QUIET HOURS - 10PM TO 8AM
ABSOLUTELY NO FIREWORKS
PARKING- Maximum 6 vehicles. Plan Accordingly. NEVER park on the street.
They will tow and/or ticket your vehicle. Any vehicle past 6 will be charged $200 per vehicle, per night.
-Guests are not allowed to light fires anywhere except inside the established fire pit, which is outside in the backyard. Do not light any fires near the house - including but not limited to on or near the deck. Guests will be be fully responsible for any and all damage.
-Homeowner / Host reserves the right to keep 100% of the security deposit if any house rule is violated and pursue additional damage if he/she so desires.
-Please be respectful to the cleaners and leave the home exactly as you found it. You must run the dishwasher with all dirty dishes. If excessive cleaning is needed we will charge your security deposit. - Upon Check in guests agree you must report any and all damages or cleanliness issues within 30 minutes. We will try everything in our power to correct any issues within the first hour. If anything is reported later than 30 minutes and we are not given the opportunity to correct any issues, guests agree and acknowledge you are using the property “as is”. Any reviews that mention an issue that was not brought to the attention of the property manger and not validated with a picture/video, violates our agreement and the review will be removed.
-Essential Amenities Limitations: 1 roll of toilet paper is provided. Soap for the dishwasher is provided. Hand soap is not provided, however home typically does have hand soap. Toiletries/body soap are never provided.
-Weekend Booking Policy - Whether you check in on a Friday or Saturday night the weekend rate will apply. Ex. You will be charged Friday and Saturday nights rate. Not a Saturday and Sunday night rate. Sunday night rate only applies if it is your 3rd or 1st nights stay.
- Holiday Booking Policy: Bookings made that are over a holiday period will not receive a refund if cancelled within 60 days of check in.
-Holidays require a 3 night minimum, 3 days leading up to, during and 3 days after a holiday require the 3 night rate. Of course guests may stay for one or two nights but the rent will be the equivalent of the 3 nights posted. Ask your host for clarification.
-Holiday bookings have an additional $135 cleaning charge that will be requested through Airbnb after your booking. Holiday cleaning rates apply to the seven day week of all holidays as we get charged extra for workers to work these weeks. For example, December 28th falls under the Christmas and New Year’s holiday. Please ask your host for clarification.
-If you book and you are found to be under the age of 25. We have the right to cancel your reservation and you will not receive a refund of any kind.
-Home is in a residential neighborhood and weapons are not allowed to be discharged in the neighborhood. Do not brandish any weapon at any time as this could alarm neighbors.
-Extra Guests fee may apply to groups over 16. This will be charged via Airbnb money request since Airbnb is capped at 16 guests under their settings.
-Parking: No more than 6 vehicles are allowed.
ZERO TOLERANCE POLICY FOR HARASSMENT / EXTORTION-
1A-If you or anyone in your group are harassing/bullying/demanding/threatening in any way to the owner or manager to attempt to receive a discount- you will lose 100% of your security deposit and subject to eviction without refund. If these events happen prior to your check in we have the right to cancel your reservation. Fabricated events during your stay about “issues” with the home to try and validate a discount will not be tolerated. Any questions or concerns about the home such as condition of the home, cleanliness or otherwise must be addressed within 15 minutes of check in and we will contact the manager to address. This is a mountain home and there are wild animals, insects and storms all of which we cannot control. Spiders are nature’s builders and work webs within minutes of them being vacuumed. Bears will tear apart trash at any property. We build bear resistant trash cages, but even a bear can unlock locks especially if they are not closed correctly which leads to spilled trash. If any service calls are made to check on your “issue” and in fact there isn’t an “issue” you will be charged for the service call and lose 100% of your security deposit.
1B- If you or anyone in your group are harassing/bullying/demanding/rude (or any kind of behavior deemed inappropriate by the host) to the host prior to/during your stay; we have the right to cancel your reservation at anytime without a refund. Please be respectful to your host.
