Enjoy the living room with a comfortable sofa, use the modern kitchen with Nespresso machine and Kitchen Aid Artisan to prepare your meals, a Belgium waffle iron or other amenities. A modern glass table invites you to eat besides you have a cooking island with chairs. Use the lanai to enjoy a BBQ. A TV is installed there, too. A rattan seating section awaits you for a chilling day, just make yourself comfortable. The heatable saltwater pool and spa offers you all possibilites to relax. Sun chairs are available and a Sonos speaker on the lanai will bring your soundtrack to the pool area.
Use the double garage as well as the driveway or the movable basketball hoop available as well as soccer goals.
The Villa is located at a freshwater canal. A nice deck gives you more room to enjoy the sun and Canal.
Be welcome to use the private pool and spa with saltwater system, as best system to take care and smooth your skin. There is a remote system installed to switch pool to spa mode and start the blower. Very comfortable.
Pool area is protected against Moskitos due to a cage system build around this area.
We have a big washing machine and dryer available for your use. So don’t worry, you will be fine during your stay.
During your stay we have our property management available for questions. They are German and English speaking and available via phone/text in case of damages or failure you are not able to fix by yourself.
Parties and other events are strictly prohibited (by LeeCounty Law).

2. Please watch out for your children and non-swimmers in and around the
pool area. No Lifeguard! Parents are responsible for their children,
Landlord or property management are not liable for accidents or injuries.
3. This is a Non-Smoking house, only smoke outside.
4. Max. 2 DOGS are allowed after pre-approval of owner. Dog fee applies. The
current fee is $15 per dog/night (if not otherwise agreed).
5. Tenants agree to treat inventory with care. The rental price does not
include cleaning the house during your stay. It is expected to be kept tidy
and clean by the tenant during that time.
If Property Management needs to bring furniture or amenities back to
order, we will need to invoice you $50 per hour spent.
In case the villa is left badly dirty or with marks, spots, fat drips inside
deep clean will be additionally charged at $250 (as we need to order
additional cleaning crews for that).
Please clean drops on the pavers immediately as especially fat or
sauce drips not immediately removed will require a pressure wash of
the lanai/pavers, which will be charged at $450.
6. The property is only charged to the tenant and names mentioned on the
contract, a subletting or disclosure is prohibited. Capacity is up to 6+2
people, base fee is including 2 guests, for more than 2 guests we
additionally charge an extra fee per person per night as per current pricelist
presented on our website or the booking portal used. Please let us know so
we can add charges to your contract and total amount.
7. If something is damaged during your stay, please mention it to the
property manager before you leave, write a note or send an E-mail.
Damage to facility, equipment or furniture are to be reported
immediately by phone or E-mail.
8. Nudism, topless sunbathing and topless swimming is illegal and strictly
prohibited in Florida, also by the pool area or in the garden.
9. Please be kind to our neighbors and minimize disturbances and loud noise
after 9 p.m. in the pool or in the garden.
10.For pool areas there are plenty beach towels available, there are beach
chairs, a parasol, and a cooler you may use. Please clean them from sand
or dust before you leave. Please wash the colored beach/ pool
towels before check-out. If you are leaving the beach towels unwashed,
we will need to book an additional washing service. We might invoice you
$50 for this service.
11.If you use the grill/BBQ, please watch that it does not stand directly
close to the wall. Please clean it yourself, and renew the aluminum
layer inside, if not, you will be charged an additional $50.00, which will
be charged as additional service via the booking portal or deducted from the
deposit.
12.If you use up the gas by the grill – there is one extra gas bottles in the
garage – Gas is not included in the rent. Please refill the gas bottles
before you leave, otherwise this additional service will be charged with
$50,00 or deducted from the deposit.
13.Electricity consumption incl. e.g., Air-condition and pool heating costs
and will be charged as
a. pauschal fee of ~$25 per day paid as upfront fee or
b. per kWh consumed (at currently $0,20 per kWh) and will be charged

c. For EV-Charging add. charged per kWh consumed at $0.20 per kWh

convenience (i.e., toilet paper, soap, laundry detergent, shampoo, etc.). We
would appreciate if you would replace used items, so it would be
available for our next guests.
17.The pool and garden service companies will normally come once a week
or every two weeks depending on the season directly to our property for
the usual service/cleaning.
18.Usage of the private sport equipment’s, the deck and the pool is on
your own risk and responsibility. We are not liable for any accidents,
injuries or violations. Please take care and watch out. The pool surface
might be rough on some areas for security reason.
19.Right of Access: Guests shall allow Owner and its agents access to the
property for purposes of repair and inspection. Owner and its agents shall
exercise this right of access in a reasonable manner.
20.Security cameras (video/ audio) are in use outside the house and in
the garage. Do not move, tape or shut off the security system. Reinstallation
efforts we will need to invoice a fee of $150.
21.Smart Home equipment is normally in use. This includes the Apple TV.
Do not move, tape, shut off or change settings. They are programmed
for your convenience.
22. Please watch out walking barefoot on the pavers or deck. Due
to the power of the sun, they may be hot, please watch out.
23.The rental agreement must be signed or will be deemed accepted by

property. Do not charge an EV on another socket than the provided one.

If fees apply we will have to deduct 4% of the payments done to cover the bank fees (e.g. for CC payments, but will not apply for Zelle payments). In case of cancellation we will deduct an adminstration fee of $300 to cover our expenses.
