Simply step out onto the covered balcony, conveniently located off the living area, and unwind amidst plentiful outdoor seating.
Venture down the hall from the kitchen to discover two inviting bedrooms. Directly ahead lies the luxurious master suite, aptly named the Seashell Room, featuring a sumptuous California king bed and a private in-suite bathroom for your utmost comfort. Across from it, to the left of the hallway, awaits the charming Starfish Room, boasting another California king bed. Conveniently situated adjacent to the dual bath/laundry room, ensuring easy access for all guests.
Ascend to the third floor to discover two more enchanting bedrooms: the Lobster Room on the left and the Under the Sea Room on the right, each adorned with California king-sized beds for luxurious comfort. The Lobster Room offers a unique feature—an intriguing telescope for stargazing adventures. Meanwhile, the Under the Sea Room boasts a cozy bean bag bed, ideal for a rejuvenating midday nap. Between these delightful chambers, a shared bathroom awaits, conveniently positioned at the top of the stairs to the left.
Down on the first floor awaits the cozy Whale Room, offering privacy and comfort, with a bathroom conveniently situated just across the way.

The Property utilizes a keyless entry system. Check in is at 4 pm. We will send you the keypad code on your check-in day. Tenants shall proceed directly to the rental property at the designated check in time or thereafter on their reserved arrival date. The Tenant shall enter their unique code into the entry door’s keypad. The code will not open the door before or after the Tenant’s stay and is electronically monitored. In unusual circumstances it may be necessary to delay occupancy beyond 4:00 p.m. to ensure that the Property is prepared to reasonable standards. No refunds or discounts will be considered in the unlikely event of such a delay. Check-out time is no later than 10:00 a.m. on your departure date. Tenant check-out duties should be completed prior to departure. A list of check-out duties will be posted in the kitchen and in under the online house rules. Fees of up to $250.00 may be assessed for failure to leave these items upon check-out and will be charged to the Tenant’s credit card on file. We may be able to accommodate early check in or late check out. If we can offer either, we charge an additional $75 for each.

House Rules
MAINTENANCE
The Guest shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guest shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next guests. The Guest shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guest agrees that the Owner shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. Please do not rearrange furniture, décor or other items to include items in cabinets, drawers, closets, etc.
OCCUPANCY LIMIT.
The rental rate is based upon a maximum occupancy of twelve (12). Being over the occupancy limit at any time is a serious violation and breach of Agreement, and the Owner reserves the right to deny access or to have the premises vacated with no refund of monies.
No Parties of any sort. The Property is restricted to rental to family-type groups only. The Property is a private home and not a hotel or event venue. House parties, fraternities, school, civic or other non-family type groups and/or events are not allowed. Weddings, wedding receptions and other group events may not be held on the Property.

