"CampodiBella is a luxury property yet with a comfortable, Welcome to my home feel that makes it a special experience. The pool area was used extensively and was a great place to relax in the late afternoon, early evening after a day at the beach. I don't know what other superlative to use to describe this property, but if you want a 5-star experience along the Emerald Coast, look no further than Campodibella."
Large open floor plan-great room on first floor includes a 55" large screen TV, horizontal contemporary fireplace, breakfast nook (seats 4), full dining room (seats 6), living room with pull-out couch, and large kitchen wth island bar that seats 7. Great room opens to large deck/porch and pool area. Kitchen features granite counter tops and stainless applicances including a large built-in ice maker. A large pantry is available for grocery storage. All the amentities are available for doing your own cooking. There is service for 16, plenty of cooking utensils and the finest of appliances. Kitchen/Living Room area also includes a half-bath.
Second floor has three bedrooms and two full baths. King-size beds in two bedrooms and two queen size beds in another bedroom. Upstairs Media/Den area is perfect for watching TV and playing video games. This area is not meant to be an extra bedroom. Work desk available for those doing a little work while on vacation. All bedding is custom and all matresses are Sealy Posturededic.
The Carriage House is much like a one-bedroom apartment. It has a living area complete with a flat screen TV and a pull-out couch. The full kitchen includes all stainless appliances, a round table that seats four and a unique wooden chandelier. The separate bedroom has a king-size bed with a headboard made from a winery in Hungary from the 1800's. The bathroom is contemorary with a vessel sink and a walk-in shower decorated with mirror, crystal and stone tiles. The Carriage House is separate, however not rented sepatately. You will need to rent the Carriage House if your party is over ten (10). The Carriage House is an additional $1,000.00 and a $75.00 cleaning fee, plus the additional 7% tax.
Outdoor Kitchen and Gas Grill available for cooking with seating around the swimming pool. Deck also includes a large screen TV. Gas fire pit on deck area. Large front porch with ceiling fans and great deck furniture. Also a custom made 42" x 84" swing just perpect for an afternoon nap.

Six large screen TVs in Main House, each bedroom with its own. Two big screen TVs in the Carriage House. All appliances and furnishings are new as of May 2015. Custom plantation shutters for each window. This is not your typical rental home.
Beach Accesses (400 steps from the house) are located approximately every 75 yards along 30A. Bike paths along 30A to the north (Publix Shopping Area, Liquor Store, Bike Rental, etc.) and to the South to the Beach. The town of Seaside is a five minute bike ride, where you will find great restaurants, shopping and many family activities. Publix Grocery Store and a mini-shopping area complete with boutiques are located just three blocks down 395. Alys Beach and Rosemary Beach are just a few minutes away.
Campodibella has all the charm to assure you of a relaxing vacation full of special memories. Walk to the beautiful white sandy beaches, enjoy daily sunsets and dine or shop in the surronding Seaside, Watercolor, Alys Beach or Rosemary Beach.
My guests have loved vacationing in this beautiful Seagrove home. In fact one of my families has visited six times and will be seventh visit in 2020. I moved here from Ohio to go to college, got sand in my shoes and never returned back home. I spent time in the early seventies at Grayton Beach when the Red Bar was simply a small grocery with a pinball machine room for entertainment. Street dances were held on Saturday nights and the folks from DeFuniak Springs and Freeport would join the beach families. Seaside was just becoming a reality and Seagove was a sleepy little town, much like it is today. I manage the property taking special care to meet the special needs of each visiting family. I designed, built and decorated the house to assure that "this is not your typical rental house." Special attention was paid to the furnishing, artwork and comfortable bedding. The layout of the house reflects enjoyment of family and friends, and love of the beach.

