Welcome to our vacation home located in the beautiful private community of Queens Grant, Elizabeth Section, located in the heart of the award-winning ocean front resort community of Palmetto Dunes. Palmetto Dune’s private beach is a relaxing walk or less than a 10-minute bike ride. Enjoy fresh paint and new luxury vinyl plank flooring throughout the villa.



Here are the highlights of our home.

- Spacious 1449 sq ft villa sleeps 6 guests.

- Maximum of 2 Parking Passes allowed per rental

- Open concept: kitchen, dining and living space. Our full service kitchen provides all the necessary accommodations should you choose to stay in and eat breakfast, lunch or dinner. A stacked washer and dryer is conveniently located in the kitchen to assist with your laundry needs. Our dining room seats 6. The living room provides plenty of room to stretch out and relax, read a book or watch the 70 inch TV. A blue tooth enabled sound bar to stream your favorite music and Wi-Fi Internet service to surf the web is also available for your use.

- The master bedroom has a King bed with a 32 inch flat screen TV, with plenty of closet and drawer space. The master bath with full tub is connected to the master bedroom. The 2nd bedroom has two full beds with a 32 inch flat screen TV.

- 21 ft. deck extends the living space and includes a BBQ Grill with outdoor dining for 6.



Amenities & Vacation Activities:

There are several things available to you during your stay at our villa.

1) BEACH:

- The world-renowned Hilton Head/Palmetto Dunes Beach is just a short walk away. It is 3 miles long along the Atlantic Ocean. It is the ideal locale for surfing, boogie boarding, swimming, walking, lounging and collecting shells. From our villa, the public beach house access is a quick 6 minute car ride, 12 - 15 minute walk depending on how quickly you walk.

- The Dunes House, a public access beach facility located midway down the three-mile stretch of beach, features a deck, outdoor dining, restrooms and limited parking for resort guests.

- Free Buggy Service provided during Peak Season: May thru September. The buggy will pick you up at the Villa and take you to destinations within the Palmetto Dunes and Shelter Cove Communities.

Should you choose to rent bikes, you can also take your bikes there and secure them to the bike racks available at the entrance. We provide two reclining beach chairs.

- As guests you must bring your own beach towels.



2) POOLS: - There are 5 pools within Queens Grant to choose from; 3 within walking distance from the villa.



3) GOLF:

- For the avid golfers: there are three golf courses for you to choose from: Robert Trent Jones Ocean Front Course, the Arthur Hills Course located at Palmetto Dunes and the George Fazio Course. Golf Instruction is also available.



4) TENNIS/PICKLE BALL:

- Tennis and Pickle Ball are options at one of the 23 courts at the Palmetto Dunes Tennis Center which is ranked among the "Top 50 Greatest US Tennis Resorts and Camps since 1975". Biking on the more than 25 miles of paved bike paths provides a great way to explore Palmetto Dunes and the Island.



5) KAYAKING:

- The 11 mile saltwater lagoon system is another way to leisurely explore the area. Dolphin tours, nature cruises, fishing charters, shopping is in no way an exhaustive list of the many things to do during your stay with us.



6) The Palmetto Dunes Buggy: Free Local Transportation!

During the peak season, April through September, you can get the most out of your vacation in Hilton Head Island, South Carolina by catching a free ride with the Dunes Buggy. The Palmetto Dunes Buggy provides courtesy transportation within Palmetto Dunes and Shelter Cove Harbour. Visit the beach, golf courses, restaurants, shops and tennis courts as well as Shelter Cove Harbour, Shelter Cove Towne Centre and the Plaza at Shelter Cove. This is an on-demand service. Vehicles will be dispatched on a first-come, first-served basis, based on requests received. Vans generally arrive within 10 minutes of the request.



How to get to Hilton Head Island?

