Min age to book:
25 years old. Person booking the house is responsible to inform all guests about Guest House Rules/Code of Conduct.
MAXIMUM CITY OCCUPANCY:
16 people. This is set by the city/county and is not negotiable; Vacation Renters and their Guests found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges and deposits by the city.
If you exceed max occupancy or max car allowed, or receive complaints regarding noise level; you will be allowed one opportunity to correct these problems.
If we have to send out a representative to the cabin for any above state rule violations, charge of $100 FEE will be held from your deposit.
PARKING: Maximum cars allowed to be parked at any time is 4: Utilize driveway and garage when parking your vehicle. No street parking allowed any time of the day. Never block any driveway or street access.
NIGHT TIME HOURS:
NIGHT TIME HOURS are between 9:00PM and 9:00 AM. Please consider moving indoors after 9pm. If you choose to be outside, please be considerate of the neighbors and use indoor voices. Please remember our neighborhoods are quiet, surrounded by mountains and voices can easily carry.
Noise:
Disturbing the peace is an ordinance violation. Noises must be kept to a minimum all the time.
Check-In Required
*Check-in shall be conducted in person at the site.
*Must submit a valid government-issued Photo-ID or passport via Booked Platform and shown at the time of check-in at the property.
*Unless prior arrangements are made, the person making the reservation must be the person who checks-in.

• Do not remove the ashes from the fireplace. We will do this at no charge.
• Please do not litter, there will be additional cleaning costs starting at $25.
• Gather used towels together.
• Upon final home departure, all windows and doors must be closed and locked.
• Turn both thermostats down to 56 F degrees and set to auto.
• Check the home for forgotten personal items.
• Turn off all lights.
• Return keys (if not keyless) to lock box.

Eviction Clause:
Occupants or visitors violating the provisions of the City’s Development and/or Municipal code shall be evicted with no refunds if they receive any citation from the City.
NO EVENTS, NO PARTIES, NO NUDITY, NO LOUD NOISE OR MUSIC INSIDE OR OURSIDE THE PROPERTY ANYTIME OF THE DAY.
No Smoking
Smoking is not allowed in the property. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies if the doors and windows are closed. Please be sure to dispose of butts safely and properly.
No Pet Policy
No pets allowed unless you have a service pet. There is a fee of $150 for a service pet.
For Service Pets Only:
There is a maximum of 1 service pet allowed. For a service pet, proper Service Pet Certifications are required to be submitted within 24 hours after request to book. Pet must be treated for fleas and ticks prior to arrival.
Guests must pick up after their service pet and tightly tie the remnants in a plastic bag. Pet is not allowed on the furniture and all pet hair must be cleaned up prior to departure. A $150 non-refundable pet fee is required for all service pet rentals. The violation of any terms of this pet policy subjects the guest to additional fines and/or termination of the rental period.
LOST / LEFT BEHIND ITEMS
LOST / LEFT BEHIND ITEMS are discarded due to Covid-19 without Renter/Vacation Renter's compensation. Guests should check carefully and not lose or leave anything behind.
*Note: Following charges will be charged separately through appropriate payment center used for booking after initial payment:
1. Early check-in and Late Check-out Fees ($150 for each occurrence)
2. Any extra service charges that may arise during Vacation Renters and their Guests stay.

