House Rules and Policies Must sign rental agreement upon booking Must submit a $500 off-platform security hold that will be collected upon signing rental agreement but it will not be placed until 2 days prior to arrival and released 7 days after departure, if no damages are reported

NOTE:
Please inform us at time of booking if you would like Heated pool/spa during your stay as it takes a minimum of 48 hours to heat up the pool. The pool is heated to a comfortable temperature of 82-84 degrees for your entire stay.
We require at least 30 minutes advance notice to turn on the spa to achieve an optimum temperature. Spa heating is on-demand.
Children must be supervised at all times, especially around the pool area.

** Please do not access our pool equipment, you will be liable for any damages or cost as a result of tampering with the equipment. **

POOL/spa FEES: $75/night for the duration of the stay.

1. Maximum occupancy of this house is 8 (adults+children) with no exceptions. Guests must disclose the number of visitors to owners at the time of inquiry. Only registered guests are permitted to spend the night.

2. **SECURITY CAMERAS on Property** For insurance, liability, yours and our security, we have placed EXTERIOR cameras at the front doorbell, front driveway, backyard pool area, and side yard area.

Covering up the cameras without authorization will result in immediate termination of your stay with no refunds. If you are not comfortable with this policy, we are sorry, but this home is not the right fit for you. These cameras record audio/video on motion detection and are on 24/7.

We have added a noise monitoring device inside and outside the property, this device does NOT record audio or video and is to monitor noise levels.

3. Dogs are allowed. Maximum 2 small to medium sized dogs and each of them must be less than 50 lbs and non shedding.
Tying up your pet is not allowed to prevent excessive barking. All messes must be cleaned up.
There is a Non-refundable $150/pet fee.

Failure to disclose accurate weight and breed of your pup will result in immediate loss of your damage deposit. Please take care of your pets and our home so we can continue to provide this service to the future dog guests.

4. Absolutely NO Smoking or vaping!! We do not allow smoking anywhere on the property (indoors and outdoors).

5. ** THIS IS NOT A PARTY HOUSE** No Events Or Parties allowed! . If we receive noise complaints or the police get called to the property you will be asked to leave without being refunded for your stay and forfeit your security deposit, in addition, the guest is responsible for any city-imposed fines as assessed by Law enforcement authorities.

Guests shall observe the hours from 10:00 PM (MST-AZ) to 7:00 AM (MST-AZ) as “quiet hours” where noise outdoors shall be at a low level as not to be heard 50 feet from the structure of the house.

Please recognize that voices travel and laughing, loud talking or music may be heard by neighbors quite easily. **We love our neighbors and would like to keep it that way. **.

6. Children must be supervised at all times, especially around the pool area. Children under the age of 16 are not allowed in the spa, located next to the pool. A pool fence can be set upon request and requires advance notice at least 2 business days ahead of your arrival (an additional fee of $50 will be charged and collected before arrival).

Self-install option available (no additional cost), please contact the owner. It is your responsibility to keep ALL doors leading to the pool locked at all times to prevent kids from accessing the pool when adults are not watching. The back access room (workout/office room) is locked for safety.

By unlocking this door, the guest takes full responsibility to supervise backyard access by small children at all times.

7. Reservations are not made by or for a minor, defined as any person under the age of 23. We require at least 1 member of the party to be 23 years old.

8. Report maintenance to us so we can handle it accordingly and swiftly.

9. Guests hereby acknowledge that the premises reserved include access to a pool, the undersigned agrees and acknowledges that the patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful.

With full knowledge of the above facts and warnings, the undersigned Guests accept and assume all risks involved to guests and any visitors in or related to the use of the pool and patio areas.

10. If using the BBQ grill, the grill must be turned off after every use for fire safety.

11. Booking must match the correct number of guests on the original booking. The maximum capacity of this house is 8 adults.

DANGEROUS MATERIALS: Guest shall not keep or have on the leased premises any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the Premises or that might be considered hazardous by any insurance company.

Security Alarms: We have installed contact sensors on doors throughout the property, these are for our and your security; every time a door is opened, a chime will sound. Please NOTE this device is NOT a recording device, please do not unplug.

ILLEGAL DRUGS: Under no circumstances shall any illegal drugs be allowed on the property.

SUBLETTING: There shall be no subletting of the premises. The GUEST shall occupy and use the premises as a vacation residence only.

PROPANE TANKS: The BBQ grill & patio Dining table uses propane tanks. The propane tanks MUST be turned off after every use, to prevent a fire hazard. Please enjoy the BBQ and the Dining table fire pit, feel free to exchange one at the nearest Home Depot or Walmart as needed.

All Guests are required to conform to local city Laws and ordinances, this property cannot be used for purposes identified in the city of Phoenix ordinance section 10-195(c).
