We have one designated parking space with additional non-designated parking spaces available. Each car needs to be registered with us as only those vehicles will be allowed through security and on to the property.

At the time of the signing of this Lease, Tenant shall pay to Landlord, in trust, a security deposit of $200.00 to be held and disbursed for Tenant damages to the Premises or other defaults under this Agreement (if any) as provided by law. Security deposit will protect owner against damage or theft to the property. Deposit will be returned after Renter vacates property if the Property is not damaged, no theft has occurred. Deposit may be applied by Landlord to satisfy damage repairs caused by Renter or to replace stolen items and such act shall not prevent Landlord from claiming damages in excess of the deposit. The Tenant is held financially responsible for damages to the Rental Property, whether made by themselves, their family, and another guest in their group or invitee. 
 
Upon the vacating of the premises for termination of the lease, Landlord shall have 15 days to return the security deposit, or in which to give Tenant written notice by certified mail to Tenant's last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim. The notice shall contain a statement in substantially the following form: 
 
This is a notice of my intention to impose a claim for damages in the amount of _____ upon your security deposit, due to _____. It is sent to you as required by Section 83.49(3), Florida Statutes. You are hereby notified that you must object in writing to this deduction from your security deposit within 15 days from the time you receive this notice or I will be authorized to deduct my claim from your security deposit. Your objection must be sent to 2021 Doug Clemens IRA, LLC, PO Box 7 Noonan ND 58765 
 
If Landlord fails to give the required notice within the 15-day period, he or she forfeits the right to impose a claim upon the security deposit. 
 
Unless Tenant objects to the imposition of Landlord's claim or the amount thereof within 15 days after receipt of Landlord's notice of intention to impose a claim, Landlord may then deduct the amount of his or her claim and shall remit the balance of the deposit to Tenant within 30 days after the date of the notice of intention to impose a claim for damages. 
 
If either party institutes an action in a court of competent jurisdiction to adjudicate the party's right to the security deposit, the prevailing party is entitled to receive his or her court costs plus a reasonable fee for his or her attorney. The court shall advance the cause on the calendar.

The kids will enjoy our themed Star Wars and Princess/Frozen room as well as the private pool with children's fencing for safety. Please bring life vests/floaties that will help your children stay safe with adult supervision at all times.
