The entire condo is yours to enjoy during your stay. It comes fully equipped with pots, pans, a blender, laundry facilities, and a furnished balcony. In the common areas, you’ll find three main pools, a kids’ splash area, two rooftop pools, pickleball and tennis courts, Ping-Pong, a pool table, a pool bar, a community office space, a gym, a sauna, hot tubs, and more.
This neighborhood is extremely walkable, making it perfect for exploring on foot. Our teenage children loved walking to the nearby beach or local restaurants. Right across the street, youll find a gelato shop and convenience store for your convenience. For a quick ride, ask the concierge about our limited golf cart service to 5th Avenue or the beach entrance. Taxis are also readily available.
Electricity in the region is quite expensive. We’ve monitored our usage and found that staying under 20 kWh per day is comfortable, even in mid-August. This includes washing clothes, taking showers, and cooking two meals using the oven and stove. We keep the air conditioning set at 26°C (78°F) on two units during the day and all three units at 23°C (73°F) at night. By being mindful and turning off lights and air conditioning when out for the day, guests can stay within budget. We do charge for overruns at a rate of 6 pesos per kWh. Be comfortable and mindful, and you should not incur any additional costs.

Rental cars if you are comfortable. We can provide airport shuttles in the concierge at the front desk of the complex can always arrange for taxi service. Bike rentals are also available. It's a very walkable neighborhood 15 minutes to 5th Avenue or the beach entrance.

We have never imposed any fees or penalties on our guests for avoidable issues and aim to keep it that way. Our goal is for you to return, and we strive to prevent any unexpected issues regarding the agreement.
Smoking Policy: Smoking is absolutely forbidden within, on, or in the vicinity of the premises. This prohibition encompasses all forms of smoking, including but not limited to cigarettes, pipes, cigars, vaping devices, e-cigarettes, clove cigarettes, chewing tobacco, smokeless tobacco, hookahs, cannabis, hashish, marijuana, hemp, and any related products. The ban extends to balconies and the rooftop area of the property.
Registered Guests: The maximum occupancy is nine guests. Guests are bound by and pay for only the number of occupants specified in the written contract with Airbnb or VBRO. Surpassing the reserved and agreed number constitutes a breach of contract. Neither verbal nor electronic communication can supersede the written agreement. Should the number of guests fall below nine, the host endeavors to offer cost savings at the booked rate.
Electricity Usage: Guests are allocated a generous daily allowance of 40 kWh. Meter readings are recorded at check-in and checkout. Usage exceeding 40 kWh will result in a surcharge. Please help conserve energy by switching off lights and air conditioning when they are not in use.
Quiet Hours: Quiet hours are observed between 10:00 p.m. and 8:00 a.m.
Cleaning Services and Supplies: The unit will undergo professional cleaning prior to your arrival and following your departure. Essentials such as toilet paper, paper towels, shampoo, soaps, and fundamental cleaning supplies will be supplied.
Departure Instructions: To facilitate a seamless handover for incoming guests, kindly:
- Lay towels on the floors of the guest showers.
- Switch off all appliances and the air conditioning.
- Leave only the breakfast dishes in the sink.
- Draw down the shades.
- Deposit all garbage in the dumpster.
Property Elements: Guests should avoid removing any property elements to the beach or other locations. This helps maintain everything for everyone’s enjoyment.
Internet Connection: The property features a mesh Wi-Fi system ensuring a strong and consistent connection across the lower level. Any interference with or disconnection of this system could incur charges for technician services to repair or reset it.
Building Regulations: Guests are required to comply with all AWA residence policies, which include guidelines on quiet hours, parking, smoking, security, waste disposal, and behavior. Adherence to these rules ensures a peaceful community atmosphere.
Maintenance: The property owner and staff meticulously upkeep the unit and its amenities prior to guests' arrival. Should any issues emerge during your stay, they will be swiftly addressed upon notification.
Security Notice: Guests are accountable for the unit, its contents, and their personal safety throughout their stay.
