We thank you for choosing 44 Hancock Avenue, Unit 3 (back house, second level), Seaside Heights, NJ to spend your vacation time, we greatly appreciate it. As a prelude to you coming down, you may wish to check out the following web site which will list the calendar of activities, places to dine, night life activities and special local activities which may interest you. ?? Exit 82 Your check-in time begins at 4:00pm. You have self-check-in, just text us when you are about ½ hour away from Seaside Heights (usually exit 100 on the GS Parkway coming from the North or exit 77 from the South). For the fastest route to Seaside Heights please take exit 82 off the NJ Parkway. To Enter the Unit The Entrance Door is a Combination Lock. To open the door: Enter your four-digit passcode Your four-digit passcode is the last four numbers of the telephone number that you provided. To lock the door: Press the “Schlage Button”. Please make sure the lock is engaged before departure. WiFi Information: Wi-Fi Device: Verizon_N6CFR3 WiFi Password: heron-cony7-oak Unit 3 2 bedrooms: We supply mattress pads, a fresh fitted sheet, top sheet, pillows along with a comforter. Rest assured that we always wash the bed mattress pads, sheets, and refresh the bed comforter for every new guest. In addition, we provide a “starter package” of paper towels and toilet paper. Please note the follow items are “NOT” included and needs to be secured by you or from us: Towel rental ($10 for a set of 6) Beach towel rental ($10 for a set of 4) Beach Items Food (coffee, juice, milk, etc.) Shampoo, soap, etc. Crab traps Baby Crib ($25) limited supply (if available) Place to rent beach items: The Shore List 732-333-8009 As stated in the rental agreement, upon your arrival, you will have 2 parking passes to use with any vehicle to park for free at city designated public parking (not valid on Ocean Terrace) and up to 4 beach badges (if needed) for the required registered guests. In addition, the rental agreement states that the unit needs to be in the broom clean condition as when received and your check out time will be 10:00 am . The whole world is checking in at the same time as you are. Traffic will be difficult, time has no meaning on the island, and everyone wants to get on the Boardwalk/Beach as soon as possible. You are on vacation, enjoy the scenery, if by chance your check-in is not as timely, don’t fret. You are our guest, we will do our best to make your vacation an enjoyable one. House Rules
Rental is based on the acceptance of our standard short-term lease herein.

We offer over 40 summer rentals in Seaside Heights, Seaside Park and Lavallette. We operate much like hotels in regards to providing additional services, such as towels, additional beach badges and car passes, cleaning services during your stay and so forth. As assurance for these services and for any rental agreement violation and/or damages WE REQUIRE A CREDIT CARD ON FILE and Copy of Driver's License for booking adult.

Please note we offer quality rental, No group parties or multiple unregistered renters will invoke early termination of lease and forfeiture of complete rental amount.

The minimum age to book is 21. You may not book on behalf of someone else. Booking adult must stay for the duration of the reservation. Photo ID may be required at the time of booking or at check-in for age verification purposes. If the booking adult is not present at the time of check in and for the duration of the say, the occupants will be removed without refund.

Please inquire as to off season weekend, and weekly rate for rates.

Borough of Seaside Heights has imposed a new ordinance effectively
prohibiting young adult or prom rentals. The new Ordinance now prohibits groups and
young adult rentals from April 15 to June 30 unless Guest can verify that at least one
person will be 21 years or older and will be a full time guest during the entire stay. No
exceptions. Any guest that reserves that does not meet this criteria will result in
cancellation of the reservation and loss of deposit.

During May and June:
a) Rental agreement is required with all guests’ names and parents’ names and contact information.

b) Guests under 26 require security, additional cost will apply to cover additional cost incurred.

c) To comply with town ordinance a guest over 21 must be present at all times, this does not waive the additional fee for security.

Beach Passes: Failure to return beach badge will result in guests paying $80 per beach pass not returned.

“Parking" Management does Not assume any liability for damages caused by fire, theft, casualty or any other cause whatsoever with respect to any car or its contents.

“Parking Passes" not returned at termination of stay will be charged $300 per parking pass

We do NOT allow for any electric car charging on property Violation $250 per day.

Right of Entry: Management reserves the right to enter the demised premises for the purpose of inspection and reasonable hours to make repairs and or alterations to the premises.

Condition of Premises: The Guests will be allowed upon first entry to inspect and examined the premises, including the grounds, the building and personal belongings, and that they are, at the time of this rental, in good order, repair, and a safe, clean, and tenantable condition.

Repairs or Alterations: The Guests shall be responsible for damages or stolen items caused by his/her negligence and that of his family or invitees and The Guests and in addition responsible for lost rents due to Mgmt. inability to re-rent to incoming parties.

No Smoking: Smoking is only allowed “outside”. Evidence of smoking inside the property will result in immediate eviction and forfeiture of all amounts paid and will result in additional cleaning fee charged to guest as excess damage cost and will be charged against the credit card on file.

No Pets: Pets shall not be allowed. Violation $75 per day.

Internet: Wireless internet and Cable TV is provided as a convenience
only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences regarding service.

Plumbing: Upon inspection the guest will agree that all lavatories, sinks, toilets, and all other water and plumbing apparatus are in good order and repair and shall be same only for the purposes for which they were constructed. Any damage to any such apparatus and the cost of clearing stopped plumbing shall be borne by Guest.

Weather: There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.

Cause for Eviction: The Guests and all parties will be subject to immediate eviction from the property if The Guests or parties of The Guests violate any terms of this agreement, including but not limited to violation of the occupancy limits, pet provision, smoking, noise ordinate or parking. In the event of eviction from the property, The Guests shall forfeit all amounts paid and there will be no refund of money.

Ordinances and Statutes: The Guests shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the premises.

Upkeep and Cleaning: The Guests shall always keep and maintain the premises in a clean and sanitary condition, and upon the termination of the tenancy shall surrender the premises to Mgmt. in “broom clean condition”.

Towels and beach items are NOT included in the rental however can be rented by The Shore List or Coastal Linens.
