Million dollar views from this hilltop cabin on 57 acres is yours to experience all to yourself! Romantic and secluded with Grand Views in all directions. Perfect for a "getaway from it all".
Just a short drive to Main Street shops and wineries, this is home away from home with blazing fast Starlink internet.
Soak in the luxurious hot tub or in the cowboy pool under the Texas sky, star gaze, ride the trails in the Kawasaki Mule, hike and explore or just make memories around the fire pit.
The cowboy pool is 10' in diameter and 2' deep for cooling off. The Cowboy Pool is filtered and chlorinated. The cowboy pool currently is not heated but the heater/chiller is being installed Mid-November 2023. The heater is intended to heat the pool in early spring when the water is to cold. The chiller will also keep the water cooler in summer, however, we have not experienced the water to get above 85 degrees in the summer months.
You have access to the entire property and this is the only cabin on 57 acres! You have total privacy wit no cabins next door unlike others in the area. You have complete access exploring, hiking and experiencing the entire property during your stay. Rent the Kawasaki mule for full enjoyment. The location of GWR is considered a micro-climate due to the deep valleys that create shade and is usually 3-5 degrees cooler than San Antonio, Austin or Dallas. GWR is even cooler than DT Fredericksburg.
An owners greets all guests upon arrival and gives a short tour of the property. We want to ensure that you found the property as it's very large and there are many private ranch roads in the area where you could get lost. It's best to use the Waze app for directions.
Furnished with a 1-bedroom loft including a king bed and half bath. A full bath downstairs with a queen sofa bed, there is an optional ottoman sleeper that can be brought in, if requested and folds out to a twin if you need additional sleeping quarters or if an elderly person can't climb stairs (this sleeper would be placed against the back door which is really never used), the second room is a "HIDEAWAY" finished attic with 3 twin beds - two of the beds can be combined to make a king upon request (this area has an attic stair that pulls down to access this area and closes off once you are up in the hideaway (this is a very cozy space with a mini-split ac/heater). Grandview Cabin has all the amenities of a home away from home. The cabin is right around 1000 sf total with A-Frame ceilings which makes the downstairs feel larger than it is, the loft is 240 sf and the hideaway is nearly 240 sf as well with A-Frame ceiling.
The kitchen has gorgeous granite counter-tops, tile back-splash, standard size appliances, garbage disposal and FILTERED REVERSE OSMOSIS WATER at the sink. The kitchen is fully equipped!
The living area has a queen sofa bed; a 65” Samsung flat screen Smart TV with Dish Satellite with sound bar, the TV console has games in the left side cabinet; 4 bar stools that pull up to the peninsula and a large table with bench-style seating for 6. There are two custom rocking chairs with a lamp table and walkie talkies for exploration on the property.
We offer a washer and dryer for stays longs than 2 days upon request. The washer and dryer are located in our metal building (Barn) at the top of the road to the cabin.

The downstairs bathroom is a full bath with shower, sink and toilet. Extra TP is under the sink.
The upstairs loft has a king bed and half bath with barn door for privacy from the downstairs.
The " Hideaway" is a finished attic area with three twin beds and a mini-split AC. THIS AREA IS ACCESSIBLE BY A DROP DOWN STAIR from the loft area. Two of the twin beds can be pushed together upon request to make a king. There is a sliding door that closes off for safety of this area.
The large wrap around porch/deck has 4 bar height chairs to sit back in and a picnic table with an umbrella with 6 stools to enjoy the view or relax with family and friends. The massive hot tub sits on a new 20X 20 deck near the picnic table. Next to the cabin is an off-set half circle area that hosts a custom 6' fire pit for grilling, marshmallow roasts or relaxing in the evening. (WE PROVIDE YOUR FIREWOOD). There are 6 Adirondack chairs to sit around the fire pit (these are under a cover next to the porch) and throw blankets in a tub in the trunk on the porch for chilly nights. A stone throw away sits the observation deck/lounging deck with all new polywood furniture loungers and table, new picnic table and stools. Connected to the lounging deck is our new Cowboy Pool (CB) deck with a 10' in diameter CB Pool. The CB Pool will be filtered and has a chlorine floater. This pool will not be heated as we have the hot tub for cool nights.
The UTV Kawasaki mule is available for rental to explore the entire property. The fee is $350.00 for your entire stay and you must be over 25 to rent the mule. Please DO NOT drive the mule through an area on the ranch that retains water for wildlife. The mules intended use is driving the property for exploration on existing trails. No excessive speed or mudding is allowed.
In case of a power outage we have a 24K Generac. When the Generac is running the hot tub will not be operational until power is restored and other large electric appliances should be used sparingly as to not over work the generator.
We provide the following for your stay:
1. One bag of ice in the freezer as the ice maker sometimes can't keep up; (Freezer has reverse osmosis connection to water line).
2. Bathroom amenities; shampoo, body wash, conditioner, loofah pads to bathe with, disposable face wipes for make-up, disposable bags for feminine products (we are on septic), towelettes to wipe your hands (no one will share a hand cloth), and tooth brush and paste if you forget yours.
3. Your firewood (the fire pit is not allowed if in burn ban).
4. Propane for the Weber gas grill (an extra bottle will be stored in the trunk by the barn).
5 We have a cabinet with a variety of grilling spices for your use.
6. A Celestron Starsense Telescope for Dark Sky viewing with an iPhone for access to the app (this phone is only for the telescope and does not have phone service). If phone disappears there is a $300 fee charged for the phone.
7. We provide breakfast (items are left in the refrigerator and you cook at your leisure). Eggs, biscuits, sausage, bacon, pancake mix, butter, jelly, syrup, coffee, orange juice, sugars and creamer for coffee. We provide hot cocoa in the winter months.
Rates for this property are based on 2 guests, additional persons beyond 2 will be charged $45 per person per night.
There are 2 cameras/recording/audio devices 24/7 at the barn mounted one the right and left eves of the roof line for security of our barn and one on the road coming into the barn area mounted on a tree; there are still cameras at each deer feeder for our wildlife census for exemption; there are NO cameras/recording devices at the cabin, on the decks or hot tub/pool area.
GWR borders several very large ranches and depending on the direction of the wind you may hear sounds in the distance from these large ranches. Also, in Texas whitetail season runs Nov - Jan and you may hear shots in the distance during whitetail hunting season. No hunting is allowed at GWR.
In order to keep our Wildlife Exemption with the County we have University Students that may come onto the property to do their research from May - December (Usually during the week and usually only once or twice a year). The Students do not come near the cabin and only perform their research studies on the property's grasses and insects, etc. The Students will have no contact with guests if one should be on the property during your stay.
During the winter months our "native ladybugs" look for warm places to stay. If the doors are left open they will fly in and usually stay on the ceilings where there is warmer air. Please try to keep the doors closed as much as possible. Our friends can just be vacuumed up if you should see one or two.

