicle that is maximum 19.5 feet high, 92 inches wide and 81 inches tall.
Stays over 28 days require a signed lease agreement and copy of state issued ID.
We provide one garage door opener. There will be a $75 charge if this is lost or not returned.

This property requires a $59 non-refundable damage protection coverage that you will see listed as a "administrative fee" on your quote. This protection is purchased in lieu of a cash deposit and covers you up to $1,500 in damages. We will happily substitute this charge for a fully refundable $500 security deposit upon request. Policies and Rules
2. ENTRY. The Landlord shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of any repair, modification, alteration, installation, or other reasonable action, so long they provide at least six (6) hours’ notice to the Guest.
3. MAINTENANCE. The Guest shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guest agrees that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings or if the property requires excessive cleaning. Please do not rearrange furniture, décor or other items to include items in cabinets, drawers, closets, etc.
4. OCCUPANCY LIMIT. The rental rate is based upon a maximum occupancy of seven (7), to include visitors. Being over the occupancy limit at any time is a serious violation and breach of Agreement, and the Landlord reserves the right to deny access or to have the premises vacated with no refund of monies.
5. LIABILITY. The Landlord is not liable for any loss or damage to the personal property of the Guest or their guests, unless the loss is a direct result of the Landlord’s action. The Guest is liable for the acts of anyone listed in this Agreement in addition to any guest that they should allow on the Premises. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired. Guests agree that use of the kayaks, paddle boards and bunk beds are at their own risk.
6. SMOKING. Smoking is not permitted in the vacation rental. Cigarette butts must be disposed of properly and not thrown on property grounds.
7. ACCIDENTAL DAMAGE. If there are spills/breaks/issues that cannot be fixed by the Tenant, the Tenant will notify the Landlord immediately to prevent further damage and ensure the premises will be ready for the next Tenant.

9. EARLY/LATE CHECK-IN/OUT. Sometimes we may be able to accommodate early check in or late check out. If we can offer either, we charge an additional $75 for each.
You will receive a 50% refund if you cancel greater than 7 days before check-in.
Any cancellation 7 days or less before check-in will only receive the security deposit and cleaning fee.
Moving a booking less than 14 days before check-in is not allowed. Guest must cancel and re-book.
