Coyote Grove is a Mountain Chalet located in lower Moonridge, which is the premier neighborhood in Big Bear Lake. It is located on a very quiet and flat street with a straight driveway which makes accessibility easy in the winter months. Enjoy the breathtaking ski slope views of Bear Mountain from while making s'mores on the gas fire pit in the fully fenced back patio. Walking distance to the new zoo and businesses along the updated Moonridge corridor.
Only 2 minute drive to the slopes, 5 minutes to Big Bear Village (shopping, dining, entertainment), and 5 minutes to Big Bear Lake for fishing, boating, and swimming. Relax and enjoy the Mountains!
The Space:
Location, Location, Location! Enjoy the ski slope views of Bear Mountain from the back deck - Bear Peak's 8,805 feet summit is Southern California's highest peak served by a lift. The chalet is clean, cozy and inviting with a giant fireplace along the living room wall. The house is recessed from the street with a fully fenced backyard for additional privacy. There is a charcoal grill on the side of the house and a gas fire pit in the backyard for guest use. The inside fireplace is available for your enjoyment on chilly winter nights. Firewood can be purchased from the local grocery store (Vons) or hardware store (DIY - Home Store) in town - or can be delivered for an additional fee. There is also a new 55" LG "Smart" TV hooked up to the internet for streaming use only. There is no cable service, but guests may login to any streaming app/service they currently subscribe to and will be able to access content that way. For guests who don't currently subscribe to any streaming service, there is a free LG TV app which provides 100+ channels to choose from. There is also a free YouTube app which anyone can access with a valid email address, which provides access to endless streaming content.
Guests have access to the entire home.

Policies and Rules
Check-in is between 4pm-10pm. We encourage guests to check in prior to 8pm so our team on the mountain can make arrangements to meet you before it gets too late. If you have extenuating circumstances, please let us know ahead of time. Only guests on the original reservation will be allowed to check-in. You can not book under one name for another guest. Only the guest who actually booked the reservation will be allowed into the property by my local check-in agents. You must provide valid identification prior to check in. A representative from my management company will meet you upon arrival, let you into the cabin, check ID for verification purposes, and give you your personalized key code to access the SMART door. There is a an electronic SMART door at the top of the driveway by the back patio of the chalet. All guests will be given a unique personalized key code which will be valid for the duration of their stay. Once inside the unit, guests will find a set of physical keys hanging on the refrigerator. One key is for the SMART door deadbolt (which opens the same lock that the electronic access code opens). One key is for the front door of the cabin which leads to the front porch. One key is for the lock on the back gate leading to the back patio. Please carry keys with you at all times when you are offsite from the premises. When checking out, please do not lock the bottom lock on the SMART door or the next guest will not be able to let themselves in. Only lock the deadbolt from outside the house by depressing the “lock” icon. Make sure all keys are hanging on the fridge before exiting for the last time. There will be a $25 fee for each lost key.

HOUSE RULES:
-I ask that you treat my home with the same respect that you do your own.
-No shoes in the house. (A basket of warm, cozy socks have been provided for use in the house. Please throw in washing machine upon departure and the cleaning staff will launder them.)
-Please observe Big Bear's quiet time ordinance from 9pm - 7am and be respectful of the neighbors. Violation of the city's noise ordinance may result in nuisance fines or evictions.
-Only guests who are on the original booking are allowed to stay overnight. -No open flames or candles are allowed on the property.
-This is a non-smoking home anywhere outside or inside the property (Cigarettes, E-cigarettes, etc). Big Bear is part of a high-fire severity zone and absolutely no smoking is allowed on the premises. There will be a $200 fine per occurrence for anyone caught smoking on the property which will be deducted from the security deposit.
-When using the fireplace, please use the water spray bottle to extinguish hot embers. Leave any ashes in the fireplace, and the cleaning staff will dispose of them.
-Wash all dishes. If you do not have time to put away, please leave clean dishes in the drying rack and the cleaning staff will put away. Failure to do so will result in a $25 fee which will be deducted from the security deposit.
-Please take your trash with you. There will be a $25 fine per bag of trash that my housekeeper has to dispose of. Trash must be taken to one of the City's (2) designated trash sites. You must show your rental contract to access the trash site.

***If code enforcement from the city is dispatched to the rental chalet due to any violation caused by the renters, there will be an automatic $50 fine which will be withheld from the guest’s security deposit.
-Additionally, renters will be liable for any and all fines levied against them by the city’s code enforcement, as well as any fines levied on the host as a result of the guests breaking the house rules and city regulations listed in this Air BnB rental agreement
***The chalet has a gas wall furnace for heat, but there is no AC. There are also electric plug- in space heaters in the closets.
The master bedroom has a ceiling fan and there are portable electric fans in the closets.

