Upon entering the Old Town Townhome, you are welcomed into a large, open concept space designed for entertaining. The light-filled living area has two oversize sofas (one unfolds to a queen size memory foam sleeper sofa), and a 85" Smart TV with complimentary YouTubeTV subscription (cable streaming). Downstairs also has a convenient Powder Room. The oversize sliding glass door off the dining room leads out to the private patio with bistro lights, a big table for dining al fresco, bbq grill w/ propane tank and cozy insta-worthy egg chair. Up the modern spiral staircase leads to a large ROOFTOP terrace overlooking the Community Pool and Camelback Mountain. Perfect for reading a good book and soaking in the Arizona sunshine. There is a washer/dryer that you are welcome to use off the outdoor patio.
BEAUTIFUL STOCKED KITCHEN
The HGTV-inspired white and gray kitchen is stocked with all the comforts of home for prepping savory meals and insta-worthy cocktails. White shaker cabinets, beautiful granite countertops, professional series stainless steel appliances including a dishwasher, glass subway tile backsplash, 24" stainless steel wine fridge and an oversize granite peninsula that seats 3. Everything is provided from silverware to cooking utensils, pots and pans, plates and bowls, standard drip coffee maker & filters, blender, toaster, serving platters and more. The adjacent dining area has a rustic farmhouse style chandelier and large dining table with seating for 6.
COMMUNITY FEATURES
The quiet, intimate community features rows of mature citrus trees, a community swimming pool (the pool is not heated) with views of Camelback Mountain, as well as a completely fenced-in grassy dog-park! Policies and Rules
CONFORMANCE WITH LOCAL LAWS
Guest agrees to abide by all rules and regulations set forth by local ordinances. The City of Scottsdale has an ordinance that prohibits disruptive noise emanating from a property, and specifically requires quiet hours between the hours of 10:00PM and 7:00AM. Guest, or Guest's visitors, found to be violating the noise ordinance will be subject up to $1500 FINE PER VIOLATION AND/OR EVICTION WITHOUT REFUND. Further, Guest agrees to conform to other Vacation Rental Rules and Regulations, without limitation, over occupying parking areas, over occupying rental property, modifying the visual look of Property, creating disruptions that disrupt neighborhood character, or any other provisions of City of Scottsdale Noise Ordinance. Upon any infraction of local ordinances, Owner/Agent may at its sole option, terminate all agreements with Guest, including termination of occupancy immediately. In this event, Guest will forfeit all monies, including security deposits. Failure to vacate Property at Owner/Agent request for violation of these Terms and Conditions may result in citation for trespassing by local law enforcement.
CITY OF SCOTTSDALE STR ORDINANCE 4566, Sec 18-176
To stay within compliance of the City of Scottsdale's new Ordinance No. 4566, Sec 18-176, a sex offender background check will be done on the booking guest. A copy of your driver's license or state ID may be requested if additional information is required to perform the check. NON-REFUNDABLE PET FEE
We do allow up to 2 dogs, under 50lbs each. There is a non-refundable $250 pet fee. Additional fees may incur for additional dogs, longer duration stays, excessive pet hair/deep cleaning, pet damage to the property, or not cleaning up the yard after your pet. Dogs are NOT allowed on the furniture or beds! If you arrive on-site with an unapproved pet, your reservation may be terminated immediately.
ADDITIONAL RESPONSIBLE PARTY
For groups of 3 adults or more, in addition to booking Guest, Owners/Agent requires contact information of at least one other responsible adult (25+) who will be onsite for the duration of the stay and can act as an additional point of contact if needed.
RESIDENTIAL NEIGHBORHOOD CHARACTER
The Property being occupied by Guest and Guest's visitors is in a quiet and established townhome community. To ensure use of the Property does not create a nuisance, or in any way disrupt the residential character of the neighborhood, Owner/Agent prefers renters who are: (1) families, (2) business owners, their employees, or their representatives, or (3) other responsible groups. Notwithstanding the above, other associations or groups of individuals primarily comprised of individuals under 25 years of age are hereby notified of their responsibility to occupy the Property in a manner that does not disrupt the residential character of the neighborhood. Guest may be held legally liable for any violations or citations, including payment of any fines or penalties incurred as a result of Guest's stay, or resulting from any disruptive behavior.
