This is in no way the fault of us, the owner's.
*OUR MISSION:
We take great pride in our unit, and have made this unit as comfortable as possible. With your help to ensure our next guests experience the same quality of stay, we ask you to please follow the rules and treat this unit as if it was your own.
*CANCELLATION POLICY:
PLEASE CONSIDER TRAVELER INSURANCE THROUGH AIRBNB!
Our cancelation policy is very strict.
Full refund for cancellations made within 48 hours of booking.
**EARLY DEPARTURE REFUNDS:
~No refunds for early departures or if any water feature has been closed or for maintenance.
~Early refund is ONLY if there is an act of God event, such as hurricane, state of emergency evacuation, or fire.
~We are unable to provide refunds or compensation to guests if you need to cancel outside the timeframe of our cancellation policy.
~We encourage you to carry travel/personal liability insurance that covers any related personal injury, injury to others, damage or loss of personal property, and any foreseen or unforeseen event that may cause your stay to be shortened or any loss whatsoever to be incurred.
It is required that you read, understand, acknowledge and agree to all of the listing rules, instructions, and requirements that are provided in this listing before you book.
*SMART THERMOSTAT:
~Doors MUST remain shut to prevent high humidity inside the condo and to keep bugs and birds out.
~We do get notifications to our phones when doors are left open and high humidity alerts.
~Humidity will cause major damage inside the condo & you can be charged additional fees for mold and mildew.
~Use dehumidifier as often as possible and remember to empty water tank in front of that unit.
*CHECK IN is 4pm. CHECK OUT is 10am.
Your unique code will be activated the day of your arrival at 3:45pm.
NO early arrivals.
If the condo is ready earlier, we will message you via Airbnb's messaging system
Your unique code will expire the morning of you departure.
Late check outs must be approved 48 hours prior to departure.
You as the guest agree & understand to pay 2X the nightly fee if stay is past your check out time.
You, the guest agree to leave the condo/unit no later than the checkout time that the host specifies in the listing or such other time as mutually agreed upon between you and the host.
If you stay past the agreed upon checkout time without the host’s consent (“Overstay”), you no longer have a license to stay in the condo/unit and the host is entitled to make you leave in a manner consistent with applicable law.
In addition, you agree to pay for each 24-hr period, or any portion thereof, that you overstay, an additional nightly fee of up to 2x the average nightly listing fee originally paid by you to cover the inconvenience suffered by the host, plus all applicable guest fees, taxes, and any legal expenses incurred by the host.
*AGE REQUIRMENT: 21+
ID maybe required at time of booking to show actual name of the guest booking.
*OCCUPANCY:
Only 2 adults allowed in unit.
NO parties, loud music, yelling, slamming of doors or cabinets.
Fines starting at $200.00 per HOA if there are reports of this.
*NO SMOKING OR OPEN FLAMES.
This includes illegal substance, vapes, and pipes.
Fines for being caught start off at $400.00 per HOA.
If evidence of any smoke or odor, an additional fee starting at $250.00 will be charged.
Resort's security, law enforcement and/or owner can evict all guests in unit.
NO refund of any money paid.
*NO PETS:
SA's need prior approval.
ESA's are not allowed at resort.
You can and will be asked to be leave by either the owner, onsite security, or law enforcement if false information has been given.
NO refund of any money.
You will also be subjected to fines starting at $400.00 per HOA and excessive cleaning fee starting at $250.00 and up.
*FALSIFIED RESERVATIONS/3RD PARTY BOOKINGS:
Any reservation obtained under false pretense will be
subject to forfeiture of advance payment, and/or rental money, and the party will not be permitted to check-in.
*NEW RULE OF RESORT:
You will no longer be able to hang anything off the balcony railing or and outdoor furniture.
Ridiculous, I know, but owner's are now being fined starting at $200.00 if there is a report of anything on the railings or outdoor furniture. We have provided you with a clothes drying rack.
*QUIET TIME: 10pm to 8am.
*HOUSEKEEPING:
No daily housekeeping.
*SUPPLIES WITHIN THE UNIT:
This will be sent to you by message 2 days prior to your arrival.
