Our property has two homes on one lot. This type of configuration is quite popular in shore communities. This beach house is located in the rear and the front house is a single family home.

What I love about staying in a rear home is the extra privacy and reduce noise from the main street.

Please keep your furry friends at home and enjoy your cigarettes outside.

Please note we offer a quality rental, excessive loud parties or multiple unregistered renters will invoke early termination of lease and forfeiture of complete rental amount.

Rental is based on the acceptance of our standard short-term rental agreement.
Security Deposit is held by us via a credit card.

The minimum age to book is 25. You may not book on behalf of someone else. Booking adult must stay for the duration of the reservation. Photo ID may be required at the time of booking or at check-in for age verification purposes. If the booking adult is not present at the time of check in and for the duration of the say, the occupants will be removed without refund.

This was a last-minute beach weekend getaway for me and my daughter. The location is great - pass three houses, a couple of parking lots and you're at the boardwalk. Very walkable. The apartment itself is in a house behind a house but once you figure that out, it's all good (there's a walkway to the back house on the left side of the house, don't try to wind your way through the cars in the driveway). It's the ground level of a small 2-story house so you do hear the upstairs nieghbors but with the air conditioners on, it's muffled. The ceilings are a bit low but all of the amenities listed are there. The beds have sheets, pillows and a comforter but remember to bring your own bath & beach towels. The kitchen had a keurig and coffee pods plus some bottled water in the fridge. The owners' communication was great; they own multiple rentals in the area and were able to find us one with availability. We had excellent homemade Mexican food at Monte's Cafe, which I highly recommend.

We booked this rental for Labor Day weekend due to its prime location. The location did not disappoint. This smaller unit was a perfect alternative to a traditional hotel room for our family of 4. Having the bedrooms are a plus with kids. Walking distance to everything you need, rides, water park, boardwalk and of course the beach. John was a great host and easy to communicate with. Side note as a new renter, I would suggest possibly asking if other families are renting. The guests above us were very active till the early hours of the morning making it difficult for the kids to sleep as the noise from the upstairs unit can be loud, aside from that a great experience.

Great apartment and location. The communication with John before check-in was excellent, then setting up was super easy. The apartment is close to everything (beach, boardwalk, restaurants) and John even sent us recommendations for places to eat or get take out from. The apartment was clean and quiet, allowing us space to spread out. Parking right in front was extremely useful and the beach tags were also appreciated.

Your check-in time begins at 4:00 pm. You have self-check-in, just text us when you are about ½ hour away from Seaside Heights (usually exit 100 on the GS Parkway coming from the North or exit 77 from the South). For the fastest route to Seaside Heights please take exit 82 off the NJ Parkway.

If available: “Limited time Special…Should you wish for an earlier check in we can provide you a check in starting at 10:00 am for an additional $150 or 12pm $100. Let us know ASAP if desired (normal pricing 10am $200 12pm $150).