NON-REFUNDABLE DAMAGE INSURANCE
Owner/Agent recommends Guest to purchase an Accidental Rental Damage Insurance policy. Accidental Rental Damage Insurance provides up to a determined amount of damage coverage if the property or its contents are damaged during Guest's stay, subject to the insurance plan's terms and conditions.
REPAIRS AND MAINTENANCE
Although not anticipated, Owner/Agent cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs, Wireless Internet, stereo equipment, garage door, keypad, pool equipment/pool heater. Guest agrees to report any inoperative equipment to Owner/Agent promptly. Owner/Agent will make every reasonable effort to have repairs done quickly and efficiently; however, no refunds or rent reductions will be made due to mechanical failures or malfunctions, interruptions of utilities, maintenance problems or construction in the area.
UTILITY AGREEMENT (28 DAYS OR LONGER RESERVATIONS)
For rental stays of 28 days or longer, Guest acknowledges and accepts that Owner requires monthly cleanings, billed to the Guest at $200/month, in addition to the standard check-out cleaning, to maintain the quality of the home. In addition, for stays over 28 days, Guest may be responsible to pay for fundamental utilities (Water, Gas & Electric) during Guest's stay. If required, Utilities will be deducted from the Security Deposit and billed thereafter. Security Deposits will be refunded within 45 days after departure for month or longer reservations.
VACATION RENTAL - NO LEASE
This Rental Agreement is for temporary use of a vacation rental property for temporary vacation stay. THIS AGREEMENT IS NOT A LEASE AND CONVEYS NO RIGHTS IN REAL PROPERTY. By agreeing to the Terms & Conditions, Guest stipulates, acknowledges, and agrees that Guest has not and will not receive a real property interest in, or rights to, the vacation rental property.
NO HOLD OVER/STAY OVER POLICY
If Guest holds over or remains on the vacation rental property beyond the specified Departure Date of this Rental Agreement, by Check out-time, unless otherwise approved by Owner/Agent, Guest agrees and consents to be removed from the premises and locked out of the Property by Owner/Agent, its representatives, and/or law enforcement. Guest further consents to permit Owner/Agent to remove Guest's personal belongings to a location of Owner/Agent's choice, where Guest can retrieve them.
SMART HOME DEVICES
Owner/Agent uses smart home technology throughout the home to improve Guest experience and deter disturbances to the neighborhood. Smart Devices may include Smart TV, Nest Thermostat, Video Doorbell, Exterior Entrance Cameras, and NoiseAware. NoiseAware is a smart home device that measures volume levels throughout the property, and allows Owner/Agent to respond to noise nuisances immediately. NoiseAware is privacy compliant and does not record conversations. There are no cameras inside the home.
LIABILITY
By agreeing to these Terms & Conditions, as acknowledged by continuing with the booking and confirming Guest has read, understood and Agrees to the Additional Rules, Guest waives, discharges and agrees to hold harmless Owner/Agent from all damages or injuries arising from or related to Guest's stay at Property, including without limitation, any accidents or injury to Guest, Guest's visitors and associates, and loss of money, jewelry or valuables of any kind. Guest is responsible for keeping Guest's valuables safe at all times.No smokingNo parties or eventsCheck-in is anytime after 4:00 PM
If Property becomes unavailable for any reason, all monies will be returned in full to Guest, with no further liability to Owner. Owner will not be in breach of the terms of this Agreement if the cancellation by Owner is beyond reasonable control of Owner including and without limitation to a change in ownership of the Property, a damage/malfunction of equipment, disturbances of nearby properties, construction in or adjacent to the Property, labor disputes, Governmental regulations or controls, fire or other casualty, holdover tenants from a previous rental, inability to obtain materials or services, technical failure or difficulties, technical problems or interruptions with internet or TV, computer viruses, Acts of God, insurrection, terrorism or any other cause.
GUEST CANCELLATION
Cancellations made at least 30 days prior to your arrival will receive a full refund, less transaction fees if applicable.
Cancellations made at least 2 weeks before your arrival date will receive a 50% refund of the nightly rate, less transaction fees if applicable.
Cancellations within 2 weeks of arrival date are NON-REFUNDABLE.
