Sea Ranch Abalone Bay is surrounded by meadows and woods. As such, Guest may encounter various insects and wildlife traditionally found in a natural environment. As heat and drought increases you may find ants and/or Jerusalem cricket (potato bug) seeking shelter in the house. Owner employs year-round monthly pest control services and provides insecticide for your use. Guests are advised to keep the home clear of crumbs and food.
Guests are also advised to feed dogs inside and keep doors closed to avoid raccoons from entering.

LEGAL RENTAL AGREEMENT: Guests are charged full amount at booking. Guests are required to sign legal rental agreement within 3 days of booking. Failing that owner reserves right to cancel the booking. Guests with dogs must pick up dog excrement or be fined $100. Of special note in our legal agreement: While every attempt will be made to ensure that all advertised equipment and appliances are in working order at the commencement of Guests stay, no reduction of rent, rebate, or refund will be issued for a mechanical failure of heater, dishwasher, washer, dryer, TV, refrigerator or other appliances.
SECURITY DEPOSIT: A security deposit of $500 is required to be deposited with the Owner. It will be collected separately prior to your arrival or at check-in. Guests are expected to maintain home and courtyard in good, operable, and generally clean condition. Guests dogs excrement must be picked up or a $100 fine will be charged to lead guest. Guest is responsible for any damages or breakage to the Unit by anyone and/or pets allowed to enter the Unit during the rental period. Owner may elect to either deduct any damage from the Security Deposit or charge the credit card on file of the Lead Renter for any damage or breakage or excessive cleaning costs caused by Guest and/or party.
SECURITY CAMERAS/NOISE MONITORING: This home is equipped with 2 surveillance cameras located outside the front and back of the home to monitor the perimeter of the property. The owner meters the level of noise inside and outside the property and will advise the guest if the noise level exceeds 50dB. By accepting a reservation, you acknowledge and agree to possible recording at the front and back entrances of the house.
TSRA FACILITIES OUT OF OUR CONTROL: Due to high demand and limited availability of facilities requiring reservations for lap swim and Tennis/Pickleball as managed by TSRA, we cannot guarantee that all guests will have access to the pools and courts. Please note that no refund(s) will be provided in relation to the TSRA facilities.
PROPERTY ACCESS DETAILS: Guests check-in, checkout, and full property access details are sent at time of booking via our contract, digital guidebook and reminders sent periodically through and including day of check-in. Information is sent via email, SMS and are included in our guidebook with video and written description. Guests are are informed door code is live at 4PM, on contracted time of check in. Code to door expires at 11AM on day of Check-out as per contract. Owner is available by phone if further instruction or support is needed.

Twenty one (21) days prior to your arrival, the remaining balance of the reservation will be due. Reservations made for all holiday periods are subject to forty five (45) days for the remaining balance. Refundable Damage Deposit
To avoid extra charges, please refrain from moving/relocating furnishing and houseware items to different locations within the home rental unit. Relocation of furnishing/houseware items and disconnecting of TV/Stereo/Satellite cabling will result in an extra charge of $150.00 minimum.
Include Damage Deposit at time of booking or opt for Vacation Rental Damage Protection - As part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. If you do not wish to purchase the Vacation Rental Damage Protection, a $535 damage deposit will be required at time of booking. This damage security deposit will be returned (less a $35 processing fee) following an inspection of the home after your departure.

Cancellation Policy
Cancellation - Should you need to cancel your reservation, please do so more than Twenty one (21) days prior to your arrival date. Reservations made for all holiday periods are subject to Forty five (45) days if you need to cancel. Reservations cancelled with advance notice meeting the Twenty One (21) and Forty five (45 ) day cancellation requirement, will be refunded less a $35 processing fee. Cancellations received within Twenty one (21) days (Forty five (45) days for all holiday periods) will result in full payment/forfeiture of reservation unless Beach Rentals is able to rebook the cancelled reservation dates for the specific home rental unit you have reserved. Because each rental home unit is independently owned, transfers between units within the cancellation timeframe will result in forfeiture of the transferor unit as outlined under the Cancellation outline. Neither property manager nor the home's owner are responsible for weather or other circumstances beyond their respective control, and any cancellations due to weather or any such circumstances are your responsibility.
