The room has forced air heating, plus a personal heater for your temperature control. The studio also offers a window air conditioner in the summertime.
No need to share a bathroom as you have a private bath with shower. For dining, eat on the covered patio and use the lounge chair to sunbathe in the Carlsbad sun. I have also created a beach out in the front yard where you can sunbathe.
When you arrive, you will fill out a short information form for emergency contacts and waiver of liability, I will need a copy of your driver's license, and there will be a lease agreement for the dates you reserved through Airbnb.

This is a cul-de-sac street with very little traffic. Only 12 homes on the street. Top of the hill, out of the way, quiet and private. Please only park on the driveway in front of your home. Please drive slowly down this cul-de-sac street.
The bus stop is on the corner and the train is 2.5 miles away. Most people have a car and park on the street. Those who don't have a car use Uber and Lyft. All shopping is within a half mile and is an easy walk. Please note that we are on the top of the hill. It’s easy going down into town. It’s harder coming back because of the hill.
Please respect that this is a non smoking property.
There is no loud noise after 10. No parties. Your guests must leave at 10 PM.
Sorry, I cannot accept couples. Rare overnight guest is $25 per night with prior permission only. If you are in a relationship and want your significant other to spend the night, this is not an appropriate place.

Lease Agreement
Because your reservation is 31 days or more, Wendee Mason, the Host, a licensed real estate broker, will send via your personal email, a California month-to-month lease rental agreement with the EXACT terms of the Airbnb reservation for your review and signature. Please call if you have questions about the standard California monthly lease agreement terms.
House Instructions
An advance copy of the house instructions and Guest information sheet will also be sent for your review, as a part of the lease agreement. The information sheet with medical emergency information must be filled out when you arrive. A copy of of your driver's license will be needed as well as a selfie for the guest memory book.
Pets
The pet policy will be sent in advance via email to be reviewed and signed.
Identity Check
Airbnb policy prohibits one person making a reservation in another person’s name. I will not accept reservations for others; such as siblings, husbands, wives, or children. Each Guest must have their own profile, and match the identity of the person staying at the guest suite.