EARLY/LATE CHECK-IN/OUT. Sometimes we may be able to accommodate early check in or late check out. If we can offer either, we charge an additional $125 per additional hr.
DURING YOUR STAY
Tenant/Guest Obligations in accordance with the NCVRA, the Tenant is to:
Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner. Keep all plumbing fixtures clean. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors. Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control. Immediately notify the Owner in the event repairs or replacement of smoke detector batteries are needed.
Additionally, the Tenant agrees to:
Leave the Property in the same or better condition as when tenancy began except for normal wear and tear. Be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property. Report any and all problems to Owner immediately or within 24 hours or prior to departure. The town of Surf City has a fine for disturbing the dunes. Not to enter Owner's private storage spaces. To abide by occupancy limits of the Property at all times.
PETS
Property allows and is limited to (2) housebroken, domestic dogs. $250 for up to two (2) dogs. Tenant agrees to disclose the breed, weight, and condition of each pet and agrees that the Owner may refuse to allow pet occupancy on any of these grounds. Tenant understands and agrees that a violation of the pet policy will result in fees of not less than $500.00 and include costs associated with pest control, carpet cleaning or replacement, furniture cleaning or replacement. Proof of pet removal must be provided by the Tenant when violation has occurred if occupancy is to continue. Tenant has 24 hrs to remove pet if violations occur. Tenants with an authorized pet agree to properly clean the Property prior to departure/check-out including but not limited to sweeping up dog hair from the floor and furniture. The Tenant is advised that local ordinances require pets to be leashed on the beach and for excrements to be removed from the beach by the owner. The Tenant is still responsible for paying for all damages caused by pets, in addition to the dog fee rendered.
Tenant must clean up after pet’s waste on any part of the Property to include the front, back, and side yard by check out. If Tenant does not clean waste from yard the tenant will be charged a fee.
ACCIDENTAL DAMAGE
If there are spills/breaks/issues that cannot be fixed by the Tenant, the Tenant will notify the Landlord immediately to prevent further damage and ensure the premises will be ready for the next Tenant.
SMOKING
The Property is non-smoking indoors. Any extra cleaning due to removing smoke odor will be at the expense of the Tenant plus a $250.00 smoking penalty. Any extra cleaning fees associated with cigarette butts left in the yard or anywhere on the premises will be charged to the Tenant’s credit card on file. Smoking is permitted on decks and outdoor areas only.
FIREARMS AND FIREWORKS:
Absolutely no Firearms or Fireworks of any kind are allowed at the Property. Please understand that the Tenant will immediately lose his rental rights and be subject to expedited eviction with no refunds of all rental monies if a Firearm or Firework is discovered in the property. Tenant understands and acknowledges that any Firearm or Fireworks found on the Property or left in the Property will be removed by the appropriate authorities.
CANAL & DOCK
Boat on premises and boat lift are OFF LIMITS. We allow our guest to dock their water vehicles to our dock. Damage done to the boat on premises, the boat lift, retaining wall or dock itself by the Guests will be paid for by Guest. We allows the guest to dock their water craft on our deck. Damage to guest’s water vehicles is their own responsibility. Please be aware of the danger of the water. Do NOT allow children to play unattended. Do not allow unattended children's in the back yard.

GRILL
After use/cool down please place the cover back on. Fire code dictates there are to be no grills on the second floor deck. One gas grill is on the Property with one (1) propane tank provided. Tenant is responsible for maintaining cleanliness of grilling tools, grill and grilling area and assume full responsibility for any damages to/from the grill or resulting from use of the grill.
FIRE PIT:
One (1) fire pit is on the Property. Tenant is responsible for supplying their own fire wood.
BIKES, KAYAKS, & OUTDOOR EQUIPMENT
Tenant is responsible for the cleaning, maintenance, condition or inspection (for safety or otherwise) of outdoor sports and leisure equipment, such as bicycles, grills, kayaks, beach chairs, fishing poles, crab pots, outdoor games, fire pit or other equipment provided by the owner for guest use after each use. Safety equipment such as life vest and helmets are provided and must be used. Tenant is responsible for cleanliness and condition under normal wear and tear of safety equipment. Tenant will be held responsible to any damage outside normal wear and tear and loss of safety equipment and out door equipment. Ride at your own risk. Loss or damage to kayaks and equipment by guest will be paid for by guest.
LOST AND FOUND ITEMS & THEFT
Lost and Found Items: We are not responsible for any lost or misplaced items during your stay. However, if you realize you've left something behind, please contact us as soon as possible, and we will do our best to locate it for you. We will hold onto found items for up to 30 days after your departure. After this period, unclaimed items will be donated or disposed of.
Theft Prevention: Please ensure the security of the property by locking all doors and windows when you are not present. For your safety and security, please refrain from leaving valuables unattended in the property. We advise against inviting strangers into the property and recommend keeping personal belongings secure at all times. Any theft or damage to the property will be reported to the authorities and may result in legal action.
CHECK OUT DUTIES
Please wash all dishes, cookware, and utensils. Empty the dishwasher and return
all items to their proper place. Remove all food and beverages from the Property. Check the refrigerator and freezer. Put all trash bags/recyclables in the outside trash container.
Leave the AC set to 75 degrees or heat at 60 degrees in the winter months.
Please check to make sure that you have not left any personal items in the
Property. Check all dressers/drawers and closets. Before leaving make certain that
all windows and doors are shut and locked and that all the lights are turned off.