House Rules
Rental is based on the acceptance of our standard short-term lease herein. We offer over 50 summer rentals in Seaside Heights and Seaside Park. We operate much like hotels in regard to providing additional services, such as towels, additional beach badges and car passes, cleaning services during your stay and so forth. As assurance for these services and for any rental agreement violation and/or damages WE REQUIRE A CREDIT CARD ON FILE and Copy of Driver's License for booking adult. TERMS AND CONDITIONS: 1. Full Rental Payment: Per agreement with Internet service provider: 2. Occupants. The said premises shall be occupied only by individuals stated on reservation: Any additional individuals that Management reasonably feels are residing or enjoying the premises will be charged an additional $75 per day regardless of actual stay. Please note we offer quality rental, No group parties or multiple unregistered renters will invoke early termination of lease and forfeiture of complete rental amount. 3. Short-Term Rental: It is expressly understood and agreed that this is a short-term Vacation Rental Agreement and is not a lease or other long-term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights of The Guests and no rights to renewal or for recurring usage 4. No Smoking: Smoking is only allowed “outside”. Evidence of smoking inside the property will result in immediate eviction and forfeiture of all amounts paid and will result in additional cleaning fee charged to guests as excess damage cost and will be charged against the credit card on file. 5. No Pets: Pets shall not be allowed. Violation $100 per day. 6. Parking. Mgmt. Does NOT assume any liability for damage caused by fire, theft, casualty or any other cause whatsoever with respect to any car or its contents. “Car Passes” not returned at termination of stay will be charged up to a total of $300.00 per parking pass. We do not allow any electric car charging on property. Violation $250 per day 7. . Shore Badges: Failure to return the badges, the Guests will be charged $10 per day for up to $80.00 per badge. 8. Quiet Enjoyment: The Management fully understands that The Guests’ enjoyment is paramount to their stay. However, loud, overpopulated or disruptive parties or indoor games are not allowed. Failure to comply with this rule results in immediate termination of stay and all monies in receipt of the Management shall remain in Management possession. 9. Condition of Premises: The Guests will be allowed upon first entry to inspect and examine the premises, including the grounds, the building and personal belongings, and that they are, at the time of this lease, in good order, repair, and a safe, clean, and tenantable condition. 10. Repairs or Alterations: The Guests shall be responsible for damages or stolen items caused by his/her negligence and that of his family or invitees and The Guests and in addition responsible for lost rents due to Mgmt. inability to re-rent to incoming parties. 11. Upkeep and Cleaning: The Guests shall always keep and maintain the premises in a clean and sanitary condition, and upon the termination of the tenancy shall surrender the premises to Mgmt. in “broom clean condition”. which will entitle them to a maximum of three hours of cleaning. Additional sums will be allocated for repairs, damage, additional guests and/or additional time needed for cleaning should the premises be left in a lesser condition. The Guests agree that the Management shall deduct costs off said service via security deposit on file. 12. Right of Entry: Management reserves the right to enter the demised premises for the purpose of inspection and compliance of the lease, and reasonable hours to make repairs and or alterations to the premises. 13. Internet: Wireless internet and Cable TV is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service. 14. . Plumbing: Upon inspection the guest will agree that all lavatories, sinks, toilets, and all other water and plumbing apparatus are in good order and repair and shall use the same only for the purposes for which they were constructed. Any damage to any such apparatus and the cost of clearing stopped plumbing shall be borne by the guests. 15. Dangerous Materials: The Guests shall not keep or have on the leased premises any article or thing of a dangerous, inflammable, or explosive character that might unreasonably increase the danger of fire on the leased premises or that might be considered hazardous or extra hazardous by any responsible insurance company. 16. Ordinances and Statutes: The Guests shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, or which may hereafter be in force, pertaining to the use of the premises 17. Weather: There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. 18. Cause for Eviction: The Guests and all parties will be subject to immediate eviction from the property if The Guests or parties of The Guests violate any terms of this agreement, including but not limited to violation of the occupancy limits, pet provision, smoking, noise ordinate or parking. In the event of eviction from the property, The Guests shall forfeit all amounts paid and there will be no refund of money. 19. Non-performance: In the event that the premises are not available due to conditions beyond management control. Then all initial sums will be returned, and these sums present the full and final recourse that The Guests may have 20. . Attorney’s Fee and Cost: If management employs the services of an attorney to enforce any condition of this agreement, to collect any amount due, the eviction of The Guests or because The Guests takes any action to recover deposit not due, The Guests shall be liable to Management or reasonable attorney fees and cost incurred by Mgmt. 21. . Items Not Provided: Towels, Iron/ironing board, Hairdryer, (unless requested prior to arrival date; fee applies) and Beach Items. 22. Towels and beach items are NOT included in the rental however can be rented by The Shore List or Coastal Linens. Acknowledgement: By accepting this reservation: The parties understand and accept the terms and conditions on all pages of this agreement. Borough of Seaside Heights has imposed a new ordinance effectively prohibiting young adult or prom rentals. The new Ordinance now prohibits groups and young adult rentals from April 15 to June 30 unless the Guest can verify that at least one person will be 21 years or older and will be a full time guest during the entire stay. No exceptions. Any guest that reserves that does not meet this criteria will result in cancellation of the reservation and loss of deposit. During May and June: a) Rental agreement is required with all guests’ names and parents’ names and contact information. b) Guests under 25 require a security person, additional costs will apply to cover additional cost incurred. c) To comply with the town ordinance a guest over 21 must always be present, this does not waive the additional fee for security.
