Hilton Head Beach and Tennis Resort (HHB&T) is a family friendly oceanfront resort offering direct beach access and lots of amenities to guests of privately owned villas. The resort covers 56 acres and is conveniently located at the north end of the island, directly on Folly Field Beach, one of Hilton Head Island's most popular family beaches. The beautiful facilities and grounds are gated and staffed by 24/7 security.
VILLAS:
The villas at Hilton Head Island Beach and Tennis Resort are independently owned villas, many of which are managed by (and booked through) individual owners or independent property managers, and others of which are managed by (and booked directly through) the resort office. Owners who manage their villas independently often list their villas on Houfy (HOUse For You), which eliminates booking fees to save guests money, or on other OTAs (online travel agencies).
Although the floor plan of each type of villa is the same (see below), the furnishings and amenities found inside each villa are unique, and depend on the owner. You should always check the owner's listing to see what beach equipment, kitchen supplies, entertainment options, linens and other amenities you'll be getting with your stay. Cleaning services are also villa-specific. Villas that are individually managed use different cleaning companies than villas who are managed by the resort office. Also be sure to check the reviews and photos of each specific villa, as the experiences may be very different depending on how well that villa is managed, and what it includes.
Regardless of how an individual villa is managed, the guests of every villa at the resort have access to all of its amenities, including swimming pools, tennis, pickle ball, playground, restaurants, bike rentals, picnic areas, beachside bar, 24/7 security, free high speed fiber optic WiFi, cable TV, central heat and air-conditioning with guest controlled thermostat, and - most importantly - private access to the gorgeous beach.
Here is some more information about the size and layout of the different types of villas:
OCEAN VILLAS - 1 BR/1 BA villas (540 sq ft). There are 3 Ocean Villa buildings with 150-168 villas per 3-story building. Most Ocean Villas have a Queen bed in the bedroom (a few may have a Full-size bed). Some have a sleeper sofa in the living room and many have built-in bunks in the hallway (suitable for children 12 and under). Each Ocean Villa has a small kitchen with a full size refrigerator. An elevator and laundry room (using pre-paid laundry cards) are located in each Ocean Villa building.
Ocean Villas are the closest buildings to the large pool and beach, with a 1-3 minute walk to the sand, a 3-5 min walk to the tennis courts, playground, and fitness room. Some have a resort view, some have a partial ocean view, and a few are direct oceanfront.
TENNIS VILLAS - 2 BR/2BA villas (888 sq ft.). There are 7 Tennis Villa Buildings (A through G) with 24 villas in each 3-story building. Tennis Villas offer open concept living with fully equipped kitchens, dining area, and two full bathrooms, including one ensuite. Most Tennis Villas have a Queen or King bed in the primary bedroom, while the second bedroom may have 2 Twins, 1 Queen, or Twin bunks plus 1 Queen, or a variety of other bed arrangements. Many have sleeper sofas in the living room, as well. Tennis Villas do not have elevators or laundry rooms within each building. The Tennis Villa laundry room (coin operated) is located in the Pro Shop building about 50-200 yards away, depending on which building you are staying in.
Tennis Villas have various resort views, being surrounded by tennis courts, beautiful flower plantings, native flora and a natural wetland lagoon. Depending on the Tennis Villa building you are staying in, the beach and large pool are only a 3-6 minute walk through the resort, and the tennis courts, playground, and fitness room are just outside your door or are at most a 2 min. walk.
ADMIRAL'S ROW VILLAS - Admiral's Row is a 3-story building consisting of 40 1BR/1BA villas (560 sq ft.) and 92 2BR/2BA villas (996 sq ft.).
The 1 BR Admiral's Row Villas offer a small kitchen with full-size refrigerator, a Queen or Full bed in the bedroom, and many have built-in bunks in the hallway (suitable for children 12 and under) as well as a sofa bed in the living room.
The 2 BR Admiral's Row Villas offer fully equipped kitchens, dining area, and two full bathrooms, including one ensuite. Most Admiral's Row villas have a Queen or King in the primary bedroom and either a Queen bed and/or 2 Twin beds in the second bedroom. Some have sleeper sofas in the living room, as well. Elevator and laundry room (using pre-paid laundry cards) are located in the Admiral's Row building.
