House Rules

No parties or gatherings, no smoking inside the home, please be mindful of the neighbors! Booking requests over 30 days may require lease agreements, which would include security deposits and application fees.

Payment Policy

Rent is due on the first of each month. Payments can be made via online payment platform, direct bank transfer, certified check. A late fee of 5% of the rental rate will be applied to any rent received after the fifth of each month. Rent is considered late if it is not received by 5pm on the due date. Non-payment may result in the termination of the rental agreement. For stays longer than 3 months, alternative payment methods may be considered upon request and approval by the property owner/manager.

Cancellation Policy

Guest Cancellation: If the guest cancels their reservation more than 30 days or more before the check-in date, they will receive a full refund of any payments made, less a 25% cancellation fee. If the guest cancels less than 30 days before the check-in date, They will forfeit the first month's rent and no refund will be issued. No refunds will be issued for early departures.

Owner/Manager Cancellation: In the unlikely event that the owner/manager needs to cancel the reservation, the guest will receive a full refund of all payments made. The owner/manager will make reasonable efforts to find alternative accommodations for the guest, and if successful, any difference in cost will be [Explain who pays the difference - e.g., covered by the owner/manager, or paid by the guest].

Special Circumstances: In cases of documented emergencies or extenuating circumstances, exceptions to this cancellation policy may be considered at the sole discretion of the owner/manager.