While we strive to provide accurate information and promote safe practices, we cannot guarantee the safety of individuals participating in these activities. Each individual is responsible for assessing their own capabilities and ensuring they are adequately prepared for the challenges involved.
By participating in bicycling or kayaking, you acknowledge and accept the risks associated with these activities. We disclaim any liability for any injuries, damages, or losses that may occur as a result of your participation.
Please ride bicycles or kayak responsibly, and prioritize your safety and the safety of those around you.
The Guest shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guest shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next guests. The Guest shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guest agrees that the Owner shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. Please do not rearrange furniture, décor or other items to include items in cabinets, drawers, closets, etc.
OCCUPANCY LIMIT.
The rental rate is based upon a maximum occupancy of twelve (12). Being over the occupancy limit at any time is a serious violation and breach of Agreement, and the Owner reserves the right to deny access or to have the premises vacated with no refund of monies.
No Parties of any sort. The Property is restricted to rental to family-type groups only. The Property is a private home and not a hotel or event venue. House parties, fraternities, school, civic or other non-family type groups and/or events are not allowed. Weddings, wedding receptions and other group events may not be held on the Property.
CHECK IN AND OUT:
The Property utilizes a keyless entry system. Check in is at 4 pm. We will send you the keypad code on your check-in day. Tenants shall proceed directly to the rental property at the designated check in time or thereafter on their reserved arrival date. The Tenant shall enter their unique code into the entry door’s keypad. The code will not open the door before or after the Tenant’s stay and is electronically monitored. In unusual circumstances it may be necessary to delay occupancy beyond 4:00 p.m. to ensure that the Property is prepared to reasonable standards. No refunds or discounts will be considered in the unlikely event of such a delay. Check-out time is no later than 10:00 a.m. on your departure date. Tenant check-out duties should be completed prior to departure. A list of check-out duties will be posted in the kitchen and in under the online house rules section. Fees of up to $250.00 may be assessed for failure to leave these items upon check-out and will be charged to the Tenant’s credit card on file.
EARLY/LATE CHECK-IN/OUT. Sometimes we may be able to accommodate early check in or late check out. If we can offer either, we charge an additional $125 per additional hr.
DURING YOUR STAY
Tenant/Guest Obligations in accordance with the NCVRA, the Tenant is to:
Keep the Property, common areas, and appurtenant areas clean, safe, and sanitary. Dispose of all ashes, rubbish, garbage, and other waste in a clean and safe manner. Keep all plumbing fixtures clean. Not deliberately or negligently destroy, deface, damage, or remove any part of the Property or render inoperable the smoke detectors. Be responsible for all damage, defacement, or removal of any property inside the Property that is in his or her exclusive control. Immediately notify the Owner in the event repairs or replacement of smoke detector batteries are needed.
Additionally, the Tenant agrees to:
Leave the Property in the same or better condition as when tenancy began except for normal wear and tear. Be financially responsible for unwarranted or unneeded service calls and service calls caused by Tenants misuse of the Property. Report any and all problems to Owner immediately or within 24 hours or prior to departure. The town of Surf City has a fine for disturbing the dunes. Not to enter Owner's private storage spaces. To abide by occupancy limits of the Property at all times.
PETS
Property allows and is limited to (2) housebroken, domestic dogs. $250 for up to two (2) dogs. Tenant agrees to disclose the breed, weight, and condition of each pet and agrees that the Owner may refuse to allow pet occupancy on any of these grounds. Tenant understands and agrees that a violation of the pet policy will result in fees of not less than $500.00 and include costs associated with pest control, carpet cleaning or replacement, furniture cleaning or replacement. Proof of pet removal must be provided by the Tenant when violation has occurred if occupancy is to continue. Tenant has 24 hrs to remove pet if violations occur. Tenants with an authorized pet agree to properly clean the Property prior to departure/check-out including but not limited to sweeping up dog hair from the floor and furniture. The Tenant is advised that local ordinances require pets to be leashed on the beach and for excrements to be removed from the beach by the owner. The Tenant is still responsible for paying for all damages caused by pets, in addition to the dog fee rendered.
Tenant must clean up after pet’s waste on any part of the Property to include the front, back, and side yard by check out. If Tenant does not clean waste from yard the tenant will be charged a fee.
ACCIDENTAL DAMAGE
If there are spills/breaks/issues that cannot be fixed by the Tenant, the Tenant will notify the Landlord immediately to prevent further damage and ensure the premises will be ready for the next Tenant.
SMOKING
The Property is non-smoking indoors. Any extra cleaning due to removing smoke odor will be at the expense of the Tenant plus a $250.00 smoking penalty. Any extra cleaning fees associated with cigarette butts left in the yard or anywhere on the premises will be charged to the Tenant’s credit card on file. Smoking is permitted on decks and outdoor areas only.
FIREARMS AND FIREWORKS:
Absolutely no Firearms or Fireworks of any kind are allowed at the Property. Please understand that the Tenant will immediately lose his rental rights and be subject to expedited eviction with no refunds of all rental monies if a Firearm or Firework is discovered in the property. Tenant understands and acknowledges that any Firearm or Fireworks found on the Property or left in the Property will be removed by the appropriate authorities.
CANAL & DOCK
Boat on premises and boat lift are OFF LIMITS. We allow our guest to dock their water vehicles to our dock. Damage done to the boat on premises, the boat lift, retaining wall or dock itself by the Guests will be paid for by Guest. We allows the guest to dock their water craft on our deck. Damage to guest’s water vehicles is their own responsibility. Please be aware of the danger of the water. Do NOT allow children to play unattended. Do not allow unattended children's in the back yard.