CHECK IN:
Check-In time is 4pm and Check-Out time is 10AM.
Guests who do not vacate the property by Check-Out time may be subject to additional charges at the rate of $50 per hour, which will be deducted from the security deposit.
CANCELLATION PLOICY:
No cancellations/refunds due to weather unless all 3 highways in and out of Big Bear are closed for the entire day. If a last minute cancellation is granted, an alternate future date at the same pice point as the original reservation will be allowed to be rebooked. If the future date has a more expensive nightly rate, the guest must pay the difference in rate if choosing to re-book the more expensive dates.
OCCUPANCY:
The City of Big Bear has mandated a maximum occupancy of 4 people for this cabin. Renters with more than 4 guests will be subject to an additional fee of $100 per person per night and may be asked to vacate the property.
Animals/Pets:
This is a no pet household due to severe allergy concerns of the host. Pets/Animals are not allowed anywhere on or inside the premises.
Service animals and emotional support animals are unfortunately not allowed. Please respect my medical condition when booking. There is no shortage of rentals in Big Bear that allow animals. If you are caught with a pet on the premises, you will forfeit your entire security deposit and you will be asked to vacate the property.
EXTERIOR FIRE PIT:
Guests have access to the firepit on the back patio. It runs off of natural gas and requires a “key” to start the flow of gas. The long silver “key” is hanging on the coat rack by the “SMART” door.
Directions:
-Uncover fire pit.
-Insert key into hole on the bottom of the fire pit and turn counterclockwise SLOWLY. You will hear the gas start to flow. Please do not turn the key all the way. A ¼ turn is more than enough gas to get the fire started.
-Once gas is flowing, use a long match (located by the indoor fireplace) to ignite the flame. Light immediately after gas starts flowing!
-When finished using the firepit, make sure to use the key to turn off the gas or it will run indefinitely. -Let cool and replace cover before vacating premises.
-Return the key to its hanging hook inside on the coat rack when finished. Please note that there will be a $50 fee for a lost fireplace key. There will also be a $50 fee if the gas has been left on and running. Lastly, do not attempt to BURN firewood or anything else in the fire pit. There will be a $50 cleaning fee if anything is found in the firepit.
INTERIOR FIREPLACE:
The chalet comes with a wood burning fireplace for your enjoyment. To operate the fireplace simply put in the wood and light it. The chimney vent is open and there is no need for you to adjust it. Please utilize the firescreen when operating the fireplace to keep ash and embers out of the living room area. Please leave all ash in the fireplace when vacating the premises; the cleaning staff will properly dispose of it.
-Firewood can be purchased from the local grocery store (Vons) or hardware store (DIY - Home Store) in town. If you need firewood delivered please text me for more information on delivery options (305) 609-7883
HEATING INSTRUCTIONS:
The wall heater is located by the front door and does a great job of warming the entire house. There are no vents in the bedrooms, so rooms will stay warmer if you leave the doors to the hallway open. Please turn down wall heater when you are out. When vacating at the end of your stay, please set the thermostat to 55 degrees.
***There is no air conditioning in the chalet!***
FANS:
Please turn the bathroom fan on while taking a shower and let it run until de-steamed fully. Please make sure to turn off bedroom ceiling fan when out. Portable electric fans are available for use and stored in the closet.
SINKS:
There is no garbage disposal in the kitchen sink. Please use the drain guard and do not place any excess food down the drain or it will clog. Empty drain guard in trash when full so water does not back up in the sink.
LAUNDRY:
Laundry instructions are posted on the washing machine. Detergent and fabric softening sheets are available for your use (under the kitchen sink). Please do not overload machines. Please leave any used sheets and towels on the floor upon departure and the cleaning staff will attend to them. If you do not use all the beds in the house, please leave them fully made up so the staff knows not to launder them.
SECURITY:
There is a security camera mounted over the side door by the driveway for safety purposes. It also serves to monitor the premises and keep track of the number of guests, and help enforce the no pet policy, etc.
SAFETY:
-First Aid kit is located under the bathroom sink.
-Fire extinguisher is located by the front door.
-Smoke detectors are located in each bedroom.
-Carbon Monoxide/Smoke detector is located in the hallway.
In heavy snow or inclement weather, it is recommended to take the back way up the mountain. You can take the I-10 East out of Los Angeles and link up with Highway 38 near Redlands, Ca. This will take you up and around the back side of the Mountain. You will enter Big Bear city from the East and drive through Big Bear city heading West into Big Bear Lake and the Moonridge area.

PARKING:
Parking is in the driveway only. There is a limit of two cars which are permitted to park tandem in the driveway. If you violate the city's limit of two cars, you will be subject to a $200 fine which will be deducted from the security deposit. No charging of electric vehicles is allowed on the property. A $50 fine will be withheld from the security deposit for vehicle charging.
Carry tire chains in your vehicle from November - March. It’s the law!