*INSPECT UNIT:
You're at the beach!
Our cleaners take great pride in their work and you may see, or feel sand.
This does not mean that the unit was not cleaned!
Sand gets in the crevasses and can be very difficult to remove, even with a vacuum.
If the owner does not hear from the renter by 8pm EST, on the evening of arrival, it will be assumed that the unit is acceptable to the renter and in good condition.
If a guest has a cleaning or maintenance issue, they will give the owner the opportunity to correct the issue in a reasonable amount of time during normal business hours.
No compensation will be provided for issues where reasonable efforts have been made to correct the problem, where the guest fails to report the problem in a timely fashion, or where the guest refuses to allow the owner to correct the problem.
*PARKING PASSES & POOL BANDS
You must put your departure date on the parking pass and have it clearly visible in your vehicle.
Place in vehicle asap.
Any vehicle without a parking pass or not inside the white lines, is subject to towing or booting at owner's expense and fines from the HOA starting at $100.00 per HOA.
Pool bands must be worn at all times at any water feature.
Parking passes and pool bands need to be returned to unit before departure to avoid additional fees.

*SAFETY & PARKING DECK:
No leaning on balcony railing, lock vehicle and hide all belongings.
Owner is NOT responsible for theft, damage to vehicle, towing charges or unpaid meter parking.
No golf carts, trailers, boats, RV's, campers are allowed in parking deck.
Vehicles over 6'5" high will have to park either in the overflow parking deck or on side street and pay meter.
Motorcycles are welcomed.
Parking for motorcycles is not permitted in main parking deck. You must use the overflow parking deck across the street.
*EXTERMINATOR, MAINTENANCE, REAL ESTATE AGENT:
You will allow for maintenance, and exterminating to enter unit. Non compliance will result in a $50.00 fee. Exterminating is done once a month and it is imperative that this is done. You will be notified 24 hours prior to any real estate agent that will be showing the unit.
*DO NOT:
Feed birds from balcony.
Linen and towels are not the resort's property. No daily housekeeping is provided.
Do not ask housekeeping for linen, towels, or any other essential items. Do not bring unit towels or any linen to beach or pool areas.
We have provided you with beach towels, and a large beach mat.
Per new HOA rules. NO towels are any clothing is allowed to be hung from the balcony railing or any furniture.
A clothes drying rack is provided for you. Please bring in when your items are dry to avoid fines.
*CHECK OUT PROCESS:
You will receive a message a day before your departure on check out procedures, and it is also listed in the guide book in the unit.
Excessive cleaning charges by our cleaners will be charged to your method of payment.
*YOU AS A GUEST AGREE TO THE FOLLOWING:
The renter agrees to save, indemnify and hold harmless the owner, property manager, resort, homeowner’s association, contractors, their respective insurers, and any animals owned by any of those entities for any/all loss, damage, expense, penalty, personal injuries (including death), or loss of property sustained by any person whatsoever as a result of the use of any portion of the premises or surrounding area of the property. The renter assumes full responsibility for all person's entering the premises during the renter's contracted time of stay. Agree to Airbnb's booking and cancelation process, and owner's rules.
*AMMENTIES:
Being you are booking offsite, you are not able to use the following:
Bars, or restaurant.
*DAMAGED, MISSING, BROKEN ITEMS:
Any item that has been broken, misused, damage to furniture or walls, including linens, pillows, bedspreads, towels, that has been stained beyond attempted washes, or ripped, will result in a charge to replace item/items, and/or repair.
When booking, you as the guest agree to these terms.
A $45.00 charge if TV remote is lost.
*DISRUPTIVE BEHAVIOR:
Any reports of disruptive behavior, loud music, any open flames, slamming of doors/cabinets, smoking, throwing things off the balcony, spitting off the balcony, disorderly conduct, can and will result in eviction by the resort's security, law enforcement and/or eviction by the owner with NO refund of paid rent. Please be respectful of the resort and other guests.
Fines by the HOA varies for each occurrence and it will be the responsibility of the guest to pay these fines.
*FIREWORKS, GLASS CONTAINERS: NO glass containers in any pool area or on the beach.