GRILL
After use/cool down please place the cover back on. Fire code dictates there are to be no grills on the second floor deck. One gas grill is on the Property with one (1) propane tank provided. Tenant is responsible for maintaining cleanliness of grilling tools, grill and grilling area and assume full responsibility for any damages to/from the grill or resulting from use of the grill.
FIRE PIT:
One (1) fire pit is on the Property. Tenant is responsible for supplying their own fire wood.
BIKES, KAYAKS, & OUTDOOR EQUIPMENT
Tenant is responsible for the cleaning, maintenance, condition or inspection (for safety or otherwise) of outdoor sports and leisure equipment, such as bicycles, grills, kayaks, beach chairs, fishing poles, crab pots, outdoor games, fire pit or other equipment provided by the owner for guest use after each use. Safety equipment such as life vest and helmets are provided and must be used. Tenant is responsible for cleanliness and condition under normal wear and tear of safety equipment. Tenant will be held responsible to any damage outside normal wear and tear and loss of safety equipment and out door equipment. Ride at your own risk. Loss or damage to kayaks and equipment by guest will be paid for by guest.
LOST AND FOUND ITEMS & THEFT
Lost and Found Items: We are not responsible for any lost or misplaced items during your stay. However, if you realize you've left something behind, please contact us as soon as possible, and we will do our best to locate it for you. We will hold onto found items for up to 30 days after your departure. After this period, unclaimed items will be donated or disposed of.
Theft Prevention: Please ensure the security of the property by locking all doors and windows when you are not present. For your safety and security, please refrain from leaving valuables unattended in the property. We advise against inviting strangers into the property and recommend keeping personal belongings secure at all times. Any theft or damage to the property will be reported to the authorities and may result in legal action.
CHECK OUT DUTIES
Please wash all dishes, cookware, and utensils. Empty the dishwasher and return
all items to their proper place. Remove all food and beverages from the Property. Check the refrigerator and freezer. Put all trash bags/recyclables in the outside trash container.
Leave the AC set to 75 degrees or heat at 60 degrees in the winter months.
Please check to make sure that you have not left any personal items in the
Property. Check all dressers/drawers and closets. Before leaving make certain that
all windows and doors are shut and locked and that all the lights are turned off.

Payment Policy
Owner accepts credit cards. Owner does not accept checks, cash or credit card numbers via telephone, email or text. Approximately 50% of the entire balance for the rental, including all charges, is due at the time the reservation is made. The remaining balance is due no later than 30 days prior to your arrival date. If the first payment is not received within 72 hours of booking online, the reservation will be automatically canceled. No payments will be accepted at the time of check-in for rent or fees of any kind.
Reservations made within 30 days of the arrival date must be made at least 72 hours prior to arrival day and paid in full via Credit Card.
If full payment is not received within 72 hours of booking online, the reservation will be automatically canceled.
If the Tenant cancels 60 days or more prior to their stay arrival date they shall receive their payments back minus $75.00 service fee
If the Tenant cancels 59 days or less prior to their stay arrival date, Tenant shall forfeit all payments made
