The large lot has a private setting with a firepit, mature trees, hammock, two deck swings, and is great for yard games. Two large decks on the back of house overlook the lake are fantastic for outdoor dining or observing the backyard activities.
Upper Level:
- Two bedrooms and a full bath.
- Kitchen with newer stainless appliances & plenty of storage/prep space.
- Dining room open to living room with vaulted ceiling, large windows & patio doors to upper deck.
Lower level:
- One bedroom with a full bathroom.
- Family room space plus walk out to lower deck/backyard.
Backyard:
- Large private area with a hammock, two deck chairs, and firepit.
- Pier with a swim ladder and space to dock your own boat.
Lake:
- The lake is NO WAKE at all times.
- The water area is shoreland zoned by the DNR so there is no sand beach area.
- The water is clean/clear but bottom is soft muck.
- We have a ladder for the pier and it is a great area to swim off the end of the pier or float on tube rafts (water temperature in summer is 76-82 degrees), however, if a sand beach or being able to stand on the lake bottom is important to you, this may not be the greatest rental for you.
We think you'll have plenty of activities to enjoy your stay without even leaving the property but if you would like to venture out, there are numerous great attractions in the area:

- Fawn Creek Winery
- Wisconsin Dells Area
- Amish neighborhoods
- Hiking trails
PLEASE NOTE:
- Although no dogs are allowed for rentals, we do have a resident dog that accompanies us when we stay. The house is cleaned after each and every stay but some dog dander may still linger so this may not be the best place for someone with severe allergies to dogs. Due to the nature of dogs, you may find a stray hair or two.

Policies and Rules
1. Rental Party. All persons in the rental party will be bound by the terms of this Agreement. “Rental Party” defined as Guest plus seven additional persons.
2. Occupancy/Visitors. The maximum number of persons allowed to stay in the Property at any time (no visitors without prior approval) is limited to eight. Guest agrees to provide photo ID. The Guest affirms that he/she is over twenty-one (21) years of age and minors will not occupy the property unless an adult is present. Unreasonable noise or disturbance by the Guest may result in default of Agreement.
3. Check-out. Guest agrees to complete all check-out items below. Failure to complete checkout items or leaving property in condition that requires excessive cleaning may result additional cleaning fees. Guests will be charged at $40/hr with a one hour minimum.
Late checkout fee of $50 will apply. If Rental Party are still on property after two hours, they will be accessed a penalty equal to that day's base rate with no discount. This does not award guest possession of property for an additional day.