Getting around
Coming into Alamo Springs by the Old Tunnel State Park there are many deer so drive slow to avoid hitting wildlife. Once you turn onto Deer Rd the road narrows so be careful of oncoming cars from the opposite direction (drive slow). GWR is a hilltop location and the road will continue to increase in incline. If icy weather drive carefully.
To access the property it requires driving up an inclined country road. SUV's, trucks, or 4WD/AWD is recommended. However, most cars can access the road as well- NO low riding vehicles. Brand new road since August 2020.
There is an available UTV (mule) for rent at request. The price is $300 for the duration of your stay and you MUST sign a legal waiver before arrival. You must be at least 25 to rent the UTV. This mule may not leave the GWR gate or be taken on county roads.

Policies and Rules
The sofa sleeper is a coil/air mattress for comfort. The pump is located in the armoire in the sheet tub. Under the mattress cover, unzip the mattress on the left foot side of the mattress and air up the mattress for 20 seconds. You can adjust the comfort of the air by pressing the middle button on the mattress. DO NOT FOLD THE MATTRESS WITH AIR STILL IN THE MATTRESS AS THIS WILL DAMAGE THE MATTRESS. Open the valve to release the air before folding and leave the valve open when folding so the air can escape.
Notice: In case of a power outage we have a Generac. When the Generac is running the hot tub will not be operational until power is restored and other large electric appliances should be used sparingly as to not over work the generator.
If using fire pit - please extinguish flames before retiring for the evening. There is a water hose on the lattice of the deck to extinguish the flames. No fires if in Red Flag Warning or if winds are above 10 mph.
No dogs allowed unless discussed in advance (limit 1 dog under 40 pounds) with an additional $150.00 non-refundable pet fee. Your dog must be house broken and you are responsible for any damages due to your dog. Your dog may not be left alone in the cabin at any time or be allowed on any furniture or bedding.
Guest booking and occupying dwelling must be at least 25 years of age/Operator of the UTV (mule) MUST also be 25 or older and sign a legal waiver prior to arrival. The Kawasaki mule may not leave the Grandview Wildlife Ranch gate and may not be driven on any county road. The mule must stay inside of GWR gate at all times. The person signing the release of liability is the only person allowed to drive the mule. The intended use of the mule is to drive to explore the property and no excessive speed or mudding is allowed.
No unauthorized guests/visitors allowed on the property unless discussed in advance. Guest max occupancy is 6 guests due to septic system. Anyone bringing unauthorized guests on property will be charged $100/person/night extra.
There are 3 cameras/recording devices 24/7 at the barn/road coming into the property for security.
No personal off-road vehicles, such as UTV's or ATV's will be allowed access.
No hunting/no discharge of firearms allowed.
We are on a septic system, please no feminine products in toilet.
Charcoal grill must remain off deck as heat may cause damage to house siding and deck flooring. Please move gas grill away from house during grilling.
No Fireworks allowed.
No smoking allowed in the cabin or hot tub. If smoking outside please be mindful of your butts as they can cause a wildfire (we have a volunteer fire department).
No lit candles inside; (birthday cake is an exception).
Watch children closely as the terrain can be straining to walk in some places.
