AWD or 4-wheel drive a bonus to getting around in wintery Vermont. Adding to this, please wear proper winter boots and not "city boots" on your feet or you will fall. You are responsible to sanding and salting your walkway; there is no way to predict when ice will form. We will supply the salt and sand.

House Rules
Rules are simply to keep the property safe, running smoothly, and free from damage. It's mostly common sense, etiquette, and actually quite simple. Requesting to rent means you have red, understand, and agree to all requirements on this site.
Basic Rules-
- No Smoking anything.
- Remove shoes at door in the winter.
- Quiet hours twilight to dawn.
- No candles, glitter, confetti, slime, play-doh, silly string, fireworks.... etc.
- Please follow simple check-out instructions on fridge upon departure.
GUEST OCCUPANCY AGREEMENT/CONTRACT-We do require a contract between host & guest for insurance purposes as well as protecting your reservation. It will be sent to guests from host after booking. Payment indicates agreement to the contract.
OUTSIDE SURVEILLANCE CAMERAS- We do have outside surveillance cameras aimed at parking areas and the boat area. Guests are required to notify the owner via the platform once they have safely arrived.
There are also cameras in restricted/private areas which are generally locked.
WALKWAYS IN WINTER- You will need keep your walkways safe during your stay. Salt, sand, and shovels provided. There is no way we can predict ice formation on walkways.
ALERT OWNERS RIGHT AWAY- Please let us know privately about any concerns you have about the property, immediately to us, and not in a review so that we can either explain or provide remediation for you while you are staying.
CHECK-IN & -OUT ON TIME- Check in after 4 pm and check out before 11 am. $50/hour, part of any hour, for UNAUTHORIZED late check-out.
RECYCLING REQUIRED LAW- Recycling is required ~ Vermont Law ~ We all must recycle. It's a good thing. Follow posted recycling requirements. Rinse out, remove caps, sort, and compost properly.
OTHER THINGS TO NOTE-We don't supply baby furniture and we are not
childproofed. However, some people do bring infants & children without our knowledge. Example- You can't rent for 2 adults and then bring 2 infants in addition, to = 4 humans. 2 humans is the limit.
DOGS-Dogs accepted on a case-by-case basis. Dog fee is $25/night/per dog. Must inform owner you are bringing a dog. We do offer cash discount. Dogs must be bathed and groomed prior to arrival. Pick up after dog
FEE- $30 charge for lost keys & items that need to be mailed back- time and trouble fee.

The Homeowners are not responsible for Guests inability to arrive, or if Guests chooses to depart early for any reason, or if any member(s) of Guests party do not show up. No refunds or rebates will be made based on weather; power failure; mandatory evacuation; acts of God; earthquake; fire; flood; sabotage; strike; civil or military disturbance; acts of terrorism; war; epidemic or pandemic; riot; acts of government; and any other circumstances beyond Homeowner’s reasonable control.• Full amount is immediately due upon booking.
• If paying by check or cash for a discount, a $200 non-refundable fee (we will invoice you) is required to hold the dates. The $200 will be applied to the total amount due. If less than 90 days from commencement, payment needs to be paid within 5 days along with this signed Guest Occupancy Agreement.
• No substitutions or trade-in of dates. Dates are final and binding.
• No refunds for extra guest(s) charges if they end up not staying.
• Trip insurance- Please check your credit card to see if you have trip cancellation/trip interruption insurance. As part of this Agreement, purchasing trip insurance is highly encouraged. Generally, there are 3 conditions that must be met to purchase a Cancel For Any Reason (CFAR) Rider as follows: 1) Purchase the policy within 10 - 21 days of First Trip Payment; 2) Insure ALL prepaid and non-refundable travel expenses prior to departure; 3) Trip arrangements must be canceled more than 48 hours prior to the departure date. If you meet all 3 of these conditions, most of the policies will reimburse you 75% of your trip costs, unless otherwise noted. Please read the fine print of your insurance policy carefully.
• Canceled bookings will receive a refund minus $200 cancellation + any credit card fees IF cancelled 120 or more days from the commencement of the stay. If cancellation is between 119-31 days from commencement date AND the property can be re-rented for that same time and amount, a $300 cancellation fee plus cc fees apply. Cancellations less than 30 days will likely not receive a refund due to short notice. Upon notice of a desired cancellation, we will remove you from the calendar, re-open the calendar in a goodwill effort to re-rent.

We don't charge a cleaning fee. We do come to do all laundry, remaking of bed, vacuuming/Swiffering & dusting, windows, and cleaning the bathrooms. Guests are expected to leave all areas as neat/orderly as found. Guests are expected to abide by recycling laws and rules. Payment = acceptance of description of the site outlined.
