1. AGE: Must be at least 25 years of age to book this home.
2. VACATION RENTAL AGREEMENT: At owners’ discretion, a short-term Vacation Rental Agreement must be completed and signed which lists all the guests that will be staying at the property & a copy of a valid government ID that matches the name of the primary guest renter must be submitted within 24 hours of booking to confirm your reservation.
3. HOME IS PRIVATELY HELD; the owner is not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. The owner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. PETS: Pets are NOT allowed. There are many rentals that allow pets. If you are unable to leave your pet at home, another rental would be best. If it is determined that pets have been in the home, an additional surcharge cleaning fee of $295 & carpet cleaning fee of $295 will be charged to the guest.
5. SMOKING: Smoking is NOT allowed on the premise. A surcharge fee of $295 will be assessed if it is determined that smoking occurred on the premises. No cigarettes, marijuana, e-cigarettes, vapes, cigars, pipes, bongs, hookahs, candles, incense, wax melts, or plug-ins. The booking guest is responsible for making all guests aware of this rule.
6. PARTIES: Absolutely NO PARTIES allowed! Failure to follow this rule will result in immediate termination of your rental with no refund and a surcharge fee of $885 charged to the guest. Out of respect for our neighbors, this home is not suitable for any events or parties.
7. PARKING IN DRIVEWAY: Parking is limited to 4 cars in the driveway.
8. Keep the home & all furnishings in good order.
9. Only use appliances for their intended use & follow the instructions & guidance provided in the Welcome Guide.
10. STORMS: If there is a storm or named hurricane, no refunds will be given. IT IS HIGHLY RECOMMENDED THAT TRIP INSURANCE BE PURCHASED BY THE GUEST from insuremytrip dot com. If a mandatory evacuation order is issued, guests will be asked to leave the premises at such time that the mandatory evacuation is set to take place. If said mandatory evacuation is lifted & the guest has time remaining on their rental before the next guest arrives, the guest may reoccupy said premises. If the handyman must check the property for damages, the guest shall allow access. The owner is unable to accommodate requests to return at another time.
11. OCCUPANCY: Occupancy is limited to 2 persons per bedroom plus no more than 2 persons in the lower level sleeping nook unless otherwise authorized by the owner for up to 4 persons prior to booking. If occupancy limit is determined to be broken, a surcharge fee of $295 per additional guest over the occupancy limit will be charged.
12. OPEN FIRES ARE PHOHIBITED. FIRE PIT usage is prohibited during quiet hours, 10pm-7am: Under no circumstance, should a fire be created in the fire pit without the use of the Base & Spark Screen nor left unattended while a fire is active or smoldering.
13. GARBAGE & TRASH: All garbage & trash is disposed of into trash bags (no loose trash), placed within the animal resistant trash bin, & with the lid securely closed. Excess garbage & trash, where the trash bin lid cannot be closed securely, must be take the Massanutten Property Owner’s Association Community Trash dumpster. Directions to the dumpster are available in the Welcome Guide. If there is loose garbage &/or trash within the trash bin, a surcharge fee of $35 will be charged to the guest.
14. CHECK-OUT: Late check-outs cannot be accommodated due to the time conflicts of our cleaners servicing many other properties. If determined that check-out is after 10:00am, a surcharge of $70 will be charged to the guest for every hour after 10:00am that check-out does not occur.
15: NOISE: Noise that is unreasonable in the judgement of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10PM and 7AM.
16: GENERAL PARKING: No vehicle larger than 3/4 ton may be parked in a driveway. All tires must be off the roadway. DO NOT BLOCK FIRE HYDRANTS! Our private neighborhood roads are “highways” for law enforcement purposes per Rockingham County ordinance.
Do not park adjacent to any other homes or lots unless this home’s owner or property manager has told you he/she has explicit permission for you to do so.
Parking rules violators may be subject to having their vehicles towed.
If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at the MPOA Owners’ Swimming Pool parking lot at 4007 Peak Drive.
NOTE: Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. With prior MPOA approval, they may be parked in the overflow lot during your stay.
17: ALCOHOL: Open containers of alcohol are prohibited on any road or common area.

Are there restaurants close by?
Massanutten Resort features several dining options that are within the resort as well a number of restaurants outside the resort. In addition, Door Dash provides several local restaurants that can deliver right to the home.
Where can I get groceries & other supplies?
Massanutten Resort provides a grocery delivery service that delivers a wide selection of groceries and essentials direct to the house for a $5 fee with delivery times that are Mon - Fri 9 am - 5 pm with deliveries on Sat & Sun must be scheduled 48 hours in advance.
Target Grocery delivery is available through Door Dash & is free with a min order of $35. Food Lion is about 10 minutes away outside the resort.
Walmart Delivery (Walmart+ subscription required) is available as well.
Is their cell reception & Wi-Fi Internet?
Season 4 Escape has good cell reception & there is complimentary WiFi Internet as well.
Is the home child-friendly?
Emerald Escape is child friendly. We have several sleeping areas that are great for kids including the kid's mountain adventure themed bedroom and a nursery with a crib attached to the master bedroom.
Is the home monitored by a camera?
Emerald Escape is equipped with three outdoor security cameras. The cameras are located at the front entrance, the font deck facing the front driveway, & the side of the house facing the back driveway. There are no indoor cameras.
What Massanutten Resort amenities are available during our stay?
Emerald Escape is in but not directly associated with Massanutten Resort. The amenities offered by Massanutten Resort are available to guests subject to appropriate costs, fees, &/or advanced scheduling.
Massanutten Resort offers many unique amenities including the Indoor/Outdoor WaterPark, Ski & Adventure Park area, two fantastic golf courses, farm-to-table dining experiences, shopping & recreation options, along with a day spa for complete relaxation & rejuvenation. Many of these activities, including the skiing, ice skating & outdoor water park, are only available during certain times of the year. All guests will be provided with our Welcome Guide which has all the information on all the amenities within the resort as well as activities & attractions outside the resort.
What supplies do I need to bring to Emerald Escape?
Mobile/cell phone as no landline is provided.
Groceries or plan to eat out often.
A small complement of toiletries (shampoo, conditioner, body wash, body lotion, facial soap) are provided for the three (3) full bathrooms. These toiletries will typically last two (2) days depending on usage. For individual needs & extended stays bring additional toiletries.
Additional paper products for extended stays. Two rolls of paper towels & two rolls of toilet paper for each of the four (4) bathrooms are provided.
A small complement of dishwashing liquid, a sponge, detergent packs, & kitchen trash bags are also provided.
Is Emerald Escape difficult to find?
Although Emerald Escape is located within Massanutten Resort on a mountain, its location is not difficult to reach with or without GPS. We do strongly recommend that an all-wheel drive (AWD) or preferably 4-wheel drive vehicle be used for travel to Mountain Escape as the resort area has some roads, including the driveway, which have high inclines & declines as well as being somewhat narrow.
Accessibility & Stairs
The most accessible level is the lower level. The lower level comprises; King Bedroom (#4) a double full bedroom (#5), and a double full over full bunk room (#6), Billiards lounge, theater area, laundry room and full bathroom. Access to the lower level is without steps/stairs & the width of all doors & hallways is greater than or equal to 32 inches.
Does this home have pest control:
Emerald Escape is treated both internally & externally with pesticides every season, that said, you will still likely see all types of insects (including some that fly) & arachnids both alive & dead within the home as the home is located on a mountain & in a heavily wooded area.