Hilton Head Island is accessible by car, plane, train or boat. Interstate Hwy 95 connects you to the Hwy 278 which takes you directly onto the island. By plane, there nearby airports to choose from. Hilton Head Island Airport (on island - 10 minute drive to villa), Savannah / Hilton Head International Airport (45 minute drive by rental car), Jacksonville International Airport (2 hr 24 minute drive by rental car) or Charleston International Airport (1hr 45 minute drive by rental car). There is an AMTRAK station in Savannah, GA. Renting a car will have you on HHI in 45 minutes.

Activities for everyone! This villa is only a short 10-minute stroll to Robert Trent Jones Oceanfront clubhouse, with Big Jim's BBQ located inside, the beach, and the Dunes House Grill. You must visit one of the 5 pools - one is about a 1 minute walk from the villa. Tennis & Pickleball courts are rented for a fee in the PD tennis center.

Nice villa and location
The villa was spacious, well-kept and was accommodating to our needs as it had many essential amenities. We enjoyed the location of Queens Grant. Its locale is only a short bike ride to the beach and not a far walk. The General Store and Tennis/Pickle Ball courts are within a short walking distance. The only con was the property pools. The pools are rather small and needed better managed/cleaned. Of course, this is of no reflection on the villa owners, but I feel it needed mentioned. There are several pools in QG, which all are laid out the same. A couple of them seemed in a bit better condition. The owners were pleasant and responsive during the rental process and beyond. We absolutely love the beauty and charm that Palmetto Dunes offers and had a nice stay.

There was a beach capable wagon available to take stuff to beach. Could definitely use a good carpet cleaning and new bedroom pillows or at least pillow covers. We liked the property but there are many things we wished were a bit better for the cost. The master bedroom bed was hard as a table and very loud. The walls near the front door were covered in dust and dirt. The locks on the sliding doors were broken and there were stains all over the carpet. The kitchen was beautiful however the ice maker was broken when we arrived and my husband had to fix it. There is an odd smell. Not bad, but not good. The whole property is a bit dated but it seems the owners are trying. It was nice to have the dunes buggy for transportation around palmetto dunes and shelter cove.

Great property with everything you need and close to everything as well.
This was our first time visiting Hilton Head Island and we could not have asked for better accommodations. Unit is larger then any 2 bed 2 bath condo I have rented before. Plenty of room for everyone. Large kitchen, large dining room, large living room with multiple seating options. I will say the beds could probably use an updating, as we woke several mornings feeling very unrested and sore. Other then that all other items were comfortable. Kitchen is fully stocked with whatever you need. The unit itself is located nicely within Palmetto Dunes and pretty close to everything, whether it is golf, tennis, Restaurants or the beach. The beach is about a 4 minute car ride, but parking is limited so you can always take the shuttle. Walking is also am option but is about 15 to 20 minutes or so, just keep that in kind. WAlk is easy though, just don't take too much stuff. Overall we enjoyed our te here and would love to come back. ❤️

Perfect for vacation
The property was perfect. Cleanliness was 10/10. Everything is located very close. General store is less than a half mile walk, pool is out the patio and to the right less than 500ft. We rented bikes the last few days and I wished I had all week since things were so close. They had beach chairs, a beach wagon, and umbrella to use. We brought ours however. We did purchase extra washcloths and a couple towels as we didn't want to wash them daily. We also purchased a bath mat because the tubs were slippery. The place was pretty well stocked with kitchen items such as utensils, plates, etc.

Wonderful stay!
Beautiful home & central to everything. Home had all the basic amenities you need. Loved the cleanliness and all the space. Very quiet beautiful area that had great walking & biking trails. No problem finding parking right in front. We were 5 min away from the awesome General Store that had everything you need! Loved being a quick drive to Coligny Plaza & many amazing restaurants! Wonderful trip!

Getting around

There are a variety of ways to get around the resort and the island. By foot, bike, car, Palmetto Breeze Bus (operates during peak season), Palmetto Dunes Buggy (FREE shuttle service that is available April-September. This quick and easy, no hassle service picks you up at the villa and can take you to the Disney House & Dunes House beachfront centers for private beach access, grill and restrooms. Shelter Cove Harbour, mall and plaza are also easily accessed using the shuttle, including the new Kroger Grocery store.

