House Rules
As there may be guests in the attached in-law suite, there are quiet hours (only in the game room) between 10pm and 7 am.
Guests *never* can park their cars in front of neighbors' homes.
--You can park at a slant to create more room
--if needed visitors can park at the nearby public park.
--Any smoking of any substance in the house results in an immediate $300 additional cleaning fee for each room the smoke is smelt in, or other evidence is found. We have guests who are extremely sensitive to smoke, and professional cleaning must be done.
--While pets are allowed, we **must be notified first** so we can prepare the house.
--Any sneaking in of pets will immediately result in a fee of $300. We have cameras outside the house, and pets will be seen.
--Extra guests in the house have to be cleared with the owners.
--We understand you want friends and family over; you just need to let us know first. Please understand, we have cameras and occupancy sensors, it is easier for everybody for you to let us know first.
--Any tampering with the cameras or the internet that supports them will result in a $200 fine and immediate eviction.
SERVICE ANIMALS:
Individuals using service animals are expected to contact us before their stay. Please have handy your certificate and remember to bring the appropriate pet vest for Service Animals, Emotional Support, or Psychiatric Service Dogs. Please also note that service animals by definition must be with their owners at *all times*; otherwise they no longer qualify as service animals, and you will be fined $300 for sneaking in an animal. Please note that the state of Arizona has a $250 fine for misrepresenting a pet as a service animal.

Refundable Damage Deposit
Fully refundable with no damage to house or excess cleaning. "Excess cleaning" means a party or large amounts of dishes in the sink. It doesn't refer to a standard cleaning of wiping down counters, doing linens, etc.
Notes
--For those who intend to party:
This house has a noise, motion, and occupancy sensor. It is locked. The
internet is locked, and cannot be disabled. There are external cameras.
Our neighbors know us, like us, and have our phone number. They don't
like loud parties, and they will call the police. We live literally down the
block. We will see the cars.
Any extra guests beyond a couple extra family and friends will be asked to
leave unless we were notified first.
--There is absolutely no smoking inside. There will be a $300 cleaning fee for
any rooms with any odor of smoking at all. This includes cigarette butts in
the trash.
--We strive to be as environmentally friendly as possible. We are solar
powered, have a low-water-use toilet, and use only plant-derived, non-
scented cleaning chemicals, shampoo, etc.
--The air conditioning goes down to 73 and the heating up to 75, with some
flexibility upon request. We have ceiling fans in the living room and
bedrooms which make the house feel even cooler.
CAMERAS:
We have cameras surrounding the periphery of the house. They are frequently monitored, but they do not see into any private areas and are readily visible should you look for them. Those attempting to bring extra guests in beyond the number registered, or pets, will be caught, fined, and evicted.
MEETING GUESTS:
We typically allow guests to check in on their own, but sometimes are on site to meet them.
SERVICE ANIMALS:
Please answer the following questions legally allowed by the ADA regarding your service animal:
Is the service animal required because of a disability?
What work or task has the service animal been trained to perform?
Under the ADA, service animals must be harnessed, leashed or tethered **at all times**, unless these devices interfere with the service animal’s work or the individual’s disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal, or other **effective** controls.
The animals must be under control by the handler at all times, therefore **never left alone at any time**.
If we discover a guest has misrepresented a pet as a service animal, we reserve the right to seek financial restitution, report fraudulent claims to government authorities, and **to evict the guest(s) without further notice**.
In the latter case, there will be **no right to a refund** for unused nights.
The ADA only accepts dogs and miniature horses as service animals. Thus cats **are not** accepted as service animals.
The state of Arizona has a $250 fine for misrepresenting a pet as a service animal.
Please note also that the above is for service animals. It does not apply to emotional support animals, which in the case of short term rentals in the state of Arizona are treated as pets. As such, you are required to report your ESA when booking, or will be fined $300 and evicted for sneaking it in.
