This shows our terms and conditions which must be accepted on booking. Please understand you are renting a privately owned vacation home. The owners are happy and indeed proud to accept you as a guest in their home. Please be respectful of this.
Pool & Spa heat is available for an additional charge, please request on booking.

Terms and Conditions:
All homes are cleaned and inspected prior to your arrival.
1 Owners price includes reasonable use of utilities but NOT pool hot tub/spa heating or grill, an additional charge will be made for these services.
2 A refundable security deposit of $300 or equivalent must be paid along with the final balance, regardless of the length of your stay. This is to guard against any possible damage/loss/excessive cleaning to the vacation home incurred during your rental period. This will be refunded within 28 days after your vacation ends provided no damage/loss/excessive cleaning or abuse of utilities gives cause to withhold funds. This is normally done within 7 days. If the deposit is insufficient to meet the cost of replacement or repair then we reserve the right to charge an additional amount to the credit card on file to cover such charges.
3 Animals/pets are strictly not permitted. If a pet has been in a vacation home, there will be an automatic charge at the owner’s discretion, to cover the cost of professionally cleaning all carpets and upholstery of the vacation home and to call in a pest control agency. ALL guests will be required to leave with loss of remaining rent.
4 In the unlikely event that due to circumstances beyond our control we need to make changes or cancel your vacation home booking, we will inform you as soon as possible, we reserve the right to cancel any bookings at any time, and will only be held liable to refund monies already paid by you the client.
5 The pool Safety fence located at the vacation home must be kept erected for the safety of everyone, particularly children.
6 The owners/agents cannot accept any responsibility for any loss or damage to your property in the vacation home, or for death/injury sustained by any member of the party, howsoever caused.
7 Do not allow unsupervised children to use the pool, spa, garage or any such areas. Items such as clothes, toys etc. must not be left in the spa.
8 Owners will not warrant or accept responsibility for any misrepresentation.
9 The pool is cleaned and chemically balanced every week for your safety and comfort; on rare occasions it may be necessary to apply extra chemicals to the pool to maintain safe and correct chemical levels. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.
10 If you have requested pool heating at the vacation home, the temperature is subject to prevailing weather conditions. Any tampering with pool heating/settings will incur additional charges. If pool heating is not booked when final payment is made an additional charge will be made for maintenance call out. We cannot be held responsible if the equipment becomes faulty, if the outside ambient temperature drops below that which makes the heat pump operate satisfactorily.
11 All doors and windows must be closed and the security alarm at the property must be set whenever you are not in the home. Guests are responsible for closing all doors and windows and for setting the security alarm.
12 The owners or agents will not be liable for loss or delay caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, technical/weather, problems with transport, aircraft grounding, closure of airports or pandemic.
13 We reserve the right to treat the vacation home booking as cancelled if we do not receive the balance by the due date.
14 Whilst Staying in a vacation home you are reminded of the advisability of taking out adequate travel insurance for all members of your party.
15 Check-in time is after 4:00pm on arrival date. Unless arranged with the vacation home owner or management company first.
16 Check-out time at the is before 10:00am on departure date. Failure to vacate the vacation home or property by this time which results in the cleaners being turned away will result in a $180 charge taken from your security deposit.
17 The maximum occupancy is 10, not including infants. All guests names are required on booking or at the latest one week before arriving. Guest names are recorded for gate access and security. Guests will not be allowed to add extra people to the vacation home than was agreed at the time of booking, without prior arrangement with the owners. An extra $35 per extra person per night is chargeable at our discretion.
18 Extra cleaning above the norm will incur extra charges. Any persons requesting the use of a BBQ at the vacation home will be provided with one for a fee of £$100 per week, minimum stay. The BBQ inside the garage must not be used by guests. If it is used a charge of $100 will be taken from the security deposit.
19 Guests using our home are responsible for all damage, missing inventory items or loss occurring during their stay at the and the cost of repair/replacement - please note that guest liability in this respect is not limited to the security deposit amount. As mentioned previously.
20 It is important that guests thoroughly check the vacation home on arrival and report any problems or deficiencies to the management company/owner within 24 hours of arrival.
21 Please note as Florida is a tropical State insects such as ants are occasionally inevitable, and are not cause for complaint. The vacation homes are treated regularly as part of a pest and termite control program and are professionally cleaned.
22 The management company/owners do not accept liability for any Injury, Damage or Loss sustained by any Member of your party or by any persons entering the Vacation home during your rental period.
23 Smoking is strictly not allowed inside the vacation home, garage or Lanai area.
24 The management company/agents reserve the right to remove occupiers from the Vacation home (without refund) for breaching any of the booking conditions.
25 Any loss or damage discovered by management staff and not previously reported will have a 25% surcharge of costs added. This is because any damage/loss reported during your stay could be put right whilst you are there. After the event means we will have to disturb someone else's vacation to take care of it.
26 It may be necessary to add additional cleaning fees if check out/check in is taking place during a statutory holiday.
27 Your first payment will be deemed as acceptance of these Terms and Conditions.