House Rules
1. Smoking is absolutely NOT allowed at this property. Violations will incur a $300 fee min.
2. A pet will be considered at this property; pet fee charged.
3. People other than those in the Guest party may not stay overnight in the property.
4. Parties or private events are NOT allowed at this property.
5. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. Keep the property and all furnishings in good order.
7. Only operate appliances for their intended uses.
8. Parking: A parking pass for 1 vehicle will be called in by the Homeowner and can be picked up at the security office upon arrival. The parking pass fee will be due / payable to the Security Office at the time of pick up. Renters must display parking pass on the vehicle dashboard so that it viewable by Palmetto Dunes security at all times. Failure to display may result in towing of vehicle at renter's expense. Renters must observe all parking regulations.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. A departure cleaning will take place on the day of your departure from the unit during which all used linen and towels will be laundered. We Do Not permit the towels or linens provided to be taken from the unit for use at the pool or the beach. Therefore, you must be sure to bring your own personal beach towels.
10. Common Areas: Common areas such as walkways and landscaping areas shall be kept clear of personal belongings such as bikes, beach gear, toys, furniture. Bikes must be stored on the bike racks provided by the resort. One is located behind the condo.
11. Quiet time is 10pm - 8am
12. Do not hang towels on railings
13. Park your vehicle only in assigned parking lots. No street parking allowed. Any parking tickets for illegally parked cars will be at the guest's expense.
14. No motorcycles, campers or trailers allowed
14. Garbage pickup Tuesday/Friday all must be in the bins provided in the service yard, including recyclables.
15. Remove/rinse off all beach sand prior to entering the condo. Shower in service has hot and cold water to rinse off sand.
16. Please return deck cushions to the storage boxes on the deck.
17. Clean grill after use.

Great property with everything you need and close to everything as well.

This was our first time visiting Hilton Head Island and we could not have asked for better accommodations. Unit is larger then any 2 bed 2 bath condo I have rented before. Plenty of room for everyone. Large kitchen, large dining room, large living room with multiple seating options. I will say the beds could probably use an updating, as we woke several mornings feeling very unrested and sore. Other then that all other items were comfortable. Kitchen is fully stocked with whatever you need. The unit itself is located nicely within Palmetto Dunes and pretty close to everything, whether it is golf, tennis, Restaurants or the beach. The beach is about a 4 minute car ride, but parking is limited so you can always take the shuttle. Walking is also am option but is about 15 to 20 minutes or so, just keep that in kind. WAlk is easy though, just don't take too much stuff. Overall we enjoyed our te here and would love to come back. ❤️

Perfect for vacation

The property was perfect. Cleanliness was 10/10. Everything is located very close. General store is less than a half mile walk, pool is out the patio and to the right less than 500ft. We rented bikes the last few days and I wished I had all week since things were so close. They had beach chairs, a beach wagon, and umbrella to use. We brought ours however. We did purchase extra washcloths and a couple towels as we didn't want to wash them daily. We also purchased a bath mat because the tubs were slippery. The place was pretty well stocked with kitchen items such as utensils, plates, etc.

Perfect for our family!

We had a lovely time at this villa. The location was excellent as well as being super clean. It was better in person than the pictures relayed! We vacation every year at Hilton Head, and Queens Grant is our favorite place to stay!

Wonderful stay!

Beautiful home & central to everything. Home had all the basic amenities you need. Loved the cleanliness and all the space. Very quiet beautiful area that had great walking & biking trails. No problem finding parking right in front. We were 5 min away from the awesome General Store that had everything you need! Loved being a quick drive to Coligny Plaza & many amazing restaurants! Thank you to our hosts for a memorable week in Hilton Head! We will definitely be back to beautiful Palmetto Dunes!

Wonderful trip!

This was our first time staying in Palmetto Dunes and it did not disappoint! Location was perfect, a nice walk or bike ride to the beach. The condo was clean and a very nice layout. Great communication with Joan and Lisa. Our whole family loved it. We look forward to coming back!
