Enjoy this updated 2 bed/2 bath condo located in building C of the Tennis Villas that sleeps 6. Steps from the tennis and pickle ball courts and a 5-minute walk through the resort to the beach.

The primary bedroom has a queen size bed, TV, and full private bath. The second bedroom has 2 twin beds and flat screen TV. Second full bath, living room with pullout couch, flat screen TV, dining area and free Wi-Fi. The kitchen is completely stocked with dishes, silverware, pots, pans, coffee maker (regular brew & Keurig combo) and standard appliances. Air conditioning, cable/satellite, and complimentary starter toiletries.

Outside, there is a balcony with patio chairs and table that seats four - perfect for your morning cup of coffee. We have beach chairs, umbrella, boogie boards, cooler, and toys. The condo is located on the 2nd floor. It should be noted that there is not an elevator in any of the Tennis Villa buildings and there are coin-operated washers and dryers in the building at the tennis pro shop.

RESORT:
The Hilton Head Island Beach and Tennis Resort is located on Hilton Head Island Beach. The resort offers onsite Tennis & Pickle Ball Courts & Pro-Shop, along with two pools, Jamaica Joe'z Poolside Bar & Grill, Gators Pizza & Wings, CocoNutz Sports Bar with large screens for your sports entertainment, playground, catch-and-release fishing pond and, bike rentals onsite and charcoal grills. Just down the road from the resort (about 1/4 mile) you will find Adventure Cove Miniature Golf & Arcade.

NOTE: There is a HOA mandatory $30 parking fee during your stay for the first vehicle. Additional parking passes, if needed, are $30 per vehicle, per stay. Photo ID may be required when picking up your parking pass.

No pets are allowed (Resort policy).

No smoking/vaping in condo or on patio (Resort policy). Smoking/vaping is only allowed in designated areas.

Rental guests must be 25 years of age or older.

Guests must provide their own beach towels. Equipment for the tennis and pickleball courts is available at the tennis pro shop.

There is a physical fitness gym on property. To obtain a card key for entry into the gym, visit the owner services office in the main building for a guest pass. The pass is free, however, a $20 deposit is required to ensure return of the pass.

Damages: It is the guest's responsibility to notify the Owner at the time of check-in if anything in the condo is broken. Photographic evidence is required. The renter assumes responsibility of condo at time of check-in through check-out. A claim for damages will be submitted to VRBO for resolution at check-out.

It should be noted that the condo is not child proof. Parents should take necessary precautions for the safety of their children. There is a pack and play located in the guest bedroom closet. It is the responsibility of the Guest to bring a small sheet and clean the pack and play before and after use. The owner does not guarantee a clean pack and play. The pack and play is not to be taken outside of the condo. There are also beach toys and buckets for use.

Getting around

The Breeze trolleys on Hilton Head Island are free for all passengers. The trolleys operate on a seasonal schedule, 7 days a week from 1 PM to 10 PM, and until Midnight on Fridays and Saturdays. Trolleys typically arrive at each stop approximately every 30 minutes. The trolley service is expected to operate every day mid-April through Labor Day. The address for The Hilton Head Beach and Tennis Resort is: 40 Folly Field Road, Hilton Head Island, South Carolina 29928. After you turn into the resort, you will enter the Convention Center building on the left before the security gate. Please proceed to Guest Services to pick up your issued parking pass. Place the parking pass in your front window on the driver’s side. You may then proceed to the security gate. After the security gate, you will turn right then immediately right again. Building C will be the second building on your left.. The unit is located in Building C. There are two entrances on opposite sides of the building. If you arrive after the convention center has closed, your parking pass will be at the security gate. A four digit code will allow access to condo. This is usually the last 4 digits of renters number provided at time of rental.

No pets

Sorry but the resort does not allow pets on the property, and we have severe allergies and strive to maintain a hypoallergenic home.

Minimum age limit for renters: 25

The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (Guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Owner's advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage Guests, no exceptions. This is not a party house.
Request and acceptance of this electronic booking implies your consent to the terms of the short-term rental contract.

House Rules

The HHIBT Resort only allows smoking/vaping in designated areas on the property. Smoking/vaping is not allowed in the building, in the unit or on the balcony.

Although events are not allowed in the residential buildings, the HHIBT Resort does have a convention center on property for special events. Call (843) 842-4402 for details.

If you are staying more than 28 days, there will be additional charges for cleanings and use of linens. One cleaning per month is required. Additional cleanings available upon request at an additional charge. Please contact me for details.

Damage: It is the Renters responsibility to notify the owners at time of check in if anything in the condo is damaged or broken. Photographic evidence is required. Otherwise, the Guest is assuming responsibility for the condo until check out. A claim for damages will be submitted to Houfy and/or your damage deposit will be retained by owner for resolution after check out.

Payment Policy

We require a digitally and/or hand signed rental agreement and copy of a government issued ID (that matches the reservation name and the credit card holder name) within 24 hours of booking. In order to book and hold your reservation, we must receive the deposit and signed rental contract. The deposit of (50%) of the rental total is due upon acceptance of this contract by the Owners. The remaining balance (outstanding 50%) of the rental total is due sixty (60) days prior to your arrival date.

Zelle is an acceptable form of payment which is a bank to bank transfer that does not carry extra fees. If paying by credit card, an additional 3.5% will be added to cover those costs.

Refundable Damage Deposit

A security deposit is collected in the event of damage, missing items or if excessive cleaning is required. The security deposit will be refunded within 14 days after check-out if Guest has followed all Rental/House Rules, there has been no damage to the property or its contents, and there is no need for additional cleaning due to Guests stay.

Cancellation Policy

More than 60 days before Check-in Date: Full refund of all deposits/payments.
30-60 days before Check-in Date: 90% refund.
14-29 days before Check-in Date: 50% refund.
13 days or less before Check-in Date: No refund*
Credit card processing fee of 3.5% will not be refunded.
There are no refunds for an early departure.

Resort parking fee, cleaning fees, and damage deposit are refundable if cancellation occurs prior to your arrival date.

Rescheduling Option: If it is more than 30 days before Check-in, a Guest needing to cancel their reservation may choose to reschedule their visit for other available dates. The full amount that Guest has already paid will be applied to the total cost of the new reservation (which will be calculated at listed rates for the new dates). The payment then becomes nonrefundable for those new dates.