☐ Load and start dishwasher. Wash any remaining dishes and place in drying rack.
☐ Take out trash and recycling to bins between house and garage. Recycling can be unbagged.
☐ Turn off the lights, close all windows, lock all doors (ESPECIALLY PATIO DOOR).
4. Guest Access. Guest will be sent access code for entry two days before reservation. Guest will have access to the entire property except for the locked basement workshop, garage, backyard shed, and boat (guests are welcome to bring their own boat and dock at the pier). Firewood stack is NOT for guest use. We request you bring your own. Any attempt to access a locked area will result in a violation of this agreement.
5. Rental Rules & Restrictions. Guest agrees to abide by the following restrictions by Owner:
☐ Smoking/vaping is not permitted anywhere on the Property
☐ Pets are not permitted on the Property
☐ Quiet hours are from 10:00 PM to 7:00AM
☐ Garbage must be placed in the proper receptacles
☐ You must PUT OUT CAMPFIRE WHEN FINISHED. Do not start fire on windy days. Only outdoor chairs allowed around fire. Firewood stack not for guest use.
☐ No cooking of any kind of porches
☐ No parties/events allowed on property
6. Left behind items: Owner will not store property left behind by the Guest. Personal property of the Guest left after the term of the Agreement will be considered trash and removed by cleaning crew to prepare the unit for incoming guests. Guest authorizes deduction from the Security Deposit for any expense with such removal. Every reasonable effort will be made to reunite Guest with valuable items found by another guest or cleaning crew but no guarantee is implied.
7. Exterior cameras. Exterior motion recording cameras are located on property and will only be viewed to enforce the violations of this contract. Guest is to not tamper with wi-fi/exterior cameras.
8. Cleaning. Daily housekeeping services are not included in the rental rate. Throughout the rental period, Guest will be responsible for keeping the Property clean and in good condition. Any unsafe or dangerous condition must be reported to Owner immediately. Guest acknowledges that on the Arrival Date, the Property is in good condition, except for any defect Guest may report to Owner by the end of the first day following the Arrival Date. The Property should be left in the same condition as it was found by Guest on the Arrival Date. Guest promises to leave the Property in good repair.
9. Furnishings. Furnishings are subject to change without notice. Furniture, bedding, kitchen equipment, utensils, and any other personal property supplied with the Property must not be removed from the Property. Loss of any items within the Property or damage to the Property or furnishings in excess of normal wear and tear will be charged to Guest. The Property will be inspected by Owner after Guest’s departure. All contents of the Property are the property of Owner. If an item should break, Guest must notify Owner immediately. Guest is not permitted to alter the wiring of any television, router, or camera
10. Parking. Parking is limited to the driveway which has four spots. Parking is not available in the garage. Owner is not responsible for any damage to Guest’s vehicle. Guest is responsible for any damage incurred to the garage or adjacent parked vehicles.
11. Mechanical Failures. Owner attempts to properly maintain the Property. While all electrical and mechanical equipment within the Property are in good working order, Owner cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, audio visual equipment, internet access, or appliances. Guest agrees to report any inoperative equipment or other maintenance problem to Owner immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest will allow Owner or a person permitted by Owner access to the Property for purposes of repair and inspection. Owner is not responsible for any inconvenience that may occur and no refunds or rent reductions will be made due to failure of such items.
12. Limitation on Liability. Owner is not responsible for any accidents, injuries or illness that occur to any member of the Rental Party or Guest’s visitors while in the Property or on the Property. Owner is not responsible for loss of personal belongings or valuables belonging to any member of the Rental Party or any of Guest’s visitors. Guest agrees to assume the risk of any harm arising from use of the Property. UNDER NO CIRCUMSTANCES AND UNDER NO LEGAL THEORY, TORT, CONTRACT, STRICT LIABILITY, OR OTHERWISE, SHALL OWNER BE LIABLE TO GUEST OR ANY OTHER PERSON FOR ANY DAMAGES OF ANY NATURE WHATSOEVER INCLUDING ARISING OUT OF OR RELATING TO THIS AGREEMENT OR GUEST’S RENTAL OF THE PROPERTY OR USE OF THE PROPERTY. IN NO EVENT WILL OWNER BE LIABLE FOR ANY DAMAGES IN CONNECTION WITH THIS AGREEMENT, EVEN IF OWNER SHALL HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.
13. Indemnification. Guest acknowledges that the use of the Property by the Rental Party and Guest’s visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities whatsoever arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property or the failure of any member of Rental Party or Guest’s visitors to observe the Rules and restrictions.
14. Violation of Agreement. If Guest or any member of the Rental Party violates any of the terms of this Agreement, including but not limited to maximum occupancy, visitors, rental rules, and restrictions, it will result in the reservation being cancelled immediately without refund for remaining portion of stay and the Guest and Rental Party being evicted from the property.
15. Governing Law. This Agreement and all transactions contemplated by this Agreement will be governed by, and constructed and enforced in accordance with the laws of the State of Wisconsin.
16. Amendments. This Agreement may be amended or modified only by a written agreement signed by both Owner and Guest.
17. No Waiver. Neither Owner nor Guest shall be deemed to have waived any provision of this Agreement or the exercise of any rights held under this Agreement unless such waiver is made expressly and in writing.
18. Severability. If any provision of this Agreement is held to be invalid or unenforceable in whole or in part, the remaining provisions shall not be affected and shall continue to be valid and enforceable as though the invalid or unenforceable parts had not been included in this Agreement.
19. Notices. Any notice or communication under this Agreement must be in writing and sent via certified or registered mail or electronic email transmission.
20. Successors and Assigns. This Agreement will inure to the benefit of and be binding upon Owner, its successors and assigns, and upon Guest and its permitted successors and assigns.
21. Entire Agreement. This Agreement represents the entire understanding and agreement between the Parties with respect to the subject matter of this Agreement and supersedes all other negotiations, understandings and representations (if any) made by and between the Parties.

Thanks for staying with us! We're disappointed to hear you were uncomfortable during your stay. The vast majority of our guests stay with us during summer and this is the first report we've had of our place being too warm.
Unfortunately you stayed with us during a crazy unseasonably warm time (upper 80's in early May) and it was the first time that our A/C was turned on since last year so probably just needed some time to catch up.
Regardless, we have an A/C maintenance appointment scheduled for later this week so this doesn't happen to any of our future summer guests. Thank you for the feedback, glad to hear you had a great time otherwise, and please stay again!
