This immaculate 4 bedroom has everything that you can possibly need in a vacation property! Outside you will find the perfect place to host your family and friends with a hot tub, firepit, gas grill, spacious yard, and en-suite balcony w/ seating. Inside you will find 4 bedrooms that sleep up to 14 people, 2 living rooms with fireplaces, game room w/ pool table, arcade games & dartboard, den w/ wet bar, board games, sunroom w/ dining table, office, breakfast bar, and ceiling fans. The kitchen includes cooking basics, dishware/flatware, dishwasher, stove/oven, refrigerator, microwave, and toaster. Also throughout the house, there is Free WiFi, linens/towels provided, washer/dryer, complimentary toiletries, central air conditioning & heating, iron/board, hair dryer, and other necessities.

Thank you for booking our house, Hilltop Retreat! I hope that you are excited about your trip to the Great Smoky Mountains! The house is located at 120 Fred King Ln. Sevierville, TN 37876 Here are a couple of notes in regard to your reservation: 1. Check-in is at 4:00 pm or later and check out is at 10:00 am on the date of your departure. 2. The door has an automatic lock, and the door code is 5295. You can lock it whenever you leave by pressing the lock icon to lock it. 3. Internet Wi-Fi Username: HillTopRetreat password: 120FredKing Please visit our website at https://beyondexpectationspm.com/area-guide/ for a full list of restaurants, activities, and other things to do for the area! Let us know if you need anything and have a wonderful stay! Did you forget your toiletries or paper products?? We provide enough paper products and supplies to last a day or two in case you forget to bring some with you. We do not provide coffee, salt, pepper, cooking oil and trash bags. You will need to bring or buy them. *** DO NOT flush feminine products or wipes down the toilet. Due to past issues from guests, there will be a $250 fine to anyone caught doing this since it causes the toilet to overflow, which means we have to call out a plumber and a cleaner to get it fixed and cleaned up. COMMUNICATION If you need anything during your stay, below are some avenues to communicate: Email Diana, through your booking site Text/call Misty Mon-Friday 8am-5pm (865)-279-5295 Weekends and after 5pm: Call Alyssa or Vilma at (865) 279-5295 (Please note texting is not available at this number on weekends or after 5pm). All calls after 9pm, will be returned the next day. For Maintenance Emergency, after 9pm, please call/text 865-562-9008. We kindly ask that you reserve calls after 9pm for emergencies only (No water, No Electricity, No heat during winter months, No AC during Summer months, Leak, Lock out, fire, etc...). All other calls will be handled the next business day. *Please note the following items are not considered emergencies: TV not working or remote needing batteries, fireplace not working, toilet not flushing (if you have more than one bathroom), hot tub not working, and other such items. Cancellation Policy

100% refund if canceled prior to 30 days before your stay begins. 50% refund up to 2 weeks before stay, and no refund if canceled within 14 days of stay. All refunds may be subject to a 4% credit card fee.