- Surveillance cameras are used for exterior public areas of home. They are used for safety, security and liability. If guests are found breaking rules, for example sneaking in animals, going beyond maximum person occupancy, etc. will lose 100% of security deposit and will be removed immediately. If you need an accessible home that can accommodate service animals, emotional support animals etc; we recommend that you find an alternate place to vacation as we completely are empathetic to disabilities as the owner has disability grade anaphylaxis caused by environmental allergens. Many animals can cause an immediate reaction. This is why we do not use any harmful chemicals such as phosphates, pesticides, herbicides etc for your safety and the safety of the owner. *Any attempt at disabling or obscuring the cameras, smoke detectors or any other safety device is prohibited and may result in guest being evicted without refund and/or 100% loss of security deposit.
**Additional Covid 19 rules can apply at anytime. Guests who show up early, hinder cleaning and maintenance of the property it also violates Social Distancing for those working in/on and around the home and property. Guest risk losing their security deposit. No early check ins and no late checkouts until further notice. Absolutely no exceptions. Guests will be charged the equivalent of the highest nightly rate. Hot Tub may not be available during Covid due to strain on cleaning crews which is beyond our control. The home is the most important, and Hot Tub may not be available at all during this time. No refunds are given as this is beyond our control. Well water at all the homes in the community is being strained due to Covid so well water may not be available to fill tubs at all. Guests who violate rules and fill tubs on their own will be charged a minimum of $500.
PARKING: Is limited to a maximum of 8 vehicles. Street Parking is not allowed. Community will tow vehicles parked on the street. Plan Accordingly. If any excessive vehicles are found at the property you may lose your security deposit and charged.
Appliances/TVs/Satellite/Entertainment/Fireplaces/Electrical/Plumbing/Furniture:
A) Guests acknowledge that they rent a home that is not brand new, that we do everything in our power to maintain and provide a working home for a comfortable stay. Appliances will break from time to time (often when renters misuse them). We utilize a home warranty for normal wear and team however if the warranty service deems the said item to have been broken in an unconventional or otherwise way not covered under warranty that the responsible party (renter) may be held liable for repair out of the security deposit but not limited to the amount of the deposit.
B) Guests agree to a maximum pro-rating for failure of an item no more than 5% of the rental rate for essential items, and failures must be reported immediately within 1 hour of check in, not at the end of the rental (i.e.- an oven breaks halfway through a rental, 2.5% of the rent, breaks the first hour, 5%, breaks the 4th day of a 5-night rental 1% etc.) Essential items are Ovens 5%, Ranges 5%, Well Pump 5%, Water Heater 5%. Luxury items such as Hot Tubs, are not essential items - they are cleansed with professional grade materials that will shorten the life span of internal components such as pumps and heaters and can on occasion cause a tub to malfunction. This there are no refunds for hot tubs. Any return would also be pro-rated if the failure is due to an internal failure. If the repair personnel determine it was due to human related error, then the renter is responsible for the repair (i.e. overfilling a tub can spill water out, thus burning out a motor, leaving a cover off while not occupied and leaves clog the filter or it freezes, damaging a control circuit board etc.) Satellite dishes, cable or internet lines can be knocked out of alignment due to winds, can be iced over, rain etc. We have no control over this, and no refunds are given for failure. We do immediately request the servicing company to come out to repair and we are on a service agreement to do so. TVs can fail 99% of the time due to renters changing the channel on the tv to the wrong channel so the Smart TV or Satellite do not appear to be working. Fireplaces are an auxiliary amenity and are not the source of heating the home. We try our best to have this amenity fully functional for your stay. However sometimes wind can blow out the pilot light. In that event we will try our best to get someone there to relight it during your stay. No refunds will ever be given regarding a fireplace as fireplaces have safety mechanisms in place. Homeowner is not responsible for misuse of such items and renter can be held responsible for service calls to repair is the service person determines it was human error.
