Clean & Comfortable 3BR in Prime Brooklyn Location - Brooklyn

House Rules - Absolutely NO SMOKING, animals or parties are permitted in the building. Please do not loiter or smoke on the front steps of the building. Any evidence or odor of smoking will result in additional deep cleaning fees, which start at $300 minimum. - Quiet hours are from 10PM to 7AM. Please do not wear shoes inside the apartment. Be mindful there is a family living below you, so heavy footsteps, running and jumping are heard very loudly on the lower floors of the building. - Confirmed identity including government-issued ID, phone number and email address are required on guest profiles. All adult guests staying in the apartment must be invited to join the reservation unless they are immediate family of the booking account. Unregistered guests and visitors are not permitted in the building. - Everyone over 5 years old must be vaccinated for COVID-19 prior to arrival for your stay. - All communications should be kept on the Airbnb platform except for emergencies. Multiple people are monitoring communications so we’ll respond as quickly as possible. - Firearms, explosives (e.g., fireworks), weapons, hazardous materials, incense and candles are not permitted in the building. Please ask us about any questionable items we’d be happy to discuss with you. - We highly recommend purchasing travel insurance that allows you to "cancel for any reason" in the event of illness, weather or unforeseen issues that may prevent you from completing your trip. We cannot be responsible for refunds that fall outside established policies. There are plenty of travel insurance provides available, but if you want to use the AB&B-affiliated providers you would need to add the option prior to finalizing your booking. Travel insurance information can be found here: https://www.airbnb.com/d/travel-insurance - For security reasons, do not allow building entry to anyone not expected or known. This includes delivery people (e.g., FedEx/UPS) or individuals who claim to be building / housing inspectors or law enforcement. - For summer guests please turn off air conditioners if you’re out of the apartment for any length of time > 1 hour. The apartment cools down quickly with three AC units so there’s no need to leave them on. Please help us conserve energy. We are a solar-powered building so every little bit helps minimize our energy footprint. - For winter guests, heat is controlled centrally for the entire building and radiator valves should be left open at all times. If it’s too warm you can open a window. The building cools down overnight then warms up again early in the morning. It’s also slightly cooler during the day when people are usually out but warms up again in the late afternoon. - Glass, plastic and metal recycling should be placed in the bin with the clear recycling bag. Paper and cardboard recycling should be placed in the smaller bin in a separate clear bag (extras bags are in the kitchen cabinet next to the dishwasher). Trash goes in the bin with the white (non-clear) bags. If you want to take bags outside, please place garbage in the smaller black bin on the left, recycling goes in the larger bin (with the recycling sticker) on the right. The outside bins are put out on the curb on Sunday and Wednesday nights. The cleaning service will take care of the garbage and recycling after you check out, so no need to take them out during your stay unless you want to. - There are laundry pods in the plastic tray on top of the dryer and extra sponges, garbage bags & paper towels in the kitchen cabinet next to the dishwasher. - There is a fire extinguisher in the lower kitchen cabinet between the stove and the dishwasher. - Please do not unplug the Roku or antenna from the TV or power connections. Do not reset or log out of the Roku. - Please throw out any perishable food items prior to your departure. If there are full items which could be used by the next guest feel free to leave them behind. - Checkout is by 11AM, the cleaning service will come shortly after to prepare for the next guest. Due to the tight window between visitors we unfortunately cannot accommodate late checkout requests. - The keys must be returned to the lockbox when you check out using the same code you received for check-in. If you need an extra set of keys during your stay please let us know. - If anything breaks or needs attention please let us know right away so we can have the apartment in perfect shape for the next guest.
