• Person signing Agreement must be the person to check-in, or Owner has the right to refuse occupancy and treat this reservation as a cancellation and retain deposit.
• Property must be occupied by Guest identified in the Rental Agreement and all occupants of the premises shall be supervised by that Guest for the entire duration of the rental period.
• Owner rents to family groups only. Non-family, non-chaperoned, high school, or college groups are not permitted.
• The number of Guests occupying the Property shall not at any time exceed the maximum limit of 11 persons. At no time may Guest host a party at Property.
• Identification of all occupants must be furnished upon request.
• Guest agrees that Rental Agreement may not be assigned or the Property sublet for any reason. Violation of any of these policies can result in denial of access to Property, cancellation of the reservation, and/or immediate removal from the Property without refund.
• No Pets Allowed. GUESTS MAY NOT BRING ANY PETS INTO OR NEAR THE PROPERTY.
• Non-Smoking Unit. SMOKING OF ANY KIND IS PROHIBITED ANYWHERE IN OR ABOUT PROPERTY, TO INCLUDE BALCONIES, HALLWAYS, AND STAIRWELLS.
• No grills. The Ocean City “Fire Ordinance” bans the use of grills on the property, balcony, parking areas, or on the beach.
• Balconies & Hallway Walkways. Standing, sitting, or leaning over any balcony railing or hallway walkways are strictly prohibited. No towels, beach blankets or other items may be draped on the balcony railings. Throwing, sweeping, or shaking objects on the balcony and walkways are also prohibited.
• No party policy. In order to maintain the highest standards possible for all guests, the Atlantis Condominium has adopted a No Party Tolerance Policy. If for any reason a guest in any condominium disturbs or disrupts any other building guest, the staff reserves the right to evict any violators with no refunds of any money paid. In accordance with state and local laws, all persons must be 21 years of age or older to consume alcoholic beverages or to have alcohol in their possession. All violators of this policy will be evicted without refund of any money paid.
• The town of Ocean City has adopted a Noise Control Ordinance that makes it unlawful to cause or permit noise levels which exceed those established by the Department of Health and Mental Hygiene of the State of Maryland. It shall be a violation of this Agreement and grounds for immediate removal without refund if these noise levels are exceeded as a result of Guest’s activity on the Property. Ocean City has other noise ordinances which are civil/or criminal offenses if violated.
• The Owner or Agent may access the Property at any time, at their sole discretion, for the purpose of inspection, maintenance, cleaning, or repairs.
• No reduction of rent, rebate or refund will be issued for any mechanical failure of air conditioning, dishwasher, washer, dryer, TV, phone, cable, internet, or other appliance or deficiency. Upon prompt notification by Guest if such an issue should occur, the Owner will make every effort to have such appliances, air conditioners or other items repaired or corrected.
• Opening and closing of building amenities is at the discretion of the Atlantis Condominium and generally happens on the off-season for maintenance purposes. The Owner is not responsible for closed amenities and will make every effort to notify the renter of closings ahead of time should such a situation arise.
• Owner is not responsible for theft or for Guest’s belongings left in Property.
• Owner is not responsible for Guest’s allergic reaction to items within the Property, and makes no guarantee Property is allergen free.
• CLEANING MAY OCCUR AS LATE AS 6 PM ON THE DAY OF CHECK-IN.

Payment Policy
Rental deposit of 1/3 total cost is required to make and hold a reservation. Final payment in full is due 30 days prior to check-in date. Failure to pay balance by due date may result in cancellation. Make any and all payments via personal check, or via Zelle if less than 30 days out. Any returned checks will be subject to a $50 fee and will not be re-deposited. No refund of rent will be provided to guest in the event guest elects to vacate condo prior to the end of the lease.

Refundable Damage Deposit
Security deposit is due no later than 30 days prior to arrival. The security deposit will be processed within 30 days of check-out and will be returned to guest less any costs for repairs or excessive housekeeping charges if property is not left as required.
Cancellation Policy
All cancellations must be in writing. In the event of a cancellation, 16% of the gross rent will be charged if the condo is re-rented for the full amount. If the condo is not re-rented for the full amount, the rental deposit will be forfeited. For cancellations within 30 days of arrival, the forfeited deposit will equal one-half of the gross rental amount collected plus applicable taxes. For cancellations in excess of 30 days prior to arrival, the forfeited deposit will equal the required initial deposit. If Guest has not checked-in within 24 hours of the arrival date, the reservation may be cancelled and all rental monies forfeited. Reservation will be in effect upon receipt of rental deposit and the cancellation policy will apply at that time.
