Rental is based on the acceptance of our terms herein. We require completion of Our Rental Agreement and copy of booking adults Drivers License. We offer over 50 summer rentals in Seaside Heights and Seaside Park. We operate much like hotels in regards to providing additional services, such as towels, additional beach badges and car passes, cleaning services during your stay and so forth. As assurance for these services and for any rental agreement violation and/or damages WE REQUIRE A CREDIT CARD ON FILE. Occupants. The said premises shall be occupied only by individuals stated on reservation: Any additional individuals that Management reasonably feels are residing or enjoying the premises will be charged an additional $75 per day regardless of actual stay. Please note we offer quality rental, No group parties or multiple unregistered renters will invoke early termination of lease and forfeiture of complete rental amount. The minimum age to book is 25. You may not book on behalf of someone else. Booking adult must stay for the duration of the reservation. Photo ID may be required at the time of booking or at check-in for age verification purposes. If the booking adult is not present at the time of check in and for the duration of the say, the occupants will be removed without refund. During May and June: a) Rental agreement is required with all guests names and parents names and contact information. b) Guests under 26 require security, additional cost will apply to cover additional cost incurred. c) To comply with town ordinance a guests over 25 must be present at all times ,this does not waive the additional fee for security. Beach Passes: Failure to return beach badge will result in guests paying $80 per each beach pass not returned. Parking. Guests shall receive “1 parking spot” (street parking). “Parking" Management does Not assume any liability for damages caused by fire, theft, casualty or any other cause whatsoever with respect to any car or its contents. “Parking Passes" not returned at termination of stay will be charged $300 per parking pass We do NOT for any electric car charging on property Violation $250 per day. Right of Entry: Management reserves the right to enter the demised premises for the purpose of inspection and reasonable hours to make repairs and or alterations to the premises. Condition of Premises: The Guests will be allowed upon first entry to inspect and examined the premises, including the grounds, the building and personal belongings, and that they are, at the time of this rental, in good order, repair, and a safe, clean, and tenantable condition. Repairs or Alterations: The Guests shall be responsible for damages or stolen items caused by his/her negligence and that of his family or invitees and The Guests and in addition responsible for lost rents due to Mgnt inability to re-rent to incoming parties. No Smoking: Smoking is only allowed “outside”. Evidence of smoking inside the property will result in immediate eviction and forfeiture of all amounts paid and will result in additional cleaning fee charged to guest as excess damage cost and will be charged against the credit card on file. No Pets: Pets shall not be allowed. Violation $75 per day. Unless, booked with host having knowledge of pet, and pet fee of $35 per night is received. (No cats allowed) If pet is allowed: The guest agrees to: • Pick-up and discard of any and all pet waste. • The pet shall not cause damage to the premises, including scratching, chewing, digging, etc. • Guest also agrees not to leave pet outdoors or unsupervised for an unreasonable period of time and agrees to confine their pet when unattended. • No pet shall be allowed to become a nuisance or create any unreasonable disturbance. • Dogs must be on a leash when outside the dwelling. • Dogs must not be left unattended outside for long periods of time. • Pets are not allowed on furniture or beds. • Dogs when unattended are to be In a crate or gated In secured section of the house with a gate. • Guests will be responsible for all damages and fees. • Guests must agree to comply with all local laws and ordinances regarding animals. Failure to follow these guidelines, Mgmt. will assess a daily fee of One Hundred Dollars ($100). Internet: Wireless internet and Cable TV is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences regarding service. Plumbing: Upon inspection the guest will agree that all lavatories, sinks, toilets, and all other water and plumbing apparatus are in good order and repair and shall be same only for the purposes for which they were constructed. Any damage to any such apparatus and the cost of clearing stopped plumbing shall be borne by Guest. Weather: There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. Cause for Eviction: The Guests and all parties will be subject to immediate eviction from the property if The Guests or parties of The Guests violate any terms of this agreement, including but not limited to violation of the occupancy limits, pet provision, smoking, noise ordinate or parking. In the event of eviction from the property, The Guests shall forfeit all amounts paid and there will be no refund of money. Ordinances and Statutes: The Guests shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the premises. Upkeep and Cleaning: The Guests shall always keep and maintain the premises in a clean and sanitary condition, and upon the termination of the tenancy shall surrender the premises to Mgmt. in “broom clean condition”. Dangerous Materials: The Guests shall not keep or have on the leased premises any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the leased premises or that might be considered hazardous or extra hazardous by any responsible insurance company. Towels and beach items are NOT included in the rental however can be rented by The Shore List or Coastal Linens.
