Enjoy staying in Pensacola's most convenient location, the unique, historical, East Hill neighborhood. Minutes from Downtown, the Airport, Shopping, Restaurants, & Just 9 Miles to Pensacola Beach's sugar white sands! You're welcome to park your boat at the house, 2 Boat Ramps are less than 5 minutes away. We offer Fast Fiber Internet and Wifi, a 55” LED Smart TV with You Tube TV streaming, plus you can use your own streaming accounts, USB outlets can be found throughout. Laundry machines are provided. This is a cozy home with plenty of room for your family. You'll have the whole home except one locked supply closet and no use of the garage. The home is furnished with a King Bed in one bedroom and a Queen bed in the other. There is also a Daybed with trundle (2 twins) in the sunroom, which also has the laundry equipment. This is a great space for 2 children to sleep. MAXIMUM occupancy is 6, with a preference of no more than 4 adults (for your comfort). A tankless water heater insures everyone will get a hot shower. You'll have exclusive use of the backyard, and patio table with seating. This home has no dishwasher or disposal but we provide everything needed to wash by hand, and disposable plates/cups if desired.

Dogs are welcome but we can not host cats due to allergies. This is a NON-SMOKING PROPERTY.

We also offer a beach package for rent, separate from the house. It includes 2 beach chairs, a beach umbrella, a 16 Qt cooler on wheels, 2 sand pails, and 2 boogie boards for $40 rent for your entire stay. Please let me know if you'd like that and I'll have it delivered to the house before your arrival. Please let us know if you want this and it will be delivered to the house prior to your arrival. It is offered as an option in the fees section.

Monthly Rentals (28 Nights) require a $1000 refundable damage deposit, a $250 Cleaning Fee, and a lease.

We prefer no more than 4 adult occupants, with up to 6 people total. There are sleeping arrangements for 6. We ask that you do not sleep on the couch.

House Rules

*** No Smoking of Any Kind on property. Smoking in the house will result in an additional $250 cleaning fee, plus damages, and will cause your reservation to be immediately cancelled with no refund.

*** Check in time is 3:00 p.m. Central Time or later. Entry Code will be sent to you shortly before check in.

*** Check out time is 10:00 a.m. Central Time or earlier. Late check outs are subject to additional fees.

*** No guest shall bring extra guest without editing your reservation, and receiving approval. For example: If reservation is for 4, only 4 people are allowed unless PRIOR approval is given. Fees and supplies are based on agreed upon initial reservations. Extra guests will be charged $25 per night per guest, if not approved in advance of your arrival. More than the house limit of 6 will subject your entire reservation to cancellation, with no refund.

* You must be 21 to rent.

**We are eco-friendly and the house is climate controlled with the Max heat setting of 74 and the Low Cool setting of 72.

* Do not park or drive on the yard.

* Please respect neighbors privacy and avoid noise outside after 10:00 p.m.

* We have the house professionally sprayed for bugs every 6 weeks but this is Florida and bugs happen. If you leave the doors or windows open bugs, insects and/or wildlife may enter the house. No refunds will be given for any of the above seen inside or outside.

* For your security, there is one security camera/recording device facing the driveway.

* ONLY when the National Weather Service (NOAA) for the state of Florida declares your destination to be under a Hurricane WARNING, will a change in the cancellation policy be merited. Until such warning is issued, standard cancellation and change policies apply. If during your stay your destination becomes a threat, we reserve the right to issue a mandatory evacuation even prior to evacuations issued by our city or county officials. We hope we never have to do this!

**We highly encourage guest purchase Travel Insurance, as we follow our refund policies as stated.

* You may NOT receive mail at this property. There is a post office and a UPS Store within 2 miles of the house and boxes can be rented there.

Payment Policy

Full payment must be received 15 days in advance of your arrival.

Damage Deposit Policy

As a security deposit alternative, houfyProtect, an upfront nonrefundable low cost property damage protection policy for just $5 per night, is taken at time of booking.

Cancellation Policy

Full refund for cancellations up to 30 days before check-in. IF booked fewer than 30 days before check-in, full refund for cancellations made at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that, except refundable damage deposit, if it has been paid.
