Enjoy a retreat for two in Sunrise Beach with all the amenities you can imagine! The Powell Guesthouse Cottage is located in a private subdivision at the 8MM in Sunrise Beach, MO. The Guesthouse was the personal living space of the owners for 5 years, and they are now opening this space up for you to enjoy. Great views, privacy, hot tub, and lots of outdoor spaces as well as having access to the swim dock and the waterfront as well.

The owners or other rental guests may stay in the Lakehouse, closest to the lakefront, have their own personal outdoor area and their own hot tub. You, the Guest, have the same private areas (outdoor spaces and hot tub) at the Guesthouse as well. The owners use to rent the Lakehouse and live in the Guesthouse since 2014. They put everything they didn’t have in the Lakehouse into the Guesthouse like a 55” TV, king size therapeutic mattress, large kitchen, outdoor TV, outdoor speakers, front load washer and dryer, and walk in shower. Now it’s your chance to stay in the owner’s space while they update the Lakehouse below. The views at the top of the property are amazing! You are welcome to use the upper deck called the ‘Monkey Bar” as well.

The neighborhood is a nice place for a walk to see wildlife, paved surfaces for a morning jog, or inquire about our his/her bikes to cruise in the area. RENTAL AGREEMENT FOR POWELL GUESTHOUSEHOUSE
This short term rental agreement is made by and between John & Kim Powell (homeowner), and the person(s) applying for the rental lease.
For good and valuable consideration, the sufficiency of which is acknowledged, the parties herby agree as follows:
1. PROPERTY: the property is located at 33062 Fairglen Road, Sunrise Beach, MO 65079 at the end of Lake Road 5-33. The rental is located under the garage and is fully furnished. You will have access to the boat/swim dock and 2 kayaks which you will share with the owners and other guests.
2. RENTAL PARTY: the rental party shall consist of Guest and the following persons listed on the rental application and agreement.
3. MAXIMUM OCCUPANCY: The maximum number of guests is limited to 2 adult persons only.
4. RENTAL RATES: Rental rates are based on a per night basis with a 2-night or 3-night minimum. Check in is after 4pm, unless prearranged with the owners, and check out is strictly enforced by 11am. It is imperative that check out time is followed in order to clean the property for the next guest. A fine of $50/hour will be deducted from your security deposit past the checkout time.
5. RENTAL RULES: All guests agree to abide by the rental rules as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6. ACCESS: There is a key box located under the stairs. Guest shall allow homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
7. DAMAGE DEPOSIT: The deposit of $100 is for security and reservation purposes. The deposit amount will be collected or if paid by check, cashed, and held by the homeowner. The deposit shall be refunded within 14 days of the check-out date provided by no deductions are due to
a. Damage to the property or furnishings
b. Dirt or other mess requiring extra cleaning
c. Lost key fee of $150
d. Any other cost incurred by the homeowner due to the guest’s stay
8. CANCELLATION POLICY: If Guest wishes to cancel his/her reservation, the amount paid will be refunded as follows:
a. 100% if cancelled within 30 days
b. 50% if cancelled within 14 days.
c. 25% is due now, 75% is due 30 days prior to check-in.
d. If balance is not paid on time, the security deposit will not be refunded if Guest cancels.
e. If the remaining payment is not received at least two weeks (14 days) before the trip starts, the booking will be automatically canceled, and no refund will be issued.
f. NOTE: No refunds will be given for bad or inclement weather (i.e. Rain, snow, etc.)
9. PROPERTY PROTECTION INSURANCE: Accidents do happen. We recommend all renters to purchase a Property Protection Policy for $59 which will cover any damages up to $1500. This policy is with a 3rd party insurance company and all questions should be directed to CSA Travel Protection and Insurance Services (877) 880-0975.
10. PET POLICY: Pets are not allowed.
11. INTERNET POLICY: Wireless Internet service is available on the premises and is password protected. Guest is prohibited to give this password to anyone except those under this agreement during their rental period. Internet usage is provided as a convenience for the Guest and all users accept sole responsibility for their actions while using this convenience and follow appropriate netiquette.
12. SECURITY: Be aware there are security cameras on the property. For your privacy, there are no indoor cameras during the rental period, but some outdoor cameras will be active for purposes of a safe and secure environment. Owners reside in a separate house on the property.
13. LIMITATION OF LIABILITY: The homeowner, landlord and property manager are not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or the Rental Party’s visitors while on the property. The homeowner, landlord and property manager are not responsible for the loss of personal belongings or valuables belonging to any member of the Rental Party or Rental Party’s visitors while on the property. Guest agrees to assume the risk of any harm arising from the use of the property.
UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL THE HOMEOWNER, LANDLORD OR PROPERTY MANAGER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL HOMEOWNER, LANDLORD OR PROPERTY MANAGER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEEMENT, EVEN IF THE HOMEOWNER, LANDLORD OR PROPERTY MANAGER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.
14. INDEMNIFICATION: Guest acknowledges that the use of the property by the Rental Party and Rental Party’s visitors is entirely at their own risk. Guest will indemnify and hold harmless the homeowner, landlord and property manager from any and all expenses, damages, suits, actions or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property or the failure of any member of the Rental Party or Rental Party’s visitors to observe the Rental Rules set forth in this agreement.
15. HOUSEKEEPING: There is no daily housekeeping service. The following housekeeping duties is expected by all guests:
a. The premises include a washer and dryer. Do not take towels or linens from the property. We do supply beach towels, bath towels, kitchen towels, along with blankets and bedding for all beds. Wash all property towels and linens as needed. Strip any sheets from beds used on the last day of your stay.
b. There is not trash service. Remove all trash to the plastic barrel outside provided. If trash exceeds the barrel with lid securely in place, it is the Guest responsibility to dispose of trash to a local trash facility, such as a gas station, and incur any cost of such refuse. Usually gas stations charge ($5) per bag of trash. Do not burn trash on premises.
c. The premises include a dishwasher and dish washing facilities. We do supply dishes, glasses, microwave, coffee maker, toaster oven, toaster, pots and pans, and most needed kitchen items. Keep items clean and in working order. Place only clean dishes in the cabinets and wash any larger or non-dishwasher safe items by hand. On the last day of your stay, please run the dishwasher with any dirty dishes and return clean dishes to the cabinets.
d. The premises include a vacuum, broom, dustpan, steam mop, and Swiffer mop. Use as needed to avoid extra cleaning fees.
e. The premises use a septic system and well water. Do not dispose of feminine products, wet wipes, or other objects, food, or grease in toilets or down sinks. Refrain from excessive water usage. There is an outdoor shower in addition to an indoor shower. We have installed a reverse osmosis water filtration system in the kitchen if you are not use to drinking well water. Please use this filtered water when using the coffee pot.
16. RENTAL RULES:
a. Smoking is NOT allowed in the house under any circumstances.
b. People other than those in the guest party set forth above may not stay overnight in the property. Any other person(s) on the property is the sole responsibility of the Guest and day visitation must be cleared ahead of time by the owners.
c. Must be at least 26 years old or accompanied by an adult.
d. The homeowners (John Powell and Kim Powell) are not responsible for any accidents, injuries, or illness that occurs while on the property or its facilities.
e. The homeowners (John Powell and Kim Powell) are not responsible for loss of personal belongings or valuables of the Guest(s). By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises and/or property or others whom they invite or acquaintances to use the premises and/or property.
f. No parties, no fireworks, and/or no disruptive behavior(s) allowed on the property.
g. We are a family neighborhood. Quiet hours are from 11pm to 8am.
h. Keep the property and all furnishings in good order
i. Only use appliances and furnishings for their intended uses.