C) If a plumbing essential item such as well pump or water heater fails, guests agree that the homeowner will make every attempt to repair it first as soon as the repair service responds. Guests understand that the homeowner cannot relocate an entire party to another home with such short notice. Just as in your own home we request immediate response to repair the item. Guests agree to a 5% prorated refund and failures must be reported immediately, not at the end of the rental.
D) If a property is listed for sale or in need of repair, not suitable for
occupancy, (broken water heaters/furnaces, windows/doors/plumbing/electrical etc. out, well ran dry), homeowner reserves the right to refund monies paid should the home not be available or suitable to rent. Rent monies will be returned so renter may find alternate arrangements. Homeowner is not required to find alternate arrangements nor responsible for travel inconveniences in any way but may make recommendations to help find alternate options.
E) Properties vary from location to location and images may not be up to date with regards to bedspreads, linens, towels, decorations and art. Likewise, Homeowner is not liable for images on websites as they may vary and change, for a complete list of photos, email LHVR. We often change photos and décor and sometimes furniture, as furniture breaks and must be replaced. Refunds will not be given for discrepancies in varying pictured bedspreads, art & furniture.
Weather, Landscaping and Home Conditions, Zero Pesticide/Herbicide, Wildlife Rule:
A) Guests acknowledge that this is a vacation home in the mountains surrounded by woods and wildlife and accept all that goes with living in the mountains including but not limited to Snow and Ice Storms that often knock down trees and power. Guest acknowledge that the homeowner cannot be liable for any acts of God, power outages etc. and they agree that they will in not get a refund due to storms or loss of power. Guests acknowledge that the home is surrounded by both coniferous and deciduous trees which drop both pine needles and leaves.
B) The home sits high atop a hill albeit it with excellent views come winds that disrupt the surroundings. Leaves can be cleared and then within minutes be blown back up the hill due to strong winds where we just cleaned up. This home like most in Lake Harmony, leaves the landscaping natural as we wish to not disrupt the wildlife in any way. We leave vegetation the way nature intends it and will not spray weeds, grass nor any other excessive overgrowth so as to allow the deer and other animals their natural foods and habitat. Please do not feed the deer, BEARS, Moose, Elk, turkeys etc. Coyotes are NOT your friends.
C) We do not use any pesticides nor herbicides at all in order protect the health of our occupants, to protect the well water and to protect the lakes and streams. As with every home in the mountains, one can and will encounter bugs, spiders, weeds, chipmunks/mice etc. We do use glue traps in order to reduce the number of bugs/spiders etc. when needed, we clean before/after every rental with high powered vacuums and sticky rollers to reduce and prevent such pests. Guests acknowledge that these unwanted pests cannot be completely controlled, and they do not warrant refunds or cancellations. Spiders at various times of the year will build webs in eaves/awnings etc. like every mountain home. We occasionally power wash for esthetic purposes but spiders are nature’s builders and help to eliminate other unwanted bugs. So, we often leave them alone.
D) Guests acknowledge that this is a short-term vacation rental often with back-to-back guests. Such conditions allow us to clean effectively but sometimes not repair immediately items/spills/stains that may have been broken/caused by the previous tenants. We inspect, photograph and video between each rental to ensure that guest will not be held responsible for such broken items or spills/stains etc. We act immediately to our fullest capacity to repair essential items such as appliances/water heaters etc. This home has working appliances all working, new water heater, brand new hot tub, all showers/sinks/toilets/plumbing in working order, TV’s and sound systems are inspected between each rental to insure working condition. Furnace is proactively cleaned and maintained annually. Guests acknowledge these are esthetic and not essential to the working condition of the home thus no refunds are given for esthetics. Guests frequently break simple working items such as window cranks, locks doorknobs, light switches etc. We often have to special order such items such as cranks, or electrical dimmers that are pertinent to low voltage lighting or dimmable bulbs. We may have to enter the property in order to repair such items. Guests agree and acknowledge that such items are not essential such as a roof, bed, water heater etc. and in nor way warrant a refund nor cancellation.