Admiral's Row villas are close to the sand. There is a boardwalk leading directly from the Admiral's Row building to the sand, so depending on what part of the building you are staying in, it is only a 1-3 min. walk to the beach. There is a smaller pool adjacent to the Admiral's Row building, but the large pool and Jamaica Joe'z are about a 5 min. walk. The tennis courts are about a 2-3 min. walk, with the playground and fitness room about 4-5 min. away. Admiral's Row villas have either a resort view, a partial ocean view, or (a few) are direct oceanfront.
RESORT AMENITIES:
SWIMMING POOLS: The Olympic-size oceanfront pool and pool deck are the largest on the island. There is also an adjacent kiddie pool. A second smaller pool is located next to the Admirals Row building. Both pools are unheated and open year-round from 9am to 9pm.
*There are no lifeguards at the pools. There are pool attendants at the large pool for maintaining rules of order. Children must be accompanied by a parent at all of the pools. Kiddie pool ages are infant to 4 years old. SWIM DIAPERS are recommended by the SC Health Department for children under the age of 3 years.
When you enter the pool area, you will be asked to give your last name and the villa number where you are staying.
Please observe all posted rules and regulations. Do not remove furniture from pool areas. Our pools are smoke free including vaping. Food is not permitted around the perimeter of the pool. No personal furniture or canopies/umbrellas in pool area.
FITNESS AREA & SHUFFLEBOARD: These amenities are located by the oceanfront pool. Volleyball nets are on the beach. Shuffleboard equipment, volleyballs, and horseshoes are free and available at the Tennis Pro Shop. Please bring ID to sign these items out.
TENNIS & PICKLE BALL: 8 lighted hard surface courts, 4 pickle ball courts, and a Pro Shop are available. Tennis/pickle ball play is free for guests of the resort. NO tennis play before 8:00AM and after 10:00PM. Courts need to be reserved in advance. Call the Pro Shop for Reservations or to Schedule Lessons (843) 842‐0079 or Sign up in person at the Pro Shop. BASKETBALL: A basketball hoop is located near the Tennis Pro Shop. Basketballs are available for borrow in the Pro Shop. Please bring ID to sign out.
PLAYGROUND: A beautiful shaded playground is located between the Tennis Villas lagoon and the Tennis Pro Shop. Children are to be accompanied by adults at the playground.
PICNIC AREAS: Picnic tables and grills are available for guests’ use. Picnic/grill areas are located near the playground and near Admiral’s Row. Grilling is not permitted on villa balconies or other non-designated area on any type grill.
BIKE RENTALS: You can rent bicycles at Island Cruisers (bike rental kiosk inside our resort, next to security gate) 843-785-4321; $20 a day adult and/or kids bike For multiple day rentals: $25 for 2-3 days and $35 for 4-7 days. Open year-round.
Bikes should be locked up at all times when unattended. There are plenty of bike racks around the resort. The resort is not responsible for bikes.
FITNESS CENTER: A fitness center is located at the Pro Shop near tennis courts. The fitness center is open 7 days a week from 6am-10pm. Electronic Access Cards, required to enter the fitness center, are available for guests at the front desk at the Convention Center and are issued for a refundable deposit. No one under the age of 16 is permitted in the Fitness Center.
DUMPSTERS: Dumpsters are located throughout the resort for guests to deposit their household garbage.
LAUNDRY: Ocean Villas and Admiral’s Row Villas have laundry rooms in their buildings. These washers/dryers use pre-paid laundry cards that can be purchased at the front desk in the Convention Center. Tennis Villa guests use a laundry room (with coin-operated washers/dryers and laundry soap vending machines) located in the back of the Tennis Pro Shop building. Guests are asked to please not leave laundry unattended in the laundry rooms.
COCONUTZ SPORTZ BAR is located in the Convention Center (the building by the resort entrance). It is open year-round and offers entertainment and a varied menu. Pool tables are available for recreation and league play.

GATOR'Z PIZZA and WINGZ is located in the Convention Center (the building by the resort entrance). Gator'z offers pizza, wings, and more with a family friendly atmosphere. *Open seasonally (Memorial Day to Labor Day) from 5:00PM to 10:00PM.

