Welcome to our family vacation home! One step out onto the balcony and youll see why this unit is so special; The open balcony and direct oceanfront location and views cant be beat. Steps to the beach you dont have to worry about crossing busy streets or lugging beach gear. Convenient ground floor locker rooms mean you dont have to go back to the unit from the beach or pool.
Lovingly renovated, this two bedroom, two full bathroom condo offers all the comforts of home, just steps from the sea. The master bedroom has two queen size beds, an ensuite bathroom with tub/shower and access to the balcony. The second bedroom has a full/twin bunk and a pop up twin trundle bed. There is a new queen sleeper sofa in the living room. The kitchen is fully equipped with all you would need for your stay (dishwasher, microwave, coffee maker, coffee grinder, keurig, crock pot, blender etc).
Recent upgrades include new carpet in bedrooms, HVAC system, washer/dryer, couch, love seat, tv and two recliners that can be repositioned for family movie night. The sunrise and sunsets are AMAZING from the balcony and entrance way, but all rooms do have blackout curtains for those looking to get some Zzzzs on vacation. The Atlantis building is very well-maintained and offers 24-hour security, THREE elevators and a large oceanfront pool that offers lighted night swimming. We have a wonderful cleaner who takes care of our unit as if it were her own. She leaves a postcard on the fridge telling guests to call her directly if something is not right. We love to travel and we know how important a clean unit is to guests. We also offer free WiFi.
Several beach restaurants, bars and tiki bars are within walking distance. The Ashore is located directly next door and offers live music, two restaurants and a tiki bar.
We rent weekly June-September. Mini weeks of 3 days and 4 days will be considered with a Sat.-Tues/Wed. or Tues/Wed.-Sat. stay (slight premium $). One parking space is available for $55/week or $10/day (payable directly to the condo at check in). Additional space available for fee. *Parking rates subject to change. There is also a municipal parking lot across the street that offers parking for $10/day (the lot also accommodates boats, trailers, campers etc). Bus stop in front on building.
Renters may bring their own sheets and towels. Or linen packages are available-
$50.00- sheets and towels in a bag in unit when you arrive.
$75.00- sheets installed on beds (full, queen, queen) upon arrival. *sheets for top bunk, trundle and sofa bed will be available in the unit if needed but you will install.

1 single bed, 1 bunk bed, 1 crib bed
SLEEPS 4. The second bedroom has a full/twin bunk bed as well as a twin pop up trundle bed. Storage includes 3 small dressers and a closet. Black out curtain, pack n play are also included.

Fully equipped for your beach week. Dishwasher, microwave, fridge, stove/oven, crock pot, blender, coffee maker, coffee grinder, Keurig, tupperware, dishware.
Living Room
New couch (queen sleeper), loveseat, 2 recliners. Flat screen tv, blue ray player. Opens to oceanfront balcony.
Dining Room
Table opens to seat 6. Extra chairs located in the common area closet. Closet also contains board games, two beach chairs, a boogie board, some sand toys and some cleaning supplies (Offered as a courtesy cant guarantee).
Hallway Bathroom
Accessed from common area hallway. Shower, medicine cabinet, vanity, wall cabinet. Towel hooks on door and towel racks.
Master Bath
Ensuite to master bedroom. Tub/shower combo. Storage cabinets, towel hooks and racks. Hair dryer.

Over the last eight years we thoughtfully and lovingly renovated our oceanfront condo to make it an escape that we love to use and one that we love to share.

Grocery, dining (Lombardis, Liquid Assets, Coffee Beanery, Blue Fish, Kirby's Pub, Bull on the Beach and beachfront dining- next door at Ashore) convenience store and grocery store one block away. Bus stop in front of building. Municipal parking lot across street (also accommodates boats, trailers and campers). Lifeguard stands on beach.

Policies and Rules
Check In: 3PM - Flexible
Detailed instructions will be sent within 24 hours prior of your stay. Upon arrival you may park in the Atlantis lot and check in at the security office located under the building. Give them your license plate number and pay the parking fee. You will receive a parking pass for your stay. It must be displayed at all times. We have bins to take your items to the condo. Take elevators to 16th floor and make a right to unit 1603. There is 1 key in the lock box. After entering the unit there are 3 keys hanging in the hallway inside along with the pool passes. RETURN the key to the lock box and use the keys located inside during your stay. Three keys/pool passes must be hanging when you depart. After unloading take the bin back to the lobby.

-The unit is no smoking (including on balcony/hallway/elevators and lobby).
-No pets allowed at any time.
-Minimum age to rent is 25 and the person named on the rental agreement must be present during the entire stay. If person named on agreement is not present owner may consider this a breach of agreement and rental will be cancelled. We do have 24 hour security and they are aware of my minimum age requirement.
-Noise Ordinance Policy. The City and the condo association have adopted a no noise policy. Guests of the condo are not to disturb other guests, disrupt their stays, the condo staff, or disrupt any part of the quiet enjoyment of other guests. If for any reason a guest in any condominium disturbs or disrupts any other building guest, the staff reserves the right to evict any violators with no refunds of any money paid.
-In accordance with state and local laws, all persons must be 21 years of age or older to consume alcoholic beverages or to have alcohol in their possession. All violators of this policy will be evicted without refund of any money paid.
-While all efforts will be made to notify the guest of entry, there may be times when the Owner or Agent may access the Property at any time, at their sole discretion, for the purpose of inspection, maintenance, cleaning, or repairs.
-We cannot guarantee the function of appliances such as wifi, televisions, dvd players, dishwashers, washer/Dryer, air conditioners and Internet service etc. Every effort will be made to repair any nonworking items as soon as possible, however, no refund or rate adjustment will be issued should these items have a mechanical issue.
- In rare instances building amenities may be closed at the discretion of the Atlantis Condominium. The Owner is not responsible for closed amenities and will make every effort to notify the renter of closings prior to arrival.
- Owner is not responsible for theft or for Guest’s belongings left in Property.
-The unit must be kept tidy during your stay. You will be charged for additional cleaning if unit is found to be excessively dirty. Wipe up spills/crumbs, put glassware and dishes away, take out trash, return furniture to original placement.
-Do not keep sandy items such as beach chairs in the condo. Wipe all items off before bringing them into unit. Sweep sand from balcony.
-Every effort will be made for the unit to be cleaned by check in at 3 p.m. on rare occasions cleaning may be completed AS LATE AS 6 p.m.
-If previous guest ordered linen service, please allow the service to pick up the items at their convenience. This may occur after your arrival.
-Living room blue player is a "smart" device. You may log into your streaming apps from there. remember to log out. Owner not responsible for charges that may occur.

Payment Policy
We accept Zelle or check. 50% rental fee is due at time of signing. Remaining 50% plus $200 security deposit is due 30 days prior to arrival. Failure to pay balance by due date may result in cancellation. Security deposit is due with final payment and is refundable within 30 days of stay if rental agreement obligations are met. Costs for repairs or excessive housekeeping charges will be deducted from security deposit per agreement.

Our cleaner is great but she is not a maid- please clean up after yourself! Put clean dishes away, return furniture to original place, wipe up spills, take out trash etc.

Cancellation Policy
We do not accept cancellations unless the unit can be re-rented for the full contracted amount. A 10% processing fee ($100 minimum) applies if the unit is re-rented. All cancellation requests must be in writing. If the unit can not be rented for the full contracted amount, the full fee is due to Owner.
