➽ 𝗖𝗹𝗲𝗮𝗻𝗶𝗻𝗴: - Please respect and treat our house as yours. Please follow the following house rules that will help us keep our property tidy and clean. We charge a low cleaning fee that covers our labor for bedrooms, bathrooms & living area cleaning, cleaning & basic bathroom + kitchen supplies, washing the bed linens, blankets and towels.

We clean it ourselves and it takes 4-5 hours to clean and prepare the house for the next guests. We will appreciate your efforts to leave the property in the same condition as you found it. We request you pickup before you leave. If a house requires extensive cleaning, you will be charged an additional cleaning fee to hire a cleaner and help us prep the house on time for our next guests.

➽ 𝗔𝗿𝗰𝗮𝗱𝗲: - If you are a sports lover, you are going to love our NBA Jam Arcade. We request you to please be respectful and make sure children are playing under adult supervision. Any damage to the arcade will subject to replacement cost.

𝗜𝗺𝗽𝗼𝗿𝘁𝗮𝗻𝘁 𝗡𝗼𝘁𝗲: - Please do not flush or drain any type of wet wipes, sanitary and feminine products down the toilet, even if the label says "flushable".

We will highly appreciate if you can please turn off TVs, fans and lights when you go out.

➊ Please respect our furniture, beds and carpets. Please leave shoes and sand outside at the door. We have a hose to spray off excess sand before entering.

➋ Please respect kitchen items. Garbage disposal is not installed, please throw food waste in the trash bin. Please throw full garbage bags to the city garbage cans located outside on the right side of the house.

➌ Please do not use fireplace in second living area.

➍ Please load dirty dishes in dishwasher and press power button twice to run the dishwasher. All dirty towels go in a basket located in the small bathroom.

➎ Please pickup before you leave. Please make sure to collect your belongings and take an extra peek if you have picked up everything.

 ➏ Any damage to the property and property belongings will be subject to damage fee.

➐ Guests and pets are not allowed in vegetable garden area. (Located left side when you go out in backyard)

➽ 𝗣𝗲𝘁𝘀: - If you are bringing a pet, please make sure you include pets in the reservation. There is no additional pet fee so please be respectful. Please be advised that you will be responsible for compensating any damages caused by your pet(s).

Vicious breeds & cats are not allowed.

➊ Pets are only allowed in living areas and not allowed on any beds, sofa beds and furniture.

➋ Our house and backyard is family friendly so please make extra sure to pickup after your pet. There is a $200 fine if we find any pet waste after your stay.

➌ Do not leave your pet alone inside the house. If you are unable to watch your pet, they must be crated or left outside on a leash with food and water.

➽ 𝗖𝗵𝗲𝗰𝗸-𝗼𝘂𝘁: - Checkout is strictly at 10am to ensure cleaning and sanitizing our house for next guests.

➽ 𝗨𝘀𝗶𝗻𝗴 𝗚𝗿𝗶𝗹𝗹: - Please clean grill after use. Please do not bring it inside the house, there is a water hose outside to wash it. Dirty grills are subject to a $50 cleaning fee for extra efforts.

➽ 𝗜𝗳 𝗖𝗼𝗺𝗶𝗻𝗴 𝘄𝗶𝘁𝗵 𝗖𝗵𝗶𝗹𝗱𝗿𝗲𝗻: - Please make sure your children are not left alone, don't draw on walls, carpet, rugs, floor and furniture.

Guests agree to use the bunk beds properly and ensure that children follow all safety precautions, including using the provided ladder and refraining from jumping or playing on the beds.

➽ 𝗣𝗮𝗿𝘁𝗶𝗲𝘀 𝗮𝗻𝗱 𝗟𝗼𝘂𝗱 𝗡𝗼𝗶𝘀𝗲𝘀: - No wild parties, events, very loud music or gathering allowed. Please respect our neighborhood and don't be very loud or use disrespectful language. Small gatherings for birthdays and anniversaries are permitted after discussing with us as long as you stay respectful to our house and neighborhood.

➽ 𝗙𝗹𝗼𝗿𝗶𝗱𝗮 𝗕𝘂𝗴𝘀: - Bugs are really common in Florida. We are doing our best to keep them out for your best stay. Please do not leave any food or liquids items in the backyard & inside the house that invite more bugs. We encourage our guests to bring their preferred bug spray for their extra protection. Please keep the doors & window closed to prevent humidity and bugs.

➽ 𝗦𝗺𝗼𝗸𝗶𝗻𝗴: - Smoking (cigarettes and cigars) are allowed outside only. Smoking inside the house will result in a $500 fine.

➽ 𝗕𝗮𝗰𝗸𝘆𝗮𝗿𝗱 𝗣𝗹𝗮𝘆𝘀𝗲𝘁: - Please ensure that children are supervised by an adult at all times, especially around the playset, as it has areas where falls may occur. Kindly note, we are not responsible for any injuries.

➽ 𝗟𝗶𝗮𝗯𝗶𝗹𝗶𝘁𝘆 𝗪𝗮𝗶𝘃𝗲𝗿: - By booking and staying at our property, all guests acknowledge and accept full responsibility for their own safety and the safety of their accompanying guests. The property owners, hosts and any affiliated parties are not liable for any accidents, injuries, illnesses, or damages that may occur on the premises, including but not limited to the house, backyard, stairs, or any provided amenities, or injuries resulting from acts of nature, weather conditions, natural disasters, power outages, or actions of third parties, including contractors, maintenance personnel, or other guests. Guests assume all risks associated with their stay and agree to release the owners, hosts and any affiliated parties from any claims or liabilities. Guests agree to notify the host immediately of any hazards, defects, or dangerous conditions they observe to ensure a prompt response.

➽ 𝗢𝘁𝗵𝗲𝗿 𝗚𝗲𝗻𝗲𝗿𝗮𝗹 𝗥𝘂𝗹𝗲𝘀:

 ➊ Primary renter must be over the age of 25 and present at check-in.

 ➋ No additional guests are allowed. Please make sure you include all guests when you book upto our max guest limit. Airbnb does not cover any liability for non-registered guest and we will have to report it to Airbnb to protect our property that can cause liability issue.

 ➌ Guests may be subject to ID check at check-in.

 ➍ No Illegal substances.