JAMAICA JOE'Z BEACH BAR is located beside the pool and is open seasonally from 11:00AM to 9:00PM. Food and bar drinks are available. There is also often Live Entertainment.
JAMAICA MONZ is an Ice Cream and Sno Cones Hut, located on boardwalk at the Ocean Front Pool. Seasonal hours: Monday—Sunday 11am –5pm (Open later on Movie Night)
CONVENTION CENTER is the large building between the security gate and Folly Field Road.
Front Desk: All guests will pick up their parking passes at the front desk at the beginning of their stay. This is also where guests of all villas can check out an access card to the fitness center (located in the Pro Shop by the tennis courts). Guests of Ocean Villas and Admiral’s Row Villas can purchase pre-paid laundry cards here as well.
Guests who make their reservations through the resort office will also use the front desk for check-in and any concerns and questions regarding the villa they are staying in.
*Guests who rent villas from individual owners or independent property managers must communicate any concerns or questions directly to that owner/property manager, not to the resort front desk. The front desk does not have any information or control over issues for villas that are not on their on-site rental program.
The Convention Center also has an ATM, 2 restaurants (Gator’z Pizza & Wingz and Coconut’z Sportz Bar), Owner’s Services, Century 21 real estate office, and a 12,000 square foot ballroom that can be rented for weddings, meetings, conventions or other events.

Rules of the Resort:
RESORT/PARKING PASSES: All vehicles entering the property must have an appropriate gate pass or decal. Overnight Passes are $25 per car (for the entire stay) and, unless renting a villa directly from the resort, must be purchased directly from the villa owner/manager. Guest Passes must be displayed on the dashboard on the driver’s side of the vehicle and remain on the dash during your entire stay. (*If an overnight guest will have someone visiting for the DAY (not spending the night), they can call Security and get a free Day Pass.
Bicycles must be kept in bike racks or in the villa, not on the balconies, except Admiral’s Row balconies.
No Mopeds, Motorcycles, and Electric Scooters are allowed behind the Security Gate. All of these types of equipment must be parked in the Convention Center parking lot directly in front of the Security Gate in the assigned area.
No Pets are allowed on property. Automatic $100.00 per day fine, if the pet is not removed immediately.
Assistance Animals: Although the Resort does not permit pets, we do comply with the Americans with Disabilities Act (ADA), FHA, and Housing and Urban Development (HUD) relating to assistance animals. The resort's Reasonable Accommodations Policy states: "Entrance into HHIBT’s gated community with an animal requires prior completion of the attached documents. Applicants for waiver from the no pet policy must present the forms prior to entrance onto the property in sufficient time for approval. The individual requiring an assistance animal is the only person granted exception from the normal requirements for animals. All assistance animals must be up to date on rabies vaccinations and all other vaccinations as required by The Town Hilton Head Island Ordinance. A current picture of the assistance animal and proof of vaccination and registration must be provided to the Association."
No riding skateboards, skates, or bicycles allowed in buildings, on the tennis courts, on sidewalks, or ramps.
Grilling is permitted only at picnic areas.
Drones are prohibited from being flown in the resort.
Balconies: Nothing is allowed to be hung over the Balcony Railings including towels, bathing suits, laundry, etc. Clothing, clotheslines, hammocks and swings may not be hung on balconies.
Garbage or other debris is not allowed in hallways, laundry rooms or balconies. Please use the dumpsters located throughout the Resort.
No loud music or noise at any time!
Smoking / Vaping only in designated areas.
Fireworks are prohibited by South Carolina State Law – Fines will be charged to all violators.
Do Not Feed Wildlife. Feeding sea gulls, alligators, feral cats, or other animals is prohibited on the resort property and is subject to fine.
Firearms: Upon entering the residential section of the resort whether an owner, long or short-term renter or guest in possession of a firearm is required to notify security. All SC laws shall govern firearms.
Catch and Release Fishing is allowed in posted areas.
Beach Patrol: This service is provided only during the summer season and is available during daytime hours only, usually ending at 5:00 PM. If you wish to walk on the beach after sunset, remember that all of our beaches have public access areas and you should always walk with a companion. NEVER WALK ALONE!
Remember, all signs located on the Resort are for your benefit. Please adhere to all rules and posted speed limits. Removal of these signs will result in a monetary fine equitable to damages occurred.
