VILLA MAESTRALI RENTAL HOUSE RULES & VILLA INFORMATION

1. Occupancy: Unless specifically permitted by Owner in advance, Guest occupancy is limited to a maximum of 6 persons. People other than those in the Guest party set forth may not stay overnight in the property, unless specifically permitted by
Owner. Any other permitted person in the property is the sole responsibility of Guest.

2. Check-In and Check-Out: In order to provide and maintain the high standard of cleanliness and the best guest experience, Guest agrees to Check-In time at 4:30 pm and Check-Out Time at 1:00 pm.

3. Noise: Guests should not create excessive noise at a level that disturbs neighbours; Code-enforced neighbourhood quiet hours are from 10:00p.m. – 8:00a.m.

4. No Liability: The property is privately owned; Owner is not responsible for any accidents, injuries or illness occurring while on the premises or its facilities. Nor is Owner responsible for loss of Guests’ personal belongings or valuables. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premise.

5. Order: Guest agrees to keep the property and its inventory, all furnishings, cabinets and drawers in good order.

6. Appliances: Only use appliances for their intended uses. Instructions folder is provided for appliances.

7. Pets: Are permitted ONLY with prior Owner approval.
8. Towels: Upon arrival, the following are provided for each Guest; fresh towels are dispensed on Tuesdays and Fridays:

White bathroom towels: a set of one large and one medium sized per Guest – to be used only in bathrooms, NOT to be used at pool, NOR taken to the beach or off premise.

Colour/patterned beach towels: one per Guest – to be used at pool, and may be taken to the beach.

9. Linens: Linens may not be removed from the premise, nor used for anything other than bedding.

10. Housekeeping: There is housekeeping service from 1:00 pm – 4:30
pm on Tuesdays and Fridays, included in the rental rate. Housekeeping changes towels on Tuesdays, towels and linens on Fridays.

11. Garbage: Any garbage must be stowed in the proper lidded garbage receptacle, located outside, beside main kitchen door. No garbage may be left in plastic bags outside the receptacles.

12. Fireplace: Due to high risk of fire hazards, its use is not permitted during summer.

13. Water: The property has its own well, providing regularly tested water. We recommend using well water for cooking, and bottled water for drinking.

14. Sceptic System: Unlike in most Greek houses, here Guests CAN FLUSH TOILET PAPER. However, FLUSH ONLY TOILET PAPER. Flushing anything other, especially feminine products, will clog the sceptic system. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to €200.

15. Air Conditioning: Guest agrees to CLOSE all windows and doors during AC use. Guest MUST turn off all AC units when leaving the villa, closing all windows and doors. Electricity is very expensive in Greece, owner will monitor Guest consumption during his/her stay.

16. Hot Water: Is provided by solar panel. On SUNNY days, The BACK-UP hot water fuse MUST remain DOWN. Only on RAINY/OVERCAST days, may the electrical back- up fuse be switched to UP. Guest agrees to flip switch back DOWN when sunny again.

17. Kitchen: To avoid insects and pests, Guest agrees to store all food remains in the fridge and wipe down all surfaces of any crumbs and liquids.

18. Marble Work Tops: Guest is not permitted to to cut citric fruit on marble work tops, causing permanent stains. Please use wooden cutting board on metal sink surface.

19. Sun Tan Lotion & Wet Bathing Suit Staining: After using sun tan lotion, and while wearing wet bathing clothes, Guest agrees to use dry, coloured pool towels when sitting on any and all inside and outside seating cushions to avoid lotion and chlorine staining.

20. Ironing: Guests are required to iron ONLY on ironing board provided in broom closet. NEVER use outside cushions or table surface for ironing.

21. Damage: Damage deposit is waived. Guest agrees to treat the property and inventory with care and respect. If damage does occur, Guest is required to inform Owner immediately, to allow sufficient time for repairs/replacements. In case of damage in excess of €50, Guest agrees to compensate damage.

22. Internet: Under no circumstances may Guests use the property's internet connection for any illegal activities. Any illegal actions will be traced back to the time period the guest stayed at the villa.

23. Pool: No children under the age of 12 are permitted in pool without adult supervision. When using the pool, be aware of certain health risks associated with this facility. Use at your own risk. Our pool cleaner cleans, sanitises, and replenishes chemicals regularly before and during your stay.

24. Sand: To avoid pool filter clogging, Guest agrees to rinse beach sand off using terrace hose, before using pool.

25. Pool-Side Umbrella: When leaving the villa for longer periods of time, guest is required to take down, and secure umbrella at pool side with cord attached.

26. In Case of Wind and/or Heavy Rain: Guest agrees to take: a) inside all outside cushions, and b) in the electric awning. Upon arrival, Owner will show exactly how this works. After taking awning IN or OUT, Guest agrees to always press OFF button on switch, to avoid burning out motor.

27. Smoking: Is allowed outside ONLY. Please be aware that the property is located in a highly inflammable wooded area. Guest agrees to never dispose of ashes or cigarette butts on the premises.

28. We Provide: Generous welcome package and beverages upon arrival: fresh produce, local oil & vinegar, cooking basics, tea, coffee. And fresh herbs growing outside kitchen door. Dishwasher tabs & washing machine detergent, one pack each of kitchen paper towels, toilet paper & garbage bags; 1 shower gel & shampoo each per bathroom, hotel hair dryers; light bulbs, candles and anti-mosquito devices.

Prior to payment and prior to arrival, Guest will receive and sign a separate Rental Agreement.