FIREWORKS ARE ILLEGAL and can result in a hefty fine. There are security cameras throughout the resort, and security monitors the grounds.

*IS THERE DAILY HOUSEKEEPING?
No, there is no daily housekeeping.
This condo has all fresh cleaned linens and towels for your stay, along with starter supplies/toiletries for you.
For longer stays, we suggest to bring more toilet tissue (1 roll is provided) or anything you may need.
More information will be sent in messages through Airbnb when you book.
This condo is also sprayed monthly for pests, on rare occasions you may see a Palmetto bug or insects.
*WHAT AMENITIES ARE WE ALLOW TO USE?
All other amenities are available to our guests.
Pool bands must be worn at all times at any water feature.
There will not be a refund if a water feature is unexpectedly closed.
*HOW DO I GET POOL BANDS AND PARKING PASSES?
There are two parking passes in the unit, you must fill out the parking pass with an expiration date.
Pool bands are must be worn at all times at any water feature.
You do not go to the front desk for more.
Parking passes and pool bands must be returned to the unit before you depart.
You can be charged extra if these are missing from unit.
*IS THERE FREE WIFI?
Yes, check your phone under "Settings" then "Network & Internet" and the WIFI will come up. No need for password.
There is no modem/router or ethernet cable in the condo.
*IS THERE AN IRON AND IRONING BOARD?
Yes, an iron and ironing board is in the unit.
*DO I NEED TO BRING A BLOW DRYER?
No, there is one in the bathroom for your convenience.
*WHAT COFFEE MAKERS ARE IN THE UNIT
We have a drip style
*WHAT COOKWARE AND UTENSILS ARE IN THE UNIT?
All eating utensils, pots, pans, pizza pan, cookie sheet, blender, glass bakeware, wine glasses, dinnerware, drinking glasses, cork screw, scissors, cutting board, dish drying rack, cooking utensils, ice cube trays, and mixing bowls.
*DO YOU HAVE CLEANING CHEMICALS AND SUPPLIES?
No chemicals are left in unit. There is a vacuum, dust pan, and broom.
*CAN I BRING A SMALL TRAILER FOR A MOTORCYCLE?
Sorry, no trailers are allowed in parking decks.
*HOW DO I RENT THE BEACH CHAIRS/UMBRELLAS ON THE BEACH?
You must see the life guard to reserve and pay for them. Bring cash for that. Rental fee changes during the season, so we are not really sure what the cost is. Last we heard, it was $40.00 per day. This includes two beach chairs and umbrella.
*IS THERE HANDICAP PARKING?
Our resort's handicap parking is located on the first floor along with a handicap assist chair for the main pool on the first floor.
*WHAT HAPPENS IF I BRING MY PET OR SMOKE?
Our resort/HOA does not allow any pets, ESA's or smoking of any kind, vaping or open flames.
There is a hefty fine $400.00 and up, if caught and can in result of eviction with no refund of any money paid. $250.00 odor removal or excessive cleaning will be charged.
*CAN I REQUEST A LATER DEPARTURE TIME?
This will all depend on our cleaning crew. Our crew gets to the condo by 10:15am to clean for our next guest.
If you need a later check out, you must contact us at least 24 hours in advance for approval.
If not, you as the guest agree to pay 2X times the nightly rate and possible eviction by law enforcement will be called in.
Your unique code will also expire the day of your departure.
**Sorry, there is no refund for early departures.**
*ANY REPORTS OF BED BUGS?
No reports of bedbugs have ever been reported in this condo.
Please be aware to the following statement:
We take the matter of bed bugs very seriously and will be sending our exterminator for an immediate inspection.
Our exterminator treats and inspects our unit regularly (monthly) and our cleaners inspect after each guest.
The licensed inspector/exterminator will be able to easily determine if we do indeed have bed bugs or not.
A false claim will cost us money in not only the inspection, but also loss of rental.
We will hold you responsible for covering these costs if there are no bed bugs or any sort of evidence in this condo.
A bill & confirmation (proof) from the inspector will be sent via Airbnb and if needed legal actions will be taken for false claims.