Property Inspection
An inspection of the vacation rental property will take place before your arrival. If there are any concerns with the property, please notify us immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house neighborhood rules or city ordinance.
Vacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection. We do complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete the work before the next guest checks in. If there is anything, we should be aware of, or if you have a concern for safety please contact us immediately. We welcome and appreciate any feedback provided and will always attempt to make it right however possible, within reason. All Properties are inspected before arrival. If any damages are found at the home upon your arrival, they must be reported to us immediately. If you fail to do so you will be responsible for the cost of the damage.
All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS ARRIVAL TO RENTAL HOME. An inventory list of each rental home is checked prior to each guest arrival to ensure condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value for item at charge to the credit card holder named on this contract.
COPYRIGHT INFRINGEMENT Vacation Renters/Guests are 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc to the home during their stay. Each renter is responsible for their guests. This also includes and fees related to copyright violations.
Cleaning: Cleaning will be a set rate at $350 for normal cleaning, this does include linens and towels, so you do not need to bring them and you do not need to wash them. If extra cleaning is required, then the fee may be more. Normal cleaning is kitchen wipe down, bathroom clean, change linens, dust, vacuum, and wet mop. You should be sure to wash your dishes, empty the fridge and take out the trash to the dumpster (see below). Failure to do so will result in a minimum charge of $25 per bag. Allergies - We cannot rent to you if you have allergies or asthma. No refunds or credits will be given for reactions.
Filming/Photography Prohibited - Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Homeowner must be notified of intent and copies of signed permits must be provided prior to check in. Additional security deposit may be required.
Amenities, Repairs and Maintenance - Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc. House is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided. Plan to bring everything you may need including extra trash bags, paper towels, charcoal/light fluid for BBQ, toilet paper, and wood (if you desire a fire). Salt for driveway/porch may need to be purchased at Vacation Renters and their Guests expense. We supply minimum amounts of items and cannot guarantee there will be enough for your party.
Photos of the house are taken when they get listed on Vacation Rental Platform and are updated when possible. However, there is no guarantee the property will look exactly the same as the photos. Changes are possible without notice and will not qualify for compensation.
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment or pools/spas. Please report any inoperative equipment to us immediately by text. Owners will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by the owner of local 24-7 associate, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE We WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE HOUSE MAY HAVE TO GO THROUGH HOME WARRANTIES. We will always look for alternative solutions to ensure and prioritize guest comfort.
Barbecues - Propane and charcoal BBQ grills should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pets at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. When you are finished grilling, let the coals completely cool before disposing in a metal container. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin.
Propane tanks are filled as needed or when reported empty by guests. If you find the propane tank runs out during your stay, please call us and we will dispatch a person with a replacement. In case of delays, Vacation Renters and their Guests are welcome to exchange the propane tanks out themselves if they wish. Walgreens, and others provide an exchange program. We will offer a credit on your account if you do an exchange and provide us a receipt, saving a lot of possible time.
Game Tables) - Do not move the game tables! If you move the game table, your full deposit will be forfeited and any amounts over that for additional repairs.
Keys: If you lose the house key, there will be a $50 service charge plus the costs for each key. Please put all keys back in their original place.
Internet (if applicable) - You agree that you shall not:
• give out wireless internet password outside of your rental party;
• reset, erase or modify the router password;
• transmit any material that is unlawful;
• transmit any material that infringes copyright or other proprietary rights of any party;
• use the internet for excessively high volume data transfers
Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No Warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall Owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
City Code Trash/Ash Disposal - All guests of ALL rental homes in Big Bear are required to bring their trash to one of the two main trash disposal locations. These two trash sites are funded by Big Bear Lake homeowners. They are:

Failure to dispose of trash properly will result in a $50 PER BAG disposal fee. Under no circumstances may garbage be placed outside or in others garbage cans throughout the neighborhood.
DO NOT dispose of ashes from fireplaces. It is against our policy to allow disposal of fireplace ashes. If ashes are cold, you may place them in a small metal container provided. Any improper disposal of ashes will result in forfeiture of security deposit.
Winter Weather in the Mountains - You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons.
Snow Removal is the guest's responsibility. Winter snow will likely reduce parking by one (1) or more spaces depending on your location. Plan appropriately. Decks, porches, BBQ's and/or hot tubs may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel will be provided at the home, if you are unable to find a shovel please contact us so we may deliver one.
Vacation Renters and their Guests understand homeowners, employees and managers (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping on snow or ice and that the Vacation Renters and their Guests are responsible for the removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the Vacation Renters and their Guests persons or property or to their guests and that the Vacation Renters and their Guests assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tubs, Vacation Vacation Renters and their Guests failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will Vacation Renters and their Guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this Agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
No refunds will be made for circumstances beyond our control, acts of nature, or weather-related problems. If all three access roads to and from Big Bear are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Fire Restrictions in the Big Bear Valley - Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Travelers through the Forest should remain on designated roads and never park on dry brush or grass. Outdoor wood, charcoal, or campfires of any kind are not permitted. You may find a propane fire pit at the home. However, this is for homeowner use ONLY.
Fireworks are always prohibited on the San Bernardino National Forest. The US Forest Service will be aggressively citing those who do not comply with the posted restrictions. Violation of these prohibitions is subject to punishment by a fine of not more than $10,000 or imprisonment for not more than six months or both, as Class B misdemeanors under federal law. Persons may also be responsible for resource damage, suppression costs and any injuries that occur if they are found liable for causing a wildfire.
Liability and Obligation to Follow