Notes
Please use plastic or aluminum cans when drinking around the hot tub and at the lakefront, especially the dock. Too many bare feet during the summer and this keeps everyone safe.
We are a no smoking property. Please no smoking inside the house, this includes vaping. We have set an ashtray outside on the patio for you. You are free to vape and smoke outside only.
The guesthouse is for two adults only, sorry no kids, and no pets. It is your chance to get away from these responsibilities and enjoy the lake. Let us know if you are celebrating a special birthday or anniversary and we will leave you something special for the occasion.
There are security cameras outside particularly, the driveway and staircases for safety reasons only. There are no security camera in or near the Guest’s private outdoor spaces.
The owners usually stay in the lower lakehouse or it is also available for rent. The way the property is designed, the Guesthouse sits at the top of the hill and the Lakehouse sits closest to the lake. Both owners/guests or guests/guests from the Lakehouse and the Guesthouse share the dock. The dock has two separate seating areas. There are two kayaks, two paddle boards, and two large lily pad mats. The way the property is set up, Guesthouse guests will walk down the concrete path to the dock.
CLEANING FEE is included in the price of the nightly rate. The owners pride themselves on being super clean and fully stocking the Guesthouse with everything you would need including trash bags, paper towels, laundry soap, shampoo and toiletries, dishwashing soap, hand sanitizer and even toilet paper!
The owner is a cook, so she has stocked the kitchen with more than the basics and even has a fresh herb garden lakeside if you need thyme, rosemary, mint, dill, parsley, or oregano.
