Hillside Cottage - Gatlinburg

I know, rules are over rated when you're on vacation, but as a host, our aim is to ensure that you have a great experience making lasting memories at our home. These rules help ensure that each guest will have the same great experience in the future.

By booking this home and/or signing the rental agreement, you are agreeing to follow all of the house rules listed below. We have spent countless hours making sure this home is a perfect fit for you and our future guests. We take pride in our home. We are Veteran owned and operated.

25 yrs or older to rent this property unless receiving prior authorization. 

Our refund policy is firm. We will not issue a refund for weather conditions/events outside our control. Please consider purchasing travel insurance to protect your trip. 

This home is located in a centralized location, but still in the mountains. No 4x4 needed to gain access to the property, but please be careful when traveling. Expect to see tons of wildlife during your visit so please supervise all children when on our property.

Do not feed any wildlife.
Do not leave food or trash inside your vehicle or outside on the front porch or decks. There is a trash can located on the top deck. Please place all trash in the trash can.
Lock you vehicles at all times. We are not responsible for any items stolen or damaged.
No parties or large gatherings. Our property can only accommodate up to 6 guests at a time. If there are more than 6 guests, you will be asked to leave and no refund will be given.

No pet(s) allowed on the property. If we become aware there are pet(s) on the property, you will be asked to leave with no refund given and an additional $150 pet cleaning fee will be charged.

If there are any items damaged or stolen, you will be responsible for repair or replacement cost.

Wood burning fireplace is ONLY permitted to be used between October - February. All children must be supervised while utilizing the fireplace

Please be mindful and respectful of your nose level.

We do have exterior cameras on the property for our protection and yours. If you are caught tampering or disconnecting the cameras, you will be asked to leave with no refund given and an additional fee of $200 will be charged.

Smoking of any kind, including vaping, is strictly PROHIBITED inside the home. If there is evidence of smoking of any kind, you will be charged an additional $150 deep cleaning fee. Please clean up after yourself.

We understand that there may be times when weather conditions may affect your travel. It is your responsibility to monitor the weather conditions prior to your arrival. No refunds for any weather, power outages, acts of God, natural disasters, wildlife/bugs, or anything beyond our control.

No early check-in unless authorized. This will be authorized by our cleaning crew.