By agreeing below, you understand that the host, the homeowners, managers are only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless host, managers, employees and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Transient/Guest(s) agree to follow any and all House Rules provided to them by the host as well as any and all rules of the City or County ordinances in the area where the property is located. The Transient/Guest(s) will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. If Transient/Guest gets cited 3 times, which will affect homeowner's Short Term Rental License, Transient/Guest shall be liable for the homeowner's loss off projected annual income. The Transient/Guest(s) acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed..
Host Cancellation of Reservation - If the property which is the subject of this agreement becomes unavailable for any reason, all monies shall be returned in full to the guest, with no further liability opposed to the property owner. Homeowners shall not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.

Property Unavailable Disclosure - If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, host, managers and homeowners have the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
Miscellaneous - Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in this agreement between you or the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.
Vacation Rental (Not a Lease) - This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Cancellation Policy: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they shall get back 50%. Any cancelation with less than 14 days of check-in shall get NO REFUND.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Any violation of the Guest House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines.

If there are any concerns with the property, please notify us immediately to ensure that such issues may be remedied in a timely manner. The property will be subject to inspection upon reasonable notice to guests, which includes knocking on the door or ringing the doorbell before entry in the event that noise complaints are issued. The guest understands that this may occur anytime during the guest's stay if there is noise or reasonable suspicion of a party or any other violation of the house neighborhood rules or city ordinance.
Vacation rental properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection. We do complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete the work before the next guest checks in. If there is anything, we should be aware of, or if you have a concern for safety please contact us immediately. We welcome and appreciate any feedback provided and will always attempt to make it right however possible, within reason. All Properties are inspected before arrival. If any damages are found at the home upon your arrival, they must be reported to us immediately. If you fail to do so you will be responsible for the cost of the damage.
All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS ARRIVAL TO RENTAL HOME. An inventory list of each rental home is checked prior to each guest arrival to ensure condition of all belongings. After each guest departure, the same list is reviewed to check for any missing or damaged items. Any missing or damaged items will be replaced at a reasonable value for item at charge to the credit card holder named on this contract.
COPYRIGHT INFRINGEMENT Vacation Renters/Guests are 100% responsible for any fees or penalties related to downloading of music, movies, pay per view, etc to the home during their stay. Each renter is responsible for their guests. This also includes and fees related to copyright violations.
Cleaning: Cleaning will be a set rate at $350 for normal cleaning, this does include linens and towels, so you do not need to bring them and you do not need to wash them. If extra cleaning is required, then the fee may be more. Normal cleaning is kitchen wipe down, bathroom clean, change linens, dust, vacuum, and wet mop. You should be sure to wash your dishes, empty the fridge and take out the trash to the dumpster (see below). Failure to do so will result in a minimum charge of $25 per bag. Allergies - We cannot rent to you if you have allergies or asthma. No refunds or credits will be given for reactions.
Filming/Photography Prohibited - Any filming and/or photography to be used for commercial use is prohibited unless all the proper authorizations and permits are obtained. Homeowner must be notified of intent and copies of signed permits must be provided prior to check in. Additional security deposit may be required.
Amenities, Repairs and Maintenance - Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, a roll of paper towels, a few trash bags, etc. House is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, and silverware are provided. Plan to bring everything you may need including extra trash bags, paper towels, charcoal/light fluid for BBQ, toilet paper, and wood (if you desire a fire). Salt for driveway/porch may need to be purchased at Vacation Renters and their Guests expense. We supply minimum amounts of items and cannot guarantee there will be enough for your party.
Photos of the house are taken when they get listed on Vacation Rental Platform and are updated when possible. However, there is no guarantee the property will look exactly the same as the photos. Changes are possible without notice and will not qualify for compensation.
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment or pools/spas. Please report any inoperative equipment to us immediately by text. Owners will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions by the owner of local 24-7 associate, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE We WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE HOUSE MAY HAVE TO GO THROUGH HOME WARRANTIES. We will always look for alternative solutions to ensure and prioritize guest comfort.
Barbecues - Propane and charcoal BBQ grills should only be used outdoors. The grill should be placed well away from the home, deck railings and out from under eaves and overhanging branches. Keep children and pets at least three feet away from the grill area. Never leave your grill unattended. Always make sure your gas grill lid is open before lighting it. When you are finished grilling, let the coals completely cool before disposing in a metal container. If you smell gas while cooking, immediately get away from the grill and call the fire department. Do not move the grill. If the flame goes out on a gas grill, turn the grill and gas off and wait at least 15 minutes before re-lighting it. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin.
Propane tanks are filled as needed or when reported empty by guests. If you find the propane tank runs out during your stay, please call us and we will dispatch a person with a replacement. In case of delays, Vacation Renters and their Guests are welcome to exchange the propane tanks out themselves if they wish. Walgreens, and others provide an exchange program. We will offer a credit on your account if you do an exchange and provide us a receipt, saving a lot of possible time.
Game Tables) - Do not move the game tables! If you move the game table, your full deposit will be forfeited and any amounts over that for additional repairs.
Keys: If you lose the house key, there will be a $50 service charge plus the costs for each key. Please put all keys back in their original place.
Internet (if applicable) - You agree that you shall not:
• give out wireless internet password outside of your rental party;
• reset, erase or modify the router password;
• transmit any material that is unlawful;
• transmit any material that infringes copyright or other proprietary rights of any party;
• use the internet for excessively high volume data transfers
Internet use will terminate immediately if you fail to comply with any of its terms or conditions. No Warranty is provided for Internet use. Internet use and related equipment are provided “as is” without warranty or guarantee of any kind. In no event shall Owner be liable for its use. By electing to use WiFi, you assume all risk and hold us harmless in the event of any damage you may suffer due to security breaches.
City Code Trash/Ash Disposal - All guests of ALL rental homes in Big Bear are required to bring their trash to one of the two main trash disposal locations. These two trash sites are funded by Big Bear Lake homeowners. They are:

Failure to dispose of trash properly will result in a $50 PER BAG disposal fee. Under no circumstances may garbage be placed outside or in others garbage cans throughout the neighborhood.
DO NOT dispose of ashes from fireplaces. It is against our policy to allow disposal of fireplace ashes. If ashes are cold, you may place them in a small metal container provided. Any improper disposal of ashes will result in forfeiture of security deposit.
Winter Weather in the Mountains - You are required to carry tire chains in your vehicle when traveling in mountain communities in the state of California from November through April. We are not able to help if your car becomes stuck for liability reasons.
Snow Removal is the guest's responsibility. Winter snow will likely reduce parking by one (1) or more spaces depending on your location. Plan appropriately. Decks, porches, BBQ's and/or hot tubs may be snowed in depending on how much snow any given storm produces. Shoveling may be required to gain access to the cabin. A snow shovel will be provided at the home, if you are unable to find a shovel please contact us so we may deliver one.
Vacation Renters and their Guests understand homeowners, employees and managers (collectively, the “Released Parties”) are NOT responsible for any injury caused by slipping on snow or ice and that the Vacation Renters and their Guests are responsible for the removal of snow and ice around the doorways and paths to house and car; that the Released Parties are not responsible for any personal injury or loss or damage to the Vacation Renters and their Guests persons or property or to their guests and that the Vacation Renters and their Guests assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters, stoves, or hot tubs, Vacation Vacation Renters and their Guests failure to remove snow and ice around access areas; for any unforeseeable circumstances. Under no circumstances will Vacation Renters and their Guests hold the Released Parties responsible for any damages or claims of any kind resulting from their stay. By accepting this Agreement, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
No refunds will be made for circumstances beyond our control, acts of nature, or weather-related problems. If all three access roads to and from Big Bear are closed for more than four hours at the same time, then you may reschedule your stay for another time in the same home, you will have to pay the price difference if the price is higher.
Fire Restrictions in the Big Bear Valley - Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Travelers through the Forest should remain on designated roads and never park on dry brush or grass. Outdoor wood, charcoal, or campfires of any kind are not permitted. You may find a propane fire pit at the home. However, this is for homeowner use ONLY.
Fireworks are always prohibited on the San Bernardino National Forest. The US Forest Service will be aggressively citing those who do not comply with the posted restrictions. Violation of these prohibitions is subject to punishment by a fine of not more than $10,000 or imprisonment for not more than six months or both, as Class B misdemeanors under federal law. Persons may also be responsible for resource damage, suppression costs and any injuries that occur if they are found liable for causing a wildfire.
Liability and Obligation to Follow