Policies and Rules
The MAIN House has a maximum occupancy of ten (10) guests. This includes children/babies no matter what age. The Maximum for the Carriage House is 4. The total occupancy for both the Main House and the Carriage House is fourteen (14). There will be NO exceptions, unless arrangements were made upon rental. There is a charge of $500 per extra person IF permission is granted. House parties are prohibited and are strictly regulated in Walton County. Use of the premises for group parties that exceed the occupancy levels identified herein are grounds for immediate eviction.
You must be thirty-one (31) years of age to rent this home and provide proof of age, if requested. Fraud or reservations made under false pretenses are grounds for eviction and forfeiture of all monies paid. All guests must be acounted for on the short-term rental lease. Absoulutely no pets. Having a pet on the property will result in immedate eviction.

If the Carriage House is not included in your rental agreement submitted online, it is not to be used or entered for any reason. Unauthorized use will result in eviction and additional charges at the weekly rate of $1,200.00. The person signing this agreement is responsible for and must reside on the premises at all times during the rental period. The premises may not be rented on behalf of other individuals.
Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction and forfeiture of all rental proceeds.
No interior furniture may be moved. Small deck furniture (chairs) may be moved around to suit your needs. Please return deck furniture to its original location prior to departure. Do not move dining table, fire-pit or couch. Illegal substances are strictly prohibited and grounds for immediate eviction.
Owner or Owner’s Agent may enter the premises immediately in the event of an emergency, or to perform necessary repairs and/or maintenance. If this occurs it will be performed with as little of an inconvenience as possible.
This agreement may not be assigned without written consent of the owner. Any exceptions to the rules and regulations as written here, must be approved in writing in advance.
There will be no refund if you are evicted for any violation of the terms of the Agreement.
Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or severe damage to the property. In the event of Force Majeure, we will refund all monies paid. A full refund is the full extent of our liability to your in such circumstances, and we will not be responsible for an other costs connected with any such cancellation, howsoever arising.

If you cancel more than (90) days before check-in, all deposits and payments will be refunded excluding the $120.00 initial non-refundable payment.
If you cancel less than ninety (90) days but more than sixty (60) days before your scheduled check-in date, you will forfeit 50% of your payments. If you cancel less than sixty (60) days but more than ten (10) days before your scheduled check-in date, you will forfeit 75% of your payments.
If you cancel within ten (10) days of your scheduled check-in date, the full Rental Rate will be forfeited, but the damage deposit will be refunded.
No credit will be given for shortened stays due to late arrival or early departure for any reason. No cancellations due to weather.
EXCEPTION: If a mandatory evacuation is issued for Walton County coastal areas, we will refund the prorated Rental Rate from the day the evacuation is issued until the end of the week.
When you arrive, the home will be clean and set up with linens and as a courtesy, we have included the following supplies:
4 bath towels, 2 hand towels, 4 wash clothes in each of the full bathrooms 2 rolls of toilet paper in each bathroom, 1 roll of paper towels, dishwashing detergent (3) and soap for each of the bathrooms.
No Pets Allowed under any conditions unless prior arrangements made and reduced to writing. Guests who bring a pet or pets without permission will forfeit their Rental Rate, security/damage deposit and may be evicted from the property.
This is a NON-SMOKING home. You are permitted to smoke outdoors on the porches. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $500.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be charged to the responsible party. It is also grounds for immediate eviction.
Please remember that there are other residents in the neighborhood. As such please consider them by not creating any excessive noise or music during your stay. The garage is not included in the rental.
Should you need to place a call, you will need to use a cell phone. There is no phone/land-line in the house.
Check-in time and access to the house is no earlier than 4:00 PM CST. There is only a six (6) hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early. Do not ask the cleaning service if you can “just leave your bags” or hangout by the pool. This will not be acceptable. We must be able to enter the home at 10:00 AM CST. If you do not vacate the premises on time, you will be charged for one (1) additional night’s stay.
Check-out procedures: Prior to check-out, all dishes should be washed and put away. All linens should be placed on the floor. All trash must be removed and placed in the outdoor trashcans in the wooden bin by the road. There should not be garbage on the ground below the cans. Before leaving, set the thermostat to 74 in the warmer months and 68 during the cooler months. Make sure all doors and windows are locked and shut. We are not liable or responsible for personal items left behind, lost or stolen.
If you leave an item after checking out and wish to have it returned, call us as soon as possible, and we will arrange for shipment if the item can be located.