HOT TUB: [No children under the age of 15 permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. You acknowledge all posted and emailed hot tub rules. Our cleaning company cleans and sanitizes the tub for every rental. This may entail a drain, sanitize, refill and replenish chemicals in tubs prior to your arrival; therefore, it may not be warm until later that evening. Water comes from private well. If water spills out of the hot tub it can break the mother board. If hot tub water spills out and goes below the filter it will break the hot tub. Any renter misuse that causes damages, will result renter to lose security deposit. If additional hot tub service is requested, cleaning, water top off, etc. Renter will be responsible for any additional fees. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, CLOSE and leave cover on to keep the hot tub warm, if cover is not on properly the hot tub can freeze. NEVER Turn off the power to the hot tub. Hot tub can freeze, and you will be responsible for the expensive hot tub replacement fee.
FIREPLACE: The fireplaces are gas fireplaces and are controlled by a thermostat. Please be respectful and not constantly run the fireplace using a large amount of expensive propane gas. Fireplace glass will be extremely hot. Never touch the fireplace. Operate at your own risk. A fireplace is an auxiliary amenity. Even though the fireplaces do emit some heat, the fireplaces are not the primary source of heat for the home. The HVAC heats the home, its thermostat is located on the middle floor by the kitchen. Renters/guests are responsible for proper use of thermostats.
COVID-19 POLICY: Covid 19 is no longer an unforeseen circumstance when regarding travel or daily life. Any item related to Covid-19 may not apply when regarding your reservation of this home. Renters and their guests are fully responsible for themselves and their actions and who they wish to have join them in the home. The home is rented out for the same amount, no matter if for 1 person or 20 stay at the home. The cancellation policy is as stated. *This property is rented at the same rate no matter how many occupants attend. The number and how many guests are solely your responsibility. We will not issue refunds of any kind for your own changes in the number of occupants.
WATER AND SEPTIC: The home is on a well and septic system. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to the plumber’s cost to repair.]
WASHER / DRYER – Is ONLY AVAILABLE for stays longer than 4 nights. If you use Washer/Dryer without special permission for shorter trips you are subject to losing your security deposit. Excessive running of the washer will drain the well water supply.
WELL WATER NOTICE: This home (and all homes in Lake Harmony) water supply comes from its own well on the property. Well water supply is not an infinite source. Please be conservative of water. HOT WATER NOTICE: This home has a large commercial water heater. If you have a larger group, please conserve hot water. Water needs time to re-heat, just like any other water heater tank. If you should run out of hot water, please wait and allow time to reheat.
SNOW & ICE REMOVAL: You are responsible for any/all snow removal on property during your stay. Ice melt and snow shovels are provided for your use. If you need more Ice melt please notify your property manager.
• In the event that more than 6 inches of snow has fallen within 24 hours please notify your property manager. They will send a snowplow for the driveway.
o All vehicles must be moved from the driveway for the snowplow.
Roads are maintained by Kidder Township. We are not responsible for roads.
WINTER VEHICLE REQUIREMENTS: ALL WHEEL DRIVE VEHICLE WITH SNOW TIRES.
FIREWORKS NOTE!!! There is a $1,000 FINE in place currently PER FIREWORK!!! We are strictly monitored so please adhere to the fire code! Renters accept all responsibility and agree to pay any and all fines administered by shooting off fireworks on the property. Any firework will lose full security deposit.
HVAC SYSTEM AC / HEAT: You are responsible for the homes’ thermostat that controls the homes HVAC system for cooling or heating the home. Thermostat is located on middle floor. Instructional video may be requested. Please don’t confuse the thermostat on the bottom floor, that thermostat only controls the fireplace, not the homes HVAC heating system.
TRASH AND DEPARTURE: Renters agree to remove all trash from the property and to not leave any trash outside the home as bears can and will get into it. Renters agree to leave the property clean as found & acknowledge that the “cleaning” fee is for sanitizing the bathrooms, kitchen, beds & other essential areas. Full check out details will be emailed to you & are posted at the home.