By agreeing below, you understand that the host, the homeowners, managers are only responsible for reservations, house cleaning, and check out. By agreeing to the Terms & Conditions below, you waive, discharge and agree to hold harmless host, managers, employees and the real property owner from all damages or injuries arising from or related to your stay at the managed property, including but not limited to, any accidents or injury to yourself, your guests and associates, and loss of money, jewelry or valuables of any kind. You are responsible for keeping your valuables safe at all times. Transient/Guest(s) agree to follow any and all House Rules provided to them by the host as well as any and all rules of the City or County ordinances in the area where the property is located. The Transient/Guest(s) will be held responsible for violation of any of these rules and hereby agrees to strictly abide by any and all rules thereof. If Transient/Guest gets cited 3 times, which will affect homeowner's Short Term Rental License, Transient/Guest shall be liable for the homeowner's loss off projected annual income. The Transient/Guest(s) acknowledges that there may be periodic patrols and security monitoring to ensure that rules are followed..
Host Cancellation of Reservation - If the property which is the subject of this agreement becomes unavailable for any reason, all monies shall be returned in full to the guest, with no further liability opposed to the property owner. Homeowners shall not be in breach of the terms of this agreement if the cancellation is beyond reasonable control including but not limited to a change in ownership of the property, a damage or malfunction of equipment, disturbances on nearby properties, construction in or adjacent to the property, labor disputes, governmental regulations or controls, fire or other casualties, holdover from a previous rental, inability to obtain materials or services, technical failure or difficulties, problems or interruptions with the internet or television, computer viruses, acts of god, insurrections, terrorism, or any other cause.

Property Unavailable Disclosure - If, after this reservation is completed, and correspondence or discussions with the guest disclose a change in circumstances involving the reservation of this property, host, managers and homeowners have the right to refuse a reservation to the guest if the reservation is not conducive to the welfare of the property. Such circumstances include but are not limited to an event or party planned during the guest's occupancy of the property, violations of the occupancy limits, rules regarding pets, age limitations or the purpose of the rental. This is not intended to be an all-inclusive list of circumstances which may cause a cancellation of reservation.
Miscellaneous - Any and all legal matters arising out of this agreement shall be adjudicated in the city in which you are renting. Should any provision contained in this agreement between you or the Property Owner and you be held to be invalid, illegal or enforceable by a court or other judicial tribunal of competent jurisdiction, the remainder of the agreement will be in full force and effect. You agree that any such invalid, illegal or unenforceable provision will be replaced with a valid, legal and enforceable provision that most closely accomplishes the former provisions' economic effect. You agree that facsimile signatures shall have the same authority as original signatures and this agreement may be signed in any number of ways.
Vacation Rental (Not a Lease) - This is a vacation rental agreement for temporary vacation stay at a managed vacation rental property. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, you stipulate and agree that you have not and will not receive a real property interest in or rights to the vacation rental property.
Cancellation Policy: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid. If they cancel between 14 and 30 days before check-in, they shall get back 50%. Any cancelation with less than 14 days of check-in shall get NO REFUND.
ALL GUESTS hereby acknowledge and agree to follow all house rules, neighborhood rules and city laws and ordinances. Any violation of the Guest House Rules/Code of Conduct by anyone in your party will result in the immediate ejection of everyone, without refund of rents, security deposit and the addition of possible city imposed fines.

Full payment required before all arrival preferably at the time of booking. If booking request comes in 30+days before arrival, minimum of 50% payment is due at the time of booking and 50% due 2 weeks before arrival.

Deposit is charged for any ad all incidentals, city citations that guest may get due to not following City rules/ordinances listed in the listing and in the contract and for any/all damages.
