-3 Large bedrooms as well as a large loft with an additional twin sized bed.
-Gaming systems for the kids (XBOX One, PS3, Wii) with a separate TV in the loft area. -Outdoor shower with warm/cold water.
-Fully equipped kitchen with any cooking appliance or item you will need.
-Keurig onsite with pods provided
-All linens included, folded and placed on beds.
-Full sized laundry room.
-Pack & play with sheets and a high chair
1 Beach towel available per guest but will need to be laundered along with pack and play sheets - these are not included in cleaning fee.
3 outdoor cameras for safety, one driveway facing and two back yard facing.
Plenty to explore nearby with a dance club, several bars and the famous Trailer Bar all within walking distance. There is always live music, even during the winter months.

Spa maintenance is usually on Saturday mornings and grass is usually mowed on Thursday/Fridays but this can vary based on weather and availability.
We store our boat trailer in the driveway and boat in the lift throughout the year. There is driveway parking for up to 4 cars.
We do not allow animals since we use this as a second home and have strong allergies in the family.

No more than 8 guests total at any time during day or night including temporary visitors. House sleeps 8 but best suited for 6 adults max with 2 children.
House Rules
1. PETS. Pets are strictly prohibited on the Premises.
2. ENTRY. The Landlord shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of any repair, modification, alteration, installation, or other reasonable action, so long they provide at least six (6) hours’ notice to the Guest.
3. MAINTENANCE. The Guest shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guest shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next guests. The Guest shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guest agrees that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings. Please do not rearrange furniture, décor or other items to include items in cabinets, drawers, closets, etc.
4. OCCUPANCY LIMIT. The rental rate is based upon a maximum occupancy of eight (8), to include visitors. Being over the occupancy limit at any time is a serious violation and breach of Agreement, and the Landlord reserves the right to deny access or to have the premises vacated with no refund of monies.
5. LIABILITY. The Landlord is not liable for any loss or damage to the personal property of the Guest or their guests, unless the loss is a direct result of the Landlord’s action. The Guest is liable for the acts of anyone listed in this Agreement in addition to any guest that they should allow on the Premises. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
6. HOT TUB. For safety reasons, it is not permitted to use any glassware in or around the hot tub area.
7. SMOKING. Smoking is not permitted in the vacation rental. Cigarette butts must be disposed of properly and not thrown on property grounds.
8. ACCIDENTAL DAMAGE. If there are spills/breaks/issues that cannot be fixed by the Tenant, the Tenant will notify the Landlord immediately to prevent further damage and ensure the premises will be ready for the next Tenant.
