The host needs to know the EXACT number of guests coming on-site. Unregistered guests are not allowed. **Important** By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property: 1. Quiet hours observed 10PM to 7AM Sunday-Thursday; 11PM-7AM Friday & Saturday 2. No packages or mail sent here 3. Please No Smoking (including Vape devices) inside the building (up to $250 Cleaning & Deodorizing Fee if smoke is detected in unit). Smoking is allowed on the roof and master bedroom balcony, please discard in provided receptacles. 4. Use of narcotics is not permitted. 5. Host bears no responsibilities for any accident, injuries or illness that you may sustain during your stay. 6. Please be kind to our Earth by turning off lights and closing all windows, sliding doors and blinds 7. No Social Gatherings, Parties or Events without Host consent (additional Event fees, please contact us for pricing) 8. No open flames unless in approved devices includes Fireworks & candles in the house 9. For safety, security & insurance purposes only Registered & Verified Guests are allowed onsite. All guests 18-65 must be added in the reservation itinerary with a verified ID & selfie photo. Guest understands that we require them to complete their reservation after booking by providing all guest details through the lease agreement. We reserve the right to ask for all guest names & ages as well as requesting a Gov't for ID Verification. Must provide number of vehicles coming onsite (whether guest or visitors) with make, model & license plate. 10. Groups of 16 or more you must inquire first prior to Instant Booking 11. Local area guests must send a request prior to booking stating nature of visit. 12. Check-out is 11AM unless stated otherwise. A Mandatory $100 fee per hour for unauthorized "Overstay". If "Overstay" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of reimbursement. 13. Due to Texas’ hot & humid climate. This climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems but it’s not a perfect solution. Please note that you may see bugs in the home, no refunds are given if bugs are seen. 14. Minimum age of 25 years of age to book property. We reserve the right to request a $500 refundable incidental hold in lieu of incidentals & damages 15. We do entertain pets on a case-by-case basis. When approved there is a $100/pet fee. The guest needs to pick up after the pets and make sure that the pets are always on a leash when in outdoors and open areas. 16. Outside patio furniture might get dirty due to rain and dust. 17. There will be leaves falling during Fall and Spring Season, Pools might be covered with Tree pollen. 18. Outdoor furniture can have dust on it due to rain and wind. 19. Courtesy of 1 hour earlier checkin might be possible but anything more is $200 early checkin fees applies.No smokingNo petsNo parties or events
