Blackwell Branch Cabin...It's all about the creek. And the pond. And the woods. And the mountains beyond. Peace, nature, serenity. Fall asleep to the sounds of the rushing creek right outside the windows. Open the French doors and let the fresh breeze in. Enjoy morning coffee on the wrap-around deck overlooking the rushing creek, watch deer in the meadow and geese in the pond. Relax in the evening on the rocking chair porch. Let the kids run-- they'll love the 2-story playhouse.
Blackwell Branch Cabin is bordered by two creeks-- it sits right on rushing Tusquittee Creek which can be heard from every room in the cabin and in addition, there is another small creek ("Blackwell Branch") that runs along the western edge of the property. This smaller creek is perfect for younger kids to mess around in and get their feet wet, exploring under rocks for salamanders and frogs. The cabin boasts wide wrap-around decks, a rocking chair front porch and even a two-story playhouse for the kids! A large section of the rear deck is closed off with gates to keep your small children and pet secure. There's a large fire-pit for nighttime campfires right on the banks of the creek.
Interior: 3 bedrooms & 2 full baths (1450sf)
Upstairs is the master bedroom loft with queen-size four-poster bed, two closets and one large dresser. The second bedroom upstairs has a single bed with a pull-out trundle, and closet. Between the two bedrooms is a full bath with shower/tub and a large closet to stash away all your things. The third bedroom is downstairs with queen bed, closet and large dresser with TV. Next to it is the other bathroom which has an old-fashioned claw-foot soaking tub, perfect for unwinding after a day on the trails. (The stacked washer/dryer is in a closet in this bathroom.)
The downstairs living space has an open plan with kitchen open to the dining room and living room. Dining room has a large farm-style table. There is a second smaller table in the dining room area for games & puzzles and setting up your laptop. The living room has a large wrap-around sectional sofa w/recliner that sits right in front of the river-rock hearth and wood-burning stove, and a large HD TV. Kitchen, dining room and living room all open out to the wide, wrap-around decks with the creek right outside. The large rocking chair front porch is a great place to watch for deer as they trek from the pond and up the mountain at the end of the day.
The property: The cabin sits on three wooded acres along Tusquittee Creek, level, with a gravel pull-through drive. Serenity Lane is a dead-end road with only four homes-- the first is Gili's Cove Cottage (our sister property-- see VRBO #659518), next are the wooded lots, then Blackwell Branch Cabin, another wooded lot (1+acres), then our own home and beyond our home at the dead-end is our one and only neighbor. We own all the wooded property between Gili's Cove Cottage and the Cabin, so children (and grown-ups) can feel free to wander among the trees and wildflowers. There is no traffic on our little lane other than ourselves. Parents can feel comfortable allowing their children to run and play around the property, in the woods, along the creek and around the pond without fear of traffic or strangers.
Internet, TV and telephone: Keeping in mind that cellular service here in our little corner of the mountains can be somewhat erratic, we've provided a landline telephone (unlimited long distance in the continental US) and hi-speed internet (Wi-Fi) to help you keep in touch. TV is provided by DirectTV and a Roku streaming device lets you use your Netflix, Hulu and other apps.
Equipment & supplies:
Bedrooms & baths: All sheets and towels are provided, with extras in the linen closet. Bathrooms are supplied with bar soap, liquid hand soap, extra toilet paper and Kleenex, and hairdryer.
Kitchen is fully equipped: microwave, coffeemaker, toaster, blender, hand-mixer, all pots & pans, dishwasher soap and liquid dish soap, hand soap, paper towels.
Living room: Starter supply of wood for wood-burning stove is provided. For the big fire-pit out by the creek, you'll find plenty of dead-fall wood on the property.
Reading library, games & puzzles: You’ll find a large collection of books of all types in the bookcase and nightstands. A supply of jigsaw puzzles and games is also provided.

Policies and Rules
*Contact Owners if you expect to arrive after 8:00pm to make arrangements for self-check-in. **Failure to check-out promptly at 11:00am will result in charges to your deposit ($25.00/15-minutes). CHECK-OUT CHECKLIST (Addendum #2): Failure to follow the instructions outlined in the Check-out Checklist may result in charge(s) against your deposit.
NO SMOKING or tobacco use of any kind inside the home/playhouse/shed. No open flames (candles, lanterns or other). No vapor/vape smoking inside home/playhouse/shed. Smoking/vaping/tobacco use is only permitted out-of-doors and guest is responsible for extinguishing and proper disposal of butts. Evidence/odor of smoking/vaping indoors will result in charge of $300.00 against your deposit.
INTERNET, PHONE, TV: Cellular service can be spotty at best in the mountains. The cabin has a landline telephone for emergencies (dial 9-1-1) and local calls. High-speed wireless internet, satellite TV and streaming TV are also provided using your own subscription memberships.
WATER & SEPTIC: The cabin uses a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products, diapers, wipes or other material should be flushed. If it is found that feminine or other products have been flushed and cause a plumbing problem, a damage charge of $300.00 against your deposit and/or cost of repairs may be incurred.
WOOD-BURNING STOVE: Fire safety is a number one concern in our rural area. Wood-burning stove must be extinguished at night when your go to bed and anytime you are away from the cabin. If it has been discovered that you have failed to extinguish the wood-burning stove and/or campfires when you have left the cabin, you will be subject to a charge of $250.00. You can help us be more energy-efficient by also adjusting the thermostat up or down (heat or A/C) when you are planning to be away from the cabin.
TRASH & RECYLCING: All household trash must be bagged and tied securely and placed in the garbage cans located in the shed (lower level of playhouse). To deter wildlife from scavenging a free meal (from mice to bears), do not leave any trash or bags outside of the trash cans or outside the shed. If you fill the garbage cans during your stay, call the Owners for disposal. RECYLCING: Plastic beverage bottles, paper and cardboard, and aluminum and metal cans only; absolutely no glass. If you fill the recycling bin, call the Owners for removal.
PARKING: All vehicles must be parked in driveway. Do not park along road and do not block road under any circumstances. No house parties with outside guests are permitted. Quiet time is 10:00pm until 8:00am.
OUTDOOR FIREPIT: Fires are only permitted in designated firepit. Ground fires outside of firepit are prohibited. Campfires must not be left unattended by a responsible adults and children are to be supervised at all times around campfire.
FIREWORKS: Due to the risk of forest fire, setting off of fireworks of any kind is prohibited.
FIREARMS AND WEAPONS: Discharge of any firearm (including pellet guns, B-B guns) or any other weapon is prohibited.
OUTDOORS: Blackwell Branch Cabin is part of the Tusquittee Landing Property Owners Association (TLPOA, Inc.) which includes the area around the pond, a private grass airstrip and the grassy areas adjacent to the airstrip. DO NOT WALK, RUN OR PLAY ON THE AIRSTRIP. If you have a pet, it must be kept on leash and/or under your control and restrained from going on to other’s private property. If the behavior of your pet or of anyone in your party results in a complaint from a neighbor (noise, trespassing, damage to property), or if law enforcement is called to the property for any reason while you are in residence due to behavior or conditions of your tenancy, you will be required to vacate the premises immediately with no monies refunded. You are further warned to use caution when walking in or along the creek as creek waters have a strong current and rocks are slippery. You agree to supervise children at all times, especially near campfires, on the rocks and along the creek and pond areas. Be careful walking around the property as the terrain may be uneven with depressions covered by leaves. Remember that you are in the woods and you are sharing the land with snakes, bees and other critters, both large and small.
We are pet-friendly with prior approval. We require you to complete a Pet Policy agreement and tell us about your pet - this will be included as part of your rental agreement.
