We have been owners of our condo for 24 years. Playa was just a sleepy little fishing village at that time. My how things have changed. We have all the modern conveniences that you could possibly desire and still enjoy the natural beauty of Playa del Carmen. Our condo is a one of a kind, oversized, corner unit within 50 feet of the beach. You will really enjoy the view from our balcony. We hope that you enjoy this little piece of paradise as much as we do.

“Perfect spot for a family vacation to Playa”
Wonderful spot. Extremely conveniently located - very short walk to 10th and 5th avenues. The condo itself was clean and comfortable and very nice inside. The pool was sparkling clean. The beach fronting the Xaman Ha Condominiums is well-maintained and great for both wading and swimming. "Fase 1" of Playacar is quite lovely; a park with protected ancient Mayan ruins and jungle sits just across the street from this condo. Terry and Tom were good communicators in the lead up to our trip and provided plenty of information about the condo as well as helpful tips about visiting Playa del Carmen.

Perfect!
Tom and Terry provided lots of information and great communication leading up to our stay. The condo is beautiful, well maintained, with spacious bedrooms, spacious bathrooms, and nice kitchen with everything you would need. The view is perfect as well. We stayed the last week of June. The pool was quiet while we were there, with people not really getting into it until around 10:00 am, and no one hanging out late at night. The beach does leave something to be desired, it is much more narrow than some of the pictures indicate (you would have to be sitting up against the wall to not be in the water/seaweed), but there is a wider beach right next to the property. The swim up bar provides some food and drinks until around 4 pm.

Family vacation
Just want to say this property is amazing. Beautiful views and the condo is very well kept up. The owners are very nice and help you in anyway possible with your trip and plans the two ladies at the front desk were awesome and helping us book any tours we needed and we were literally like three blocks from downtown. I will definitely book this again, whenever we go back, it is definitely a 10 out of 10

“Wonderful Condo”
We have stayed in many units during the years 2007 through 2023 and 7101 is by far our favorite! It is the perfect location and the owners are always updating. They are the best owners we have ever worked with. All of the rooms and bathrooms are great and have new mattresses. We meet new and old friends at Xaman Ha every May. It’s a great place to stay and the location to town is perfect! Lots of fantastic food and bars within walking distance. I’ve never felt unsafe in Playa. You should always look over your checks when paying at restaurants and keep your personal belongings close as you should anywhere. But just go out and explore and enjoy all the Mexican culture! We find something new every year. This year we did a day trip to cenote Sac Actun. It was fabulous and fun! And then we took a boat trip to Isla Mujeres for another day and enjoyed the spectacular water in that area. So many beautiful places to visit and staying at Xaman Ha is a great central location for exploring! A few great restaurants that we like while we’re there are Laura & Luca’s, The Lost Tiki, La Famiglia, Don Chendo, 500 Gramos, Manne’s and so many amazing places! Alive and Dirty Martini are a couple of the bars we like to stop by when we are there. Found a cute little cafe this time just up the street called Aereo Cafe With delicious lattes and French toast. Very small menu but very good. Also tried the Admiral Sports Bar this year. Very good food and nice people! Don’t hesitate to go except when I want to rent the condo!! Lol!

Paradise!!
We had a great time!! The condo was perfect. Clean, updated and right on the beach. It was a wonderful experience!! We are already planning another trip back.. I would recommend it to anybody looking for a great place to stay..

Lovely vacation rental
We all enjoyed our stay! The condo is beautiful and clean and the beds are super comfy. The pool and swim up bar with drinks and snacks were a big hit with our kiddos and parents. The location was perfect - with beach access and walkable restaurants, coffee, and bars. We had some confusion about who to message about needing more drinking water, but that was a minimal hiccup in an overall lovely vacation.

Great view Beachfront condo
The swim up bar and pool areas, along with the beach and a very short walk to 5th Ave made this an excellent choice. The condo is spacious and clean.

Best Condo in Playa del Carmen!
Our family of 3 was so happy with our stay at Xaman Ha Condominiums! 7101 was hands down the best situated condo in the entire complex. View was just as beautiful as the pictures shown. Bedrooms and bathrooms are spacious and kitchen was well equipped. Stocked with plenty of drinking water. Staff were attentive and they are always on site consistently taking care of the grounds, beach and the pool area. We particularly liked that this was not a “party condo”. Just nice, relaxing, respectful guests of all ages having fun. Easy 5 minute walk almost anywhere you want to go; into Playa proper, down the beach to the Ferry and Senior Frogs. We even watched skydivers land right on the beach close to our condo each day. The location and quality of this condo cannot be beat. We will definitely be back!

Great experience
The property was just as it was advertised! We had great communication with the owners and they provided valuable information that really helped us navigate the ins and outs of traveling to Mexico. They also kept us up to date on changes due to covid. We would definitely stay there again in the future. It was a great experience for my family.
