Lovely terraced Victorian family house 2 miles Bristol city centre in Brislington on the main bus route.
Fully kitted kitchen-diner with kettle, coffee machine, microwave, fridge, electric hob and oven. Utility room with washing machine, freezer & dryer
Off-street parking for 2 small cars (or large transit van) via a little rear parking lane accessed from sandy park road bs4.
The location is fantastic, with most things in reach on foot including Sainsbury's, park & local shops. Walkscore 82
Generous-sized high-ceiling bedrooms with a kitchen-diner and two receptions on the ground floor, a dining room and a lounge. the dining room can be used as an additional ground-floor bedroom if needed. The kitchen table seats 8-10 when extended from its 6-seat setting.

The parking space is to the rear of the house, accessed via a narrow parking access lane which opens onto Sandy Park Road. Whilst big vans are able to make it up and down there regularly, nervous drivers can always find on-street parking nearby in adjacent roads.

The house is across the road from the lovely Arno's Manor Park, which also joins the Arno's Vale Cemetery. 40 acres of scenic woodland and historic gravestones..

Getting around

being situated on the A4, there are frequent buses between the house and Bristol city centre and Bath, accessed from the bus stop across the road or around the corner on Sandy Park Road. most of what you need will be within walking distance, including Sainsbury's supermarket.

0) PLEASE acknowledge that you have read the directions before you start travelling. The airbnb map entry takes you to the main road entrance where there is no parking or keysafe, and will cause unnecessary confusion if you do not read directions carefully. 0a) If during your stay you have any issues, tell us so we can resolve the issue for you. Please don't wait until the review. Whilst we are not a hotel but a home that cannot offer perfection, we'll do our very best to make sure your stay is a good one. 0b) Please do not burn anything in the fireplaces. They are purely decorative and are not safe for use! 1) Please be accurate about the number of guests staying with us. Last-minute changes can be sorted out very quickly through adjusting the booking via airbnb, and we can then make sure there are enough beds made. If you make a last-minute change (on the day of the booking) and bring additional guests we will need to charge an additional £12 on top of the £12 guest fee for making up the additional bed(s) so please let us know as early as possible! 2) Please read the FAQ for instructions on appliances prior to using them. 3) On leaving, if you're able to put the key back in the key safe for our cleaner, then that enables us to make sure our next guests get the same level of cleanliness and tlc as we hope you did. 4) Also, as a non-smoking, pet-free family household we'd like to make sure that our house is also non-smoking and pet-free. We also have lots of families as neighbours so would appreciate it if you kept noise to a minimum. Thanks! 6) Please report breakages as soon as you can so we can order replacements ready for our next guests. Most guests leave money for the replacement item on the table to avoid having to make use of the security deposit. We're absolutely fine with this for small items (glasses, mugs). Just let us know what was broken and how much was left. Thank you! 7) Your stay comes with loads of good karma: We'd like to reassure you that what you pay us through airbnb doesn't go to a faceless corporation, but helps to pay for the care of our disabled parents. We hope that you will treat our home with respect, as you would a friend's home. 8) Please keep using the airbnb app for messages back and forth. We both monitor the app so we can respond far more quickly. Also please make sure you flick through the FAQ so you're familiar with what and where everything is. 9) We provide one set of bedding, towels and tea towels/hand towels for your stay. If you would like towels, we charge an additional £3 per towel to cover laundry costs. We can also provide additional bedding sets for longer stays. Please let us know in advance so that we can make sure we're ready for your stay! 10) We hate waste and encourage reuse, so when our guests leave non-perishable food items and shampoo bottles, we leave some in the house in case they are useful for our future guests. However, IF this is something you have a problem with PLEASE just let us know in advance and we'll remove them. We want you to be happy! 11) Because we're not a hotel, we need our guests to make sure they leave before the designated check-out time. Our cleaners will charge us extra for late checker-outers which will be a cost we will need to pass on. This is not an insignificant cost, upwards of £75 (they would need to reschedule around you to accommodate a later clean, which may not be possible). Thanks for your understanding on this! This old house was our first home when we got married, and we couldn't bring ourselves to let her go. She is filled with beautiful memories and a lot of love. She fell into disrepair during the height of the lockdowns of the pandemic but now we're slowly bringing her back to her former glory. she has many imperfections, as old houses do, but she will take good care of you during your stay. Please treat her with love and kindness. Thank you!
