Welcome to Beachy Keen, a 7 bedroom OCEANFRONT 1/2 duplex with over 2200 square feet of living space – perfect for your family getaway or a great place to “work from home” with spectacular views of the emerald water and white sand beaches.
Beachy Keen rents by the week (Sun to Sun) from Memorial Day to Labor Day. For the months of October through April a minimum stay of three nights is required; May and September have a 4 night minimum. Linens/towels are provided and beds will be made.
The main (3rd) level of this beautiful home has an open dining/living area, and the fully equipped kitchen features brand new granite countertops and appliances. You also have 2 bedrooms on this level, each with full sized beds. The oceanfront master is on the 2nd floor, complete with a king sized bed and full ensuite, as well as a walkout deck. The floor has 2 additional bedrooms, with one full and 2 twin beds and a shared bath. The 1st floor contains a 2nd oceanfront master with a king bed and ensuite bath, as well as a 7th bedroom with 2 twin beds. Beachy Keen has wifi and ROKU enabled TVs in the main living area and 6 of the 7 bedrooms.
You can enjoy the ocean views and breezes from the brand new 3 story deck – perfectly suited for sunbathing or lounging while waiting for the occasional dolphin to swim by. You can play in the sand or swim in the ocean on the wide spacious beach that is only steps from the back door. Beachy Keen is private with its own separate walkway to the beach – not shared with the other half of the duplex. After your day at the beach you can cleanup in the hot/cold enclosed outdoor shower.
In addition, Beachy Keen has a second refrigerator in the garage to help with grocery overflow, and a gas grill for the outdoor cooks.

House Rules
1. Booking guest must be at least 26 and send a copy of their photo ID with booking request.
2. Check in time is 4:00 PM. Early check ins are not authorized.
Check out time is 11:00 AM. Failure to check out by this time will result in a $100 penalty.
3. The maximum occupancy is 14 people, inclusive of all adults and children.
4. NO PETS are allowed on the property.
5. Smoking/vaping is not allowed in the property or on the back decks. Guests shall only smoke on the side or front of the property.
6. The BBQ grill shall only be used on the first floor back deck; guests shall ensure the gas is turned off when they are done using it.
7. Guests shall not leave windows or doors open while the HVAC is operating.
8. The property is equipped with a septic system, meaning only human waste and toilet paper can be flushed down the toilets. Guests shall not dispose of any other items either through a toilet or sink, including grease, coffee grounds, sand, food, or feminine hygiene products.
9. The property comes with a “starter kit” of consumables - 2 rolls of paper towels, 2 rolls of toilet paper per bathroom, 4 dishwasher pods, and 4 laundry pods. Guests are responsible for all consumables outside of this initial supply. Linens and towels are supplied.
10. Guests are strongly encouraged to obtain travel insurance in case unforeseen circumstances keep you from traveling or otherwise fulfilling the rental terms. No refunds will be given for full or partial cancellations due to weather events, shutdowns, evacuations ordered by State or local authorities, or for any other reason.
11. Parking. Guests are authorized no more than THREE vehicles in the driveway, with a 4th vehicle in the garage. Guests shall park only on the right side of the driveway and shall not block the other side’s guests from parking or ingress/egress. Absolutely no parking is allowed on the grass or mulched areas. No motor homes, campers, or boats are permitted on the premises.
12. Noise. Guests shall be considerate of neighbors concerning late hours, music and loud talking.
13. Guests acknowledge the property is equipped with external security cameras and agree to not tamper with or disable the cameras. There are no cameras inside the home or in private areas.
14. Deck Occupancy Limitations. Guests shall in no event permit occupancy of a deck, stairway or walkway at the same time by a number of people exceeding the permitted number of occupants for the Property.
15. The Owner and/or Manager reserve the right to terminate permission to occupy and to evict from the property any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.

50% deposit due upon booking; balance due 60 days before arrival.
Cancellation Policy
Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that.
